Designer Zac Posen snags an elegant Upper East Side penthouse for $3.5M

Zac Posen may love taking fashion risks, but when it comes to real estate, it's all about the classics. The designer and "Project Runway" judge has just poured $3.5 million into an elegant Upper East Side penthouse, LL NYC shares. The duplex spread sits atop an Emory Roth-designed prewar at 210 East 73rd Street and comes steeped in ornate details like hand-painted ceilings, an iron staircase and a Chesney marble mantle. While the current decor is most certainly in need of a modern facelift, Posen will have plenty of space to flex his creative prowess. Oscar-winning director Kathryn Bigelow lists Tribeca condo for $2.9M

In March 2015, Kathryn Bigelow (who in 2010 became the first woman to win the Academy Award for Best Director for her work on "The Hurt Locker" and subsequently gained more acclaim for "Zero Dark Thirty") bought a $3.03 million condo in Tribeca, but she's now decided to part ways with it. The Observer reports that Bigelow just listed the full-floor spread at 449 Washington Street for $2,895,000, meaning she'll likely take a slight loss on the property.

‘True Blood’ star Alexander Skarsgård eyes East Village synagogue penthouse

Swedish actor Alexander Skarsgård, of "True Blood" and "Tarzan" fame, may be sinking his teeth into a swanky new East Village pad. The Post reports that he was seen checking out the duplex penthouse at 415 East 6th Street, the Meseritz Synagogue condo conversion. The apartment isn't publicly on the market, but it's still vacant and was last listed for $4.39 million.

Live like ‘Doctor Strange,’ Flatiron penthouse at 21W20 hits the market for $13.5M

Since being released last month, Marvel's "Doctor Strange" has grossed over $635 million worldwide, centering on the alternate dimension of an egotistical surgeon turned wizard, played by Benedict Cumberbatch. A few key scenes are filmed in Dr. Stephen Strange's spectacular Flatiron loft; the fictional abode would lie just west of Broadway and directly south of the Flatiron Building on 23rd Street. Coincidentally, a palatial and similarly-situated residence has just been released at Gale International's boutique condominium development 21W20. The full-floor unit, known as Penthouse One, boasts 4,841 square feet of interior space and 541 square feet of outdoor terraces and is just one of two remaining homes at the 13-unit project comprised of four penthouses designed by Beyer Blinder Belle.

Condos at 432 Park selling at an average discount of 10 percent

432 Park Avenue may be the tallest residential building in the western hemisphere and home to the most expensive apartment closing this year, but throughout 2016, the tower's ultra-luxury condos were selling at an average discount of 10 percent, according to an analysis by appraiser Miller Samuel Inc. for Bloomberg. And a recent transaction saw an even greater price cut; Lewis Sanders, founder and CEO of Sanders Capital and former CEO of AllianceBernstein, bought an 88th floor penthouse for $60.9 million, 20 percent less than its $76.5 asking price.

Apply for 195 affordable units in Long Island City’s glitzy new rental tower The Hayden, from $913/month

Rockrose Development's newest Long Island City rental The Hayden commenced its affordable housing lottery earlier this November. As first reported by Court Square Blog, the massive 50-story, 924-unit, amenity-filled complex at 43-25 Hunter Street will deliver 195 below-market units to the western Queens neighborhood when it opens sometime in 2017. The subsidized units are earmarked for households who earn no more than 60 percent of the area median income, and according to the building's official lottery webpage, range from $913/month studios to $1,183/month two-bedrooms.

The Halston House, a former party spot of Andy Warhol, gets a price chop to $28M

A piece of New York City history has become (just slightly) more affordable to own yourself. The mid-century home at 101 East 63rd Street on the Upper East Side, known as the Halston House, is one of only three residences in Manhattan designed by famed architect Paul Rudolph. Not only is the architecture iconic, but after designer Halston moved in in 1974, he spent the next 15 years hosting parties attended by the likes of Andy Warhol, Liza Minnelli and Bianca Jagger. The former carriage house turned party destination turned luxury residence first hit the market for $40 million last year when it was said that contemporary art dealer Jeffrey Deitch was “angling” to make a deal. It must not have worked out, because it's back on the market at a discount, asking $28 million.

NYPL reveals first image for its $200M Mid-Manhattan Library renovation

Hot on the heels of wrapping a major renovation and hosting an epic reopening for the Rose Reading Room at their flagship Stephen A. Schwarzman Building, the NYPL is now moving forward with another mammoth revamp on its Mid-Manhattan Library. Last September, the library revealed that Dutch architecture firm Mecanoo had been tasked with the $300 million overhaul of both the flagship and the Mid-Manhattan branch at Fifth Avenue and 40th Street. And now, the NYPL is offering us our first look at the latter, a project they are calling a "state-of-the-art library that will serve as both a model and catalyst for a rejuvenated library system."

Home aroma: Signature scents are the newest NYC building amenity

Something is in the air at luxury apartment buildings looking for new ways to charm residents. The idea of “aromatizing” building common spaces to entice buyers and renters with seductive scents is gaining popularity among developers, according to The New York Times. A growing number of the city's rental and condo buildings have begun to infuse their halls with fragrance via building ductwork or standalone scent machines. With any luck, the result will be something far, far away from the smell of your subway stop in August.

News at starchitect Jean Nouvel's condominium MoMA Tower (officially called 53W53) has been relatively quiet since units hit the market just over a year ago. But CityRealty brings us an update from the Billionaires' Row construction site, where the 1,050-foot-tall, tapered tower is currently getting the first of its intricate, diagrid skin, which the architect once said will resemble blood running the veins with its nighttime lighting.

Just six months after listing their Soho pad at 112 Greene Street, Adam Levine and Behati Prinsloo have made a sale. As The Post first reports, the sexy pair has sold their sprawling floor-through apartment to shoe designer Nick Lucio for an impressive $5.4 million—a number just shy of their original $5.5 million asking price, but still nearly $1 million more than what they originally paid for the home in 2014. This good news also comes bundled with a bundle of joy, as the couple also welcomed their first baby, Dusty Rose, into the world just two weeks ago.

Rande Gerber and Cindy Crawford to be George Clooney’s neighbor at Norman Foster’s Midtown tower

Rande Gerber and wife Cindy Crawford have purchased the apartment just upstairs from George and Amal Clooney's at the Norman Foster-designed One Hundred East Fifty Third Street, according to Page Six. As 6sqft recently reported, the Clooneys just scooped up a high-floor (though not the $65 million penthouse they reportedly viewed) apartment at the glassy tower. Longtime pals Clooney and Gerber recently sold their matched pair of adjoining Mexican villas, christened Casamigos–the same name as the duo's tequila brand, which is reportedly expanding its presence in New York City.

Cynthia Nixon expands downtown real estate holdings with $1.5M East Village co-op

Earlier this morning, 6sqft reported that "Grey's Anatomy" actor Justin Chambers had spent $1.54 million on a rather bland East Village loft in Ageloff Tower at 172 East 4th Street. Interestingly, another big-name television star has also picked up a residence at Ageloff, this time at its sister building at 141 East 3rd Street. LLNYC reports that "Sex and the City" actress Cynthia Nixon is listed on property records for a similarly unassuming apartment that sold for $1.49 million. The buyers are Nixon and her wife Christine Marinoni and another couple, their friends Michael Growler and William Bowers (Growler worked as a dresser for the "Sex and the City" movies). Based on the joint ownership, and the fact that Nixon has owned a $3.25 million residence at 10 Bleecker Street since 2012, it's likely that this is more of an investment.

The Clooneys are moving to Midtown. Sources tell the Post that the power couple has just purchased an apartment at the glassy Norman Foster-designed One Hundred East Fifty Third Street. The pair had apparently toured the $65 million, two-floor penthouse but ultimately opted for something a bit more modest on a lower but still high floor.
