New Renderings of 435 West 19th Street, Condo with Private Pools and a Sky Garage

Work has begun on on Six Sigma's upcoming condo at 435 West 19th Street, and the head-to-toe renovation/addition of the 1924 building seems intent on housing all the most outrageous frills of recent West Chelsea builds under a single roof. Boutique design-and-build firm Six Sigma acquired the 20,000-square-foot office building, once home to the photography studios and sound-stages of CityStage, for $21 million in August 2014. According to the developer's website, Pei Partnership, a firm founded by the sons of renowned Chinese architect I.M. Pei, is crafting the design. Pei Partnership, not to be confused with Pei Cobb Freed & Partners, was also the designers of The Centurion, the Midtown condo lavishly clad in a cascade of Burgundy limestone.

Weekend House in the Berkshires is Part Glass House, Part Japanese Kimono

Prior to starting his own firm, architect David Jay Weiner worked in Tokyo under Arata Isozaki, who is known for infusing Eastern influences into his modernist structures. He also spent time in the New York offices of James Stewart Polshek and Partners and John Burgee Architects with Philip Johnson. So it's no wonder that his award-winning Weekend House in Stephentown, New York fuses the principles of a Japanese kimono with the simplistic transparency of Johnson's Glass House. The small house (1,200 square feet to be exact) overlooking the Berkshire Hills was designed for a Japenese client as an escape from the hustle and bustle of city life.

Brand New Photos for Bay Ridge’s Gingerbread House, Now Back on the Market for $11M

Bay Ridge's infamous Gingerbread House at 8220 Narrows Avenue is making headlines again. The incredible freestanding home is back on the market after a few different attempts to sell. As Curbed pointed out, the Arts and Crafts home was first asking $12 million in 2009, then the price was lowered a few times, then it was put on the rental market for $26,000 a month. (The broker tells us that it's only officially been on the market for around two years over a six-year period while the owners did renovations.) Now it's back again with brand new photos showing off its extravagant interior, alongside a price tag of $10.999 million. As the broker told us, "The overall market in Brooklyn is strong, particularly in Bay Ridge, which has become the new hot spot as buyers move south - this is an ideal time to put the house back on the market." We got our hands on the previously-unpublished new images, so take a look and decide if this is finally the time this special house will sell.

Renderings Revealed of Helpern Architects’ Times Square Hotel for ‘Fashion-Alert Urban Millennials’

Here's our first look at a four-star, 290-room hotel set to rise just south of Times Square at 252 West 40th Street. Developed by OTO Development, the 20-story, 147,000-square-foot hotel will be the South Carolina-based company's third venture in the city. The 230-foot-tall midrise will be designed by Helpern Architects. According to their website, "the project is targeted to cosmopolitan, fashion-alert urban millennials and is expected to set a new standard and trend for the independent business traveler."

Why Are the Mean Streets of Queens Numbered the Way They Are?

It's easy to tell if you're dealing with a Queens address–there's the hyphenated street number and the variety of numbered thoroughfare names (Street, Place, Road, Avenue, Lane, Terrace). The really hard part, however, is actually getting to that address in Queens, especially if you're a resident from another borough to whom it feels like trying to maneuver your way in another country where you don't know the language. But instead of continuing to find ourselves lost, we decided to get to the bottom of this complicated system. Prior to the consolidation of New York City in 1898, what is now known as the borough of Queens was only a hodgepodge of unconnected towns, each of which had its own road system and addresses. Once the towns were combined into one borough, having multiple road systems was becoming a hindrance to fast-growing Queens. So by 1911, the borough hired engineer Charles U. Powell to replace the old systems with a carefully planned grid system.

Art Nerd New York’s Top Event Picks for the Weekend, 7/16-7/19

With the wonderful warm weather we're experiencing right now, there's really no excuse for not getting out of the house (and especially the office) and enjoying a night on the town. This week I've rounded up a flurry of indoor and outdoor events that will satiate your art sensibilities, film fancies, your need to groove, and your stomach! Start the week's end off right tonight by heading to two shows featuring work from art world up-and-comers and photos zooming in on our dystopian future. Then follow that up by chowing down on barbecue at Adam Shopkorn's new food and art cultural hub—which happens to have found a fascinating home in an 1849 Greek Revival row house. On Friday, take in some bites, beverages and movie at the newly revamped South Street Seaport. On Saturday, put your dancing shoes on for an epic party at MoMA PS1 under the COSMO pavilion. And then use Sunday to chill out by fixing your gaze on Annika Connor's lush, romantic paintings, or by taking the fam and some friends over to the Rubin Museum's annual block party.

SCDA’s Switchback Skyscraper Launches Teaser Site and Clears Its Midtown East Lot

Last November, 6sqft brought you news that a 29-unit boutique condominium would rise at the edge of Billionaires' Row, in that somewhat ambiguous zone occupied by Bloomingdale's and Bloomberg LLP. Now, the high-end development's teaser site has launched, which showcases a handful of images of the tower's common spaces, and we took a trip to the site to get a first look at the construction progress. Just last month, the two 4- and 6-story office buildings occupying the site at 116-118 East 59th Street were cleared, and recent Department of Buildings filings reveal that the envisioned $330 million tower will stand exactly 500 feet tall, making it spot-on-the-mark of what we (and other bean-counters) officially deem a skyscraper.

The MTA May Revive the W Train Line

Rumor has it that the W train may be returning from the dead. According to AM NY, the MTA is in talks with both public officials and rider advocates to bring the train back to service once the Q train is diverged to the Upper East Side to the new Second Avenue line in December 2016. Restoring the old line would prevent disrupting subway service in Astoria, an area with thousands of daily strap-hangers and only a few subways to choose from. The MTA hasn't made any official announcements on the matter thus far, but with the opening of the Second Avenue Subway line rapidly approaching, they are said to be seriously mulling it over.

Upper East Side Townhouse With Chanel-Inspired Bathroom Asks $26 Million

Where to begin with this Upper East Side townhouse at 18 East 69th Street? There's the Chanel-inspired bathrooms, an impressive variety of wallpaper, and a bathtub in a bedroom. There's the sheer size of the property, which holds a two-story retail space, a penthouse apartment, and another duplex. Then, of course, there's the price, which comes in at $26 million. It's hard to keep track of everything going on at this property, but one thing's for sure–we've never seen anything like it before.

Park Slope Brownstone Has the Perfect Yard for Summer

Talk about a garden to die for. This Park Slope brownstone at 121 Lincoln Place has a backyard we wish we could camp out in this summer. The "private, lush, botanical landscaped garden," as the listing calls it, impressively extends over 86 feet. There's a shade garden in the back and a sun garden in the middle, not to mention two separate patios. As for the greenery, you've got roses, hydrangeas, honeysuckle, a rhododendron, azaleas, lilies, evergreen shrubs, a cypress, hemlock and more. Is the outdoor space enough to sell you on this home? West Chelsea’s Tallest Tower Rises and Finally Reveals Itself

Residential construction along the High Line continues at full steam as a rash of activity along the park's northern extents rises higher and larger than earlier developments farther south. To provide a gradual transition from mid-rise West Chelsea to the enormous skyscrapers planned for the Far West Side, the Bloomberg administration in 2005 allowed more generous zoning between West 28th and 30th streets along Tenth and Eleventh avenues. Earlier this week Curbed, via ILNY's Flickr photostream, gave us our first look at West Chelsea's future tallest structure, a 425-foot rental tower at 319 Tenth Avenue that is part of a trio of buildings being developed by Long Island-based Lalezarian Properties.

New Yorker Spotlight: Doug Steinberg Keeps the Doors Open at 110-Year-Old New York Central Art Supply

In 1905, Benjamin Steinberg opened up a store on Third Avenue between 10th and 11th Streets. Little did he know then that one day artists like Willem de Kooning would walk through its doors. For the last 110 years, New York Central Art Supply has served the needs of New York's amateur and professional artists. Three generations of the Steinberg family have supplied paper, paints, brushes, and canvases to everyone from first-year art students to Keith Haring. And over the last year, Doug Steinberg, Benjamin's great-grandson, has taken a more active role at New York Central, planning for the store's future. While Doug never formally joined the family business (he currently owns and runs his own company), New York Central has been a constant in his life. He says he's worked there "on and off since I was born," and has a deep appreciation for what his great-grandfather started and his father Steve grew in the '60s and '70s. We recently spoke with Doug to learn about New York Central's rich history, why so many well-known artists purchased and continue to purchase supplies here, and how the store is preparing for its 21st century evolution.

This Wrecked, Landmarked Townhouse in Fort Greene Is Asking $2 Million

Before NYC’s Slave Market, Freedmen from Africa Were Allowed to Own Farmland

A stranger on horseback in 1650 riding up a road in Manhattan might have noticed black men working farmland near the Hudson River. It was not an unusual sight, and if he remarked on it at all to himself, he would have thought they were simply slaves working their masters' land. But no–these were freedmen working land they personally owned and had owned for six years. It was land in what is now the Far West Village and it had been granted to eleven enslaved men along with their freedom in 1644. In 1626, the year Manhattan was formally settled by the Dutch, these eleven African men had been rounded up in Angola and Congo and shipped to the New World to work as slaves clearing land and building fortifications. We know they were from there because the manifests of Dutch ships list them with names such as Emmanuel Angola and Simon Congo. Another of the eleven was named Willem Anthonys Portugies, suggesting that he may have been bought and sold in Portugal before reaching his final destination in New Amsterdam.

Katie Holmes and Suri Renting a $25,000 Penthouse in Chelsea

Katie Holmes loves Chelsea. The Post reports that the actress has taken up residence in a sparkling new penthouse at 201 West 17th Street, paying $25,000 a month for the luxurious digs. Back in 2012, Holmes and daughter Suri called a $12,500-a-month rental at the Chelsea Mercantile their refuge while the actress took steps towards divorcing then-husband Tom Cruise. Although Holmes' new penthouse doesn't come with a secret entrance to Whole Foods, the picture perfect pad definitely makes up for the lack of organics with its stunning views and ample outdoor space.

New Yorker Spotlight: Inhabitat’s Jill Fehrenbacher on Raising Two Kids on the Lower East Side

When you think about family-friendly neighborhoods, the last one to come to mind is probably the Lower East Side. But Inhabitat.com's Jill Fehrenbacher is here to tell you that this downtown stretch is more than just a breeding ground for bros and getting bombed. A LES resident for more than a decade, Jill moved into the area looking for cheap rents as a student but has stuck around to see it transform into both a cultural destination and a diverse community-driven neighborhood fueled by much more than just a bar scene. Ahead, Jill shares her thoughts on what makes this neighborhood such a special one for raising kids (she's got two boys of her own) and her NYC success story of hitting it big as the founder of one of the world's most visited design websites.
