Renovation Diary Part II: Choosing the Right Architect for the Job

Our Renovation Diary series follows 6sqft writer Michelle Cohen as she takes on the challenge of transforming her historic Clinton Hill townhouse into a site-sensitive modern home. In Part I she shared her experience of defining a plan of action and getting started and this week she takes on the all important task of choosing an architect. One of the first steps in our renovation project was to hire an architect. The house is in a historic district, so we have to submit all alteration plans to the Landmarks Preservation Commission; we wanted to find someone who was very familiar with that process. We also wanted to find someone who was familiar with working on renovating old brownstones, and someone whose style we liked. Someone who comes with lots of good recommendations. And, not least of all, someone we could even close to afford. In our case he or she would be our main point person on the project, and, ostensibly, our advocate in any dispute that would occur later on.

An Architect’s Gift from the Jet Age: The TWA Flight Center at JFK International Airport

The TWA Flight Center at what is today John F. Kennedy International airport represents both the ephemeral and the ageless; our vulnerability at the end of the "American century" and the enduring beauty of inspired modern design. The work of mid-20th century Finnish-American architect Eero Saarinen, the historic terminal is among the city’s most beloved architectural treasures. It first opened in 1962, a year after the architect’s death, and Saarinen posthumously received the AIA Gold Medal award for the design in 1962. Despite its storied past and widespread reverence, since the demise of TWA and its subsequent purchase by American Airlines in 2001, the terminal’s iconic “head house” has remained eerily vacant, and its future continues to be a point of contention.

Renovation Diary: Defining a Dream, Assembling a Team

Our Renovation Diary series follows 6sqft writer Michelle Cohen as she takes on the challenge of transforming her historic Clinton Hill townhouse into a site-sensitive modern home. This week she shares her plans for the storied structure and the first big step she's taken to make her dream home a reality: assembling the professionals needed to make it happen. After two years of tireless searching, we finally took the big, scary step of buying an old townhouse on a leafy block in the Brooklyn neighborhood of Clinton Hill. We loved the house at first sight; but to understate matters a bit, it needs some work. It’s a fixer-upper, though far from a wreck. This renovation diary is an attempt to share what we learn over the next many months as this terrifying adventure unfolds, and let others learn from our mistakes!

Nobu, A Transforming Desk-Shelf Inspired by Vintage Carrycases

For many living in New York City, or other densely populated communities, space is considered a treasured resource not to be squandered. In these situations efficiency is key, which is why we welcome with open arms Nubo, the 2.0 version of the traditional wall shelf. The Flowerbox Building: A Sustainable Gem in a Storied Setting

Built in 2007, The Flowerbox condo building at 259 East Seventh Street, about mid-way between Avenues C and D, is considered by many to be one of the city’s most beautiful new developments–and definitely a neighborhood standout, featuring a vertical garden that waters itself. The building boom that started with the 21st century and has continued apace since the end of the most recent economic downturn has given Downtown Manhattan an impressive collection of starchitect-designed creations, complete with Sky Garages, Boxwood Mazes and plenty of glass curtain walls. Kleindeutschland: The History of the East Village’s Little Germany

Before there were sports bars and college dorms, there were bratwurst and shooting clubs. In 1855, New York had the third largest German-speaking population in the world, outside of Vienna and Berlin, and the majority of these immigrants settled in what is today the heart of the East Village. Known as "Little Germany" or Kleindeutschland (or Dutchtown by the Irish), the area comprised roughly 400 blocks, with Tompkins Square Park at the center. Avenue B was called German Broadway and was the main commercial artery of the neighborhood. Every building along the avenue followed a similar pattern--workshop in the basement, retail store on the first floor, and markets along the partly roofed sidewalk. Thousands of beer halls, oyster saloons, and grocery stores lined Avenue A, and the Bowery, the western terminus of Little Germany, was filled with theaters. The bustling neighborhood began to lose its German residents in the late nineteenth century when Jewish immigrants from Eastern Europe move in, and a horrific disaster in 1904 sealed the community's fate.

Coney Island Design: “Defending the Honor of American Pop Culture”

Coney Island is an entertainment destination in New York, with its beach and amusement park rides, but it is also a city center for weirdo culture and kitsch. The neighborhood's aesthetic has developed into something like an early 20th century carnival surrounded by '60s and '70s storefronts which may or may not be conscious of their dated designs. So the question is, how do you design a new building in a neighborhood which is so identified with an attractively shabby, authentically dated look? Buildings like the Coney Island Museum face that difficulty with each passing year.

City Kids: Why Parents Pick City Living Over the Suburbs

The 'American Dream' may have dominated the last few decades, causing a mass exodus to the suburbs, but today's families are reversing the trend and turning their attention back to the city. The reasons are many: An appreciation for cultural offerings, the camaraderie and creative cross-pollination of networks of colleagues, friends and family, the convenience of being able to walk or bike to school, work or child care without a long commute—just to name a few. Artists Who Converted Ink & Brush Factory into Their Own Masterpiece List it for $4.4M

By their very nature artists are visionaries blessed with an innate ability to create something out of nothing. Time and time again some of New York City’s most industrialized areas have seen rebirth as residential enclaves courtesy of these imaginative souls. Examples of such artist-led gentrification abound - think SoHo, Chelsea, and Williamsburg, to name a few. So it should come as no surprise that it was two artists who came to the rescue of this former ink and brush factory located at 459 Carroll Street in Carroll Gardens and gave it new life as a practical-yet-cutting-edge home. Stripped to its core in 2006, the four-story manufacturing building built in 1888 was completely renovated into two distinct condominium residences, one of which is now on the market for $4.4 million.

Bernie Madoff’s Infamous Upper East Side Penthouse Sells for $14.5M

The duplex penthouse at 133 East 64th Street on the Upper East Side, where Bernie Madoff notoriously was arrested by the feds and lived under house arrest, has just sold to Lawrence Benenson of Benenson Capital Partners for $14.5 million. Madoff  had lived in the home since 1984, but after the government seized it in 2008, it was picked up by toy mogul Alfred Kahn and his wife Patsy in 2010 for $8 million. Apparently, Mr. Kahn was superstitious of the "Madoff curse," but Patsy fell in love with the unit's terrace. They reportedly put the penthouse back on the market in August 2013 for $17.25 million, but reduced the price several times as well as filed for divorce.

Glass vs. Stone: An Epic Architecture Battle

Decisions, decisions...sometimes there's just far too many in New York City. Thai or Chinese takeout? Subway or bus? Central Park or the High Line? The list goes on. And one of the most grueling decisions we make as New Yorkers is where to live. From choosing a borough and neighborhood to deciding on a price point, it's quite the undertaking. But what about the most elementary component of the building in which we decide to live--it's material. To be more exact, glass or stone. Glass tower dwellers are often drawn to the floor-to-ceiling windows, panoramic views, and clean lines, whereas buyers of apartments in stone buildings prefer a more traditional feel, with pre-war-style layouts that provide great separation of spaces. Pee-Eww! Artist Kate McLean is Creating a ‘Smellmap’ of NYC

New York City stinks, yes, but this city of ours is rich in smells like no other. To document the odors that linger, excite and nauseate inhabitants, British multi-sensory artist Kate McLean and her army of sniffers are running around town with their noses to the wind—and deep in trashcans. McLean has so far mapped a block of Greenwich Village and her latest jaunt took her and her team out to Bedford Avenue, where she found the most offensive odor to be "the aroma of a marijuana joint". INTERVIEW: Karim Rashid on His Move into Architecture and Designing Colorful NYC Condos

You may not recognize Karim Rashid immediately, but odds are you have at least one of his designs in your home. A staunch believer that everyone deserves access to great design no matter what their budget (it's what he calls "designocrasy"), Karim has become one of the world's most celebrated designers having brought thousands of new ideas and innovations to the widest-possible audience. As such, Karim has won hundreds of international awards, including the prestigious Red Dot, and his work can be found in more than 20 permanent collections including those of the MoMA, Centre Pompidou, and SFMOMA. Karim also calls everyone from Umbra to Giorgio Armani, Kenzo, Alessi, Artemide and Veuve Clicquot as his clients, and Time magazine once described him as the "most famous industrial designer in all the Americas". Clearly having conquered the industrial design realm, Karim recently turned his creative eye to architecture. We recently caught up with the designer cum architect to talk about the evolution of his career and the three eye-popping HAP condos he's now got under construction for New York City. REVEALED: $210 Million Upgrade for Grand Central’s Subway Station As Part of One Vanderbilt Tower

As part of a five-year, $210 million plan to significantly upgrade Grand Central's subway station, developer SL Green hopes to install new staircases to the train platforms, two new street-level entrances and a refurbished mezzanine level, and a 4,000-square-foot ground-level commuter waiting area. The improvements were conceived in conjunction with the MTA and the de Blasio administration earlier this year as the first component of the Midtown East Rezoning project. The transit upgrades must all be completed before tenants can occupy One Vanderbilt (planned for completion in January 2020), SL Green's new 65-story office tower planned for the entire block west of Grand Central and north of East 42nd Street. Designed by Kohn Pederson Fox, the tower will be the second-tallest building in the city when completed.

Katz’s Deli Co-Owner Jake Dell Nabs $1.9 Million Greenwich Village Pad

The Lower East Side's iconic Katz's Deli was the talk of the town recently when it came to light that the neighborhood institution had sold its air rights. It's speculated that a parcel of adjacent buildings will be demolished to make way for a new cantilevered building. Jake Dell, the third-generation co-owner of the 126-year-old pastrami mainstay, has been quoted as saying that the sale will not affect the deli in any way, though he didn't cite specifics of the deal. But regardless of the details, it looks like Dell made out pretty well for himself, as he's just scooped up a $1,899,000 apartment at 808 Broadway in the heart of Greenwich Village. Just a short walk from Katz's, his new pad is described as a "Park Avenue-inspired home."

Coffee Culture: Are Neighborhood Cafes the First Sign of Gentrification?

From “coffices” to lab-like minimalist gourmet coffee meccas to cozy neighborhood hangouts, neighborhood cafes are a fine example of the essential “third place” mentioned in discussions of community dynamics: that place, neither work nor home, where regulars gather and everyone’s welcome. Along with yoga studios, art galleries, community gardens, vintage clothing shops, restaurants with pedigreed owners and adventurous menus and, some say, a change in the offerings on local grocery shelves, cafes are often the earliest sign of neighborhood change. The neighborhood cafe serves as a testing ground for community cohesiveness while adventurous entrepreneurs test the still-unfamiliar waters around them. Beyond the literal gesture of offering sustenance, cafes provide a place where you can actually see who your neighbors are and appreciate the fact that at least some of them are willing to make an investment locally.

Frank Lloyd Wright Designs Destined for NYC But Never Built

Many wonder why such a prolific and famous architect as Frank Lloyd Wright didn't have more buildings in New York City. It's safe to say he wasn't a huge fan of urban density, but how could one possibly create something as iconic as the Guggenheim's spirals without getting any other work in the city? As we showed in a previous post, two Wright designs have actually been demolished. Now, we will look at the two buildings Wright intended for the New York area which were never fully realized—at least, not in Manhattan.

INTERVIEW: Andrew Berman, Executive Director of the Greenwich Village Society for Historic Preservation

There's been a lot of controversy around preservation in New York City as of late, and through it all, the Greenwich Village Society for Historic Preservation (GVSHP) seems to always make its voice heard. From debunking myths about affordable housing and historic districts to advocating for the Village's next great landmark, GVSHP remains on the front lines of the field. Founded in 1980 to preserve the architectural heritage and cultural history of the Village, the organization now includes the East Village, South Village, Far West Village, Noho, and Meatpacking District in its purview. Part of the reason for GVSHP's expansion stems from the tireless efforts of its longtime Executive Director, Andrew Berman. Since 2002, he has overseen the research, educational programming, and advocacy of one of the city's leading preservation nonprofits. We recently sat down with Andrew to learn more about his views on the current state of preservation in the city and where he hopes to take GVSHP in the future.

REVEALED: 125 Greenwich Street Will Rival One WTC and Become Downtown’s Tallest Residential Tower

The latest in the world of New York City supertalls comes to us from New York YIMBY, who has revealed renderings for the Rafael Viñoly-designed 125 Greenwich Street. At 1,356 feet, it will become Downtown's tallest residential tower, the first to rival the 57th Street skyscrapers like Extell's planned Nordstrom Tower, which will rise 1,479 feet. It will also be just 12 feet shy of One World Trade Center's roof, making it the second tallest skyscraper in the Financial District.

Meg Ryan Snags Hank Azaria’s Spacious Soho Loft for $8M

End of summer celebrity moves abound, and this latest closing sees Meg Ryan scooping up a gorgeous Soho pad from Hank Azaria for $8 million. The full-floor, 4,000 square foot loft at celebrity (and misfit) favorite 84 Mercer Street has previously been featured in Elle Decor and boasts three spacious bedrooms, three bathrooms, a media room, a bright and airy 50-foot atrium hall, a key-lock elevator, and a private gym—amongst many other luxuries. Azaria himself gave up downtown living back in May when he moved his family into a more cozy and quiet $9.2 million Central Park West pad.
