Patriotic composer John Philip Sousa’s former Long Island mansion seeks a reduced $9M

Overlooking Manhasset Bay in Sands Point, Long Island the six-bedroom mansion at 12 Hicks Lane—otherwise known as Wild Bank—was home to “American March King” John Philip Sousa in the latter part of his life, from 1915 to 1932. By then, he had already written his most beloved marches, including Stars and Stripes Forever (the national march of the United States) and Semper Fidelis (the march of the United States Marine Corps). Like many of New York City’s elite at the time, he found an idyllic retreat on Long Island’s North Shore and lived in the home until his death at 77. The sprawling property was added to the National Register of Historic Places in 1966 but remained a private residence. On the market for exactly one year, the 2.6-acre estate has received several price chops before settling on its current asking price of $8.995 million.

New York City-based architectural salvage dealer The Demolition Depot has announced that numerous treasures that make up the historic interiors from two Upper East Side mansions--set to be demolished for a condo development-- will be available for sale, by appointment on a first come first served basis. A trove of original architectural ornaments is being offered by the dealer, including "magnificent complete paneled rooms, finely carved marble mantels, elegant stair railings in iron or carved wood, leaded glass windows, parquet flooring, and so on."

New mansion tax will raise $365M for the MTA

New York's 2020 budget was revealed this weekend; among many other items, the proposed "pied-à-terre tax" went away, but a progressive "mansion tax,"–a one-time tax on properties valued from $1 million to $25 million or more–and an attendant transfer tax when those properties sell–will reportedly raise $365 million, according to The Real Deal. The money will head straight to the MTA. The new tax will top out at 4.15 percent.

Why Ken Griffin’s $238M condo is taxed like it’s worth $9.4 million

We've heard it before, but it's always a shock to hear about how the city’s tax system undervalues big-ticket apartments in expensive neighborhoods. The Wall Street Journal reports that the effective tax rate on billionaire hedge funder Ken Griffin’s sky mansion at 220 Central Park South comes out to about 0.22 percent–compared with about one percent in the city's less affluent neighborhoods. The reasoning behind this is tied to a complicated city property tax system that assesses all co-ops and condos as if they were rental properties. Rental income at nearby buildings is assessed in order to estimate a condo's value.

$16M Upper West Side mansion with NYC’s third-largest ballroom will also accept bitcoin

This 10,720-square-foot, 32-foot-wide mansion with Riverside Park as a backyard and river views was built in 1879 as part of the Upper West Side's "gold coast." When hedge fund manager Roy Niederhoffer purchased the home for $12.9 million in 2013, it had been split up into multiple units. Niederhoffer restored the six-story home to its original mansion-style glory and is now selling the home for just under $16 million. The grand home at 40 Riverside Drive is possessed of the city's third largest ballroom in a private house, and as Bloomberg reports, the seller is accepting bitcoin, as he's a fan of the cryptocurrency.

1940s Upper East Side Modernist mansion gets a price chop to $35M

Storied Philip Johnson house in New Canaan, CT asks $7.7M, including plans for a modern mansion

The stories behind some of New Canaan, Connecticut's treasure trove of modernist homes have been less than uplifting. In addition to Philip Johnson's famous Glass House, the wealthy enclave boasts dozens of homes by Johnson and his colleagues known as the Harvard Five. An ongoing battle simmers between some of the town's wealthy residents who favor sprawling McMansions and a passionate contingent of modern architecture fans. At least 20 of the homes, built in the 1940s, '50s and '60s–have been torn down, usually to build larger houses on the property. One embattled example is a lesser-known Johnson house known as the Alice Ball House. The 1,700-square-foot home, built in 1953, has been referred to as a "livable version of the Glass House." And it's now for sale for $7.7 million–along with approved plans by the current owner, an architect who has envisioned a companion property on a much grander scale, including an indoor pool and a massive skylit underground garage.

Historic Bed-Stuy mansion smashes neighborhood record with $6.3M sale

Bedford-Stuyvesant's most expensive home has sold for $6.3 million, setting a record price for the neighborhood and sending a message that rising property prices are making their way further into Brooklyn, according to the Wall Street Journal. At nearly twice the previous record sale of $3.3 million in 2017, the Renaissance Revival-style John C. Kelley mansion at 247 Hancock Street is the most expensive single-family house ever sold in Bed-Stuy. The 8,000-square-foot, 10-bedroom townhouse was built in 1887 for water-meter magnate John Kelley, designed by noted architect Montrose Morris and modeled after a Gilded Age Vanderbilt mansion along Fifth Avenue.

After five years and a $20M discount, outrageous Mill Basin mansion finds a buyer

Apparently, 257 feet of waterfront, two boat slips, a 1,000-square-foot pool, a “circular meditation room,” and an outdoor pavilion/kitchen with seating for 40 was not enough to make this over-the-top Mill Basin mansion a hot seller.
