City releases Bushwick rezoning proposal

The city unveiled on Tuesday its proposal to rezone Bushwick, five years after local residents and officials called on the Department of City Planning to study the growing out-of-context development in the neighborhood. The Bushwick Neighborhood Plan calls for creating and preserving affordable homes, improving public park space, protecting historic buildings, and supporting small businesses. The plan covers 300 blocks, bordered by Broadway to the south, Cypress Avenue to the north, Flushing Avenue to the west, and Trinity and Broadway Junction to the east.

City’s plans for Soho and Noho may include rezoning and removal of Artist In Residence law

The Department of City Planning, Manhattan Borough President Gale Brewer and City Council Member Margaret Chin announced today the launch of a six-month public engagement process addressing the future of NYC's Soho and Noho neighborhoods. The series of public meetings and consultation with local stakeholders are an early phase in outlining a vision for the future of those neighborhoods; the city's plans include updating what many consider outdated zoning laws, including the removal of rarely-enforced restrictions on ground floor retail tenancy and Soho's Artist In Residence law.

McNally Jackson bookstore announces move after 136% rent hike

As one of New York City's finest all-around independent bookstores, McNally Jackson booksellers on Prince Street is a literary standby for the latest bestsellers as well as thought-provoking political non-fiction, art books, cards, magazines, readings and more. Though the shop occupies a spot on one of the city's most highly-trafficked "High Streets," it has endured for 15 years, long enough to be taken for granted. But that would, of course, be a mistake in the city's current environment of empty storefronts in high rent neighborhoods because only Amazon can afford the rent. And right about the time Amazon has opened a storefront in Soho, the beloved bookseller is moving out after the rent was raised to $850,000--a 136% increase. Fear not, the owner is opening again in a new location, but unlike other, less gutsy mom-and-pop proprietors, she has no fear of being very vocal about the issue, Fox5 NY reports.

New coalition forms to push for LaGuardia AirTrain

More than a dozen organizations have joined together to form A Better Way to LGA in support of Governor Andrew Cuomo’s proposed AirTrain to LaGuardia Airport (AirTrain LGA). Comprised of community members, economic development groups, transportation advocates, unionized labor, civic stakeholders, and local business leader, the coalition beleives that it is essential to create a viable transit alternative for LaGuardia Airport travelers and workers. The coalition is co-chaired by the Queens Chamber of Commerce, the Association for a Better New York, and the New York Building Congress. The group emphasized in a press release announcing their launch that LaGuardia is the only major East Coast airport without a direct rail connection, despite the fact that LaGuardia Airport is currently undergoing an $8 billion complete renovation.

Could affordable housing plans for Willets Point be scrapped for airport construction parking?

The city and developers have filed preliminary plans to pave a 6.5 acre stretch of city land for 665 parking spots, Crains reports. The economic development site within the industrial neighborhood of Willets Point, in Corona, Queens also known as the Iron Triangle was slated for a cleanup of its toxic soil and the creation of affordable and senior housing, plans which resulted in the demolition of a cluster of small businesses.

New plans unveiled for creative and industrial office space in Greenpoint

Simon Baron Development has announced plans for a seven-story office building at 12 Franklin Street on the Greenpoint/North Williamsburg border. The project, designed by FXCollaborative, will rise in an area bristling with residential development, dining and entertainment choices but with a shortage, according to the developer, of Class A office space geared toward small businesses. The building's 134,000 square feet of office, retail and rooftop amenity space will include 23,000 square feet of manufacturing space–the building's design was intended to reinforce the industrial character of the neighborhood. The project is scheduled for public review today.

Where I Work: The team behind Black Seed Bagels shows off their new Nomad shop

6sqft’s series “Where I Work” takes us into the studios, offices, and businesses of New Yorkers across the city. In this installment, we’re going inside Black Seed Bagels' new Nomad location. Want to see your business featured here? Get in touch! "We founded Black Seed with the goal of bringing extremely well-made bagels, bagel sandwiches, and coffee to everyone," said co-owner Noah Bernamoff. After he and Matt Kliegman met through a mutual friend while running separate restaurants (Matt, The Smile and the Jane Hotel ballroom and Noah, Mile End Delicatessen), they decided to open their first location of Black Seed Bagels in Nolita in 2014. The Montreal-meets-New York-style bagels became an instant foodie hit, and the partners now have locations in the East Village, Battery Park City, and, as of this week, Nomad. 6sqft paid Noah a visit at their latest location in the trendy Ace Hotel and chatted with him about Black Seed's journey. We also met with head baker Dianna Daoheung, who developed the shop's unique hand-rolled, wood-fired bagels (which garnered her a James Beard nomination) and expanded the menu to include sandwich collaborations with fellow NYC restaurants and chefs.

Bodegas in gentrifying NYC neighborhoods get exterior upgrades under new program

As neighborhoods in New York City continue to change, bodegas are having to update their inventory. While chips and cigarettes are still corner-store fixtures, owners are selling more fresh fruit and vegetables and organic products to keep up with the shift in consumer demographics. Coinciding with the updated interiors, the exteriors of some NYC bodegas are getting upgrades as well, thanks to a new pilot program from the city. The program, "Commercial Corridor Challenge," aims to help fund public realm improvements for local businesses to keep them competitive amid gentrification, the Wall Street Journal reported.

59-block Inwood rezoning vote draws protests from residents who fear its character will be lost

On Wednesday the City Council approved a rezoning plan for a 59-block section of Inwood, a neighbhorhood often referred to as the "last affordable neighborhood in Manhattan," the New York Times reports. The plan was approved last week by the city's zoning subcommittee and the Land Use Committee. The Inwood rezoning is part of Mayor Bill de Blasio’s plan to rezone neighborhoods across the city as part of the push to create and preserve 300,000 affordable housing units by his goal date of 2026. Inwood is the fifth neighborhood–including the also-controversial East New York and East Harlem–to be approved for rezoning under the plan.

21-story Union Square tech hub gets green light from City Council despite community concerns

The New York City Council voted Wednesday to approve plans to build a new tech hub on city-owned land at 124 East 14th Street near Union Square. As Crain's reported, last Thursday the building received the go-ahead from the zoning subcommittee that was reviewing the development of the 21-story building that supporters expect will be a resource for the "tech-for-good" community and provide jobs for lower-income workers. The project is being developed jointly by the city's Economic Development Corp. and developer RAL Development Service; it is expected to open in 2020. The proposed tech center, which the mayor hopes will nurture budding entrepreneurs in the technology field and bring over 600 jobs to New Yorkers, is planned at the site of a P.C. Richard & Son store, in an area already filled with new developments with more on the way.

Governor Cuomo announces plans for NYC’s next ‘food hall’ at LaGuardia Airport

Shake Shack, Irving Farm coffee, La Chula taqueria--these sound like your typical food hall staples, but this time they're not in a Brooklyn warehouse or a trendy new building, but in LaGuardia Airport. Governor Cuomo announced today the lineup of in-state food purveyors for Terminal B, which will open in phases starting later this year as part of his massive $8 billion overhaul of LaGuardia. When complete, the entire new airport will have a total of 50 new restaurants, shops, and services, many of which will be local small businesses.

See photos from Karla and James Murray’s ‘Storefront’ project on NYC’s mom and pop stores

6sqft has been closely following the progress of photographers James and Karla Murray‘s Seward Park art installation “Mom-and-Pops of the LES,” featuring four nearly life-size images of Lower East Side business that have mostly disappeared. The pair, who have spent the last decade chronicling the place of small neighborhood businesses in 21st century New York City, was chosen for the public art project by Art in the Parks UNIQLO Park Expressions Grant Program and ran a wildly successful Kickstarter campaign to raise funds for the wood-frame structure’s build out. James and Karla will be having a free public exhibition of their photography for "Store Front: The Disappearing Face of New York" at The Storefront Project (@thestorefrontproject) at 70 Orchard Street from July 25-August 12, 2018, with an opening reception on Wednesday, July 25th from 6-9 PM.

Lottery opens for 231 affordable units at Flushing’s new mixed-use development

Three-and-a-half years ago, the Department of City Planning enlisted Monadnock Development to build a mixed-use project in downtown Flushing, Queens. Located at 133-45 41st Avenue and dubbed One Flushing, the development has 22,000 square feet of retail space, along with 232 all-affordable apartments, nearly 40 percent of which is set aside as supportive senior housing. Including low- and middle-income units, the lottery for these residences has just opened, ranging from $548/month studios to $2,302/month three-bedrooms. In addition to being just around the corner from the 7 train and adjacent to the Flushing-Main Street LIRR Station, the building offers a 156-space public parking lot, 24-hour attended lobby, laundry room, bike storage, tenant lounge and terrace, fitness center, and rooftop garden.

Help bring this sculpture of lost Lower East Side mom-and-pops to Seward Park

After publishing their first account of small businesses in NYC a decade ago with their seminal book “Store Front: The Disappearing Face of New York,” photographers James and Karla Murray are now ready to bring their work back to the street. As 6sqft previously reported, "the husband-and-wife team has designed an art installation for Seward Park, a wood-frame structure that will feature four nearly life-size images of Lower East Side business that have mostly disappeared--a bodega, a coffee shop/luncheonette (the recently lost Cup & Saucer), a deli (Katz's), and a newsstand (Chung’s Candy & Soda Stand). Though the installation is part of the Art in the Parks UNIQLO Park Expressions Grant Program, there are still high costs associated with materials, fabrication, and installation, so James and Karla have launched a Kickstarter campaign to raise the additional funds.

Brookfield hopes to rescue retail on Bleecker Street with purchase of seven storefronts

Brookfield Property Partners announced on Monday it has acquired seven retail storefronts across four properties in the West Village, an attempt to rescue retail in a neighborhood which has had a high rate of vacancies for years. The company hopes to attract e-commerce companies that are interested in testing out brick-and-mortar locations. The properties, found along Bleecker Street between West 10th and West 11th Streets, measure 24,000 square feet. Brookfield paid New York REIT $31.5 million to acquire the properties.

Local artists will bring 10 public art installations to NYC parks this summer

New York City's parks department will bring art installations to 10 designated parks across the five boroughs this June. As part of "Art in the Parks: UNIQLO Park Expressions Grant Exhibit," public art will be displayed in parks that currently lack cultural programming. Japanese clothing company UNIQLO, as the initiative's sponsor, will give grants worth $10,000 to 10 emerging artists for the installations. The city's Art in the Parks program began in 1967 and is responsible for bringing over 2,000 public pieces of art to the city's parks.

My 700sqft: News anchors Jamie and Brian Stelter open up their ‘sunny’ Lincoln Square home

If these two friendly faces look familiar it's because they grace your television screen daily. Jamie Stelter has been NY1's traffic reporter for the past eight years, gaining fame not only for her onscreen rapport with Pat Kiernan but for her naturally bubbly personality (especially important when you go on air at 5am!), and Brian Stelter is a former media reporter for the New York Times and the current senior media correspondent and host of "Reliable Sources" for CNN. And while this might sound like a recipe for one intimidating couple, the Stelters are about as down-to-earth and warm as they come. 6sqft recently visited the couple at their Lincoln Square apartment and saw what a typical afternoon looks like, from putting their adorable eight-month-old daughter Sunny down for a nap to Brian dashing out the door to CNN's nearby offices (and Jamie and Sunny watching him on tv just a few moments later!). We were also treated to a tour of their boho-meets-family-friendly home, which is filled with DIY projects, adorable personal mementos, and a long list of Jamie's stylish finds from her favorite Instagram feeds.

The Peninsula, a Hunts Point mixed-use complex on former juvenile jail site, gets new renderings

Updated renderings have been released of The Peninsula, a $300 million project that will bring 740 affordable housing units to the site of the former Spofford Juvenile Detention Center in the Bronx neighborhood of Hunts Point. In addition to the 100 percent affordable housing, the five-acre site will contain 52,000 square feet of open and recreational space, a 48,000 square feet of community facility space and ground-floor retail space that will span 21,000 square feet. According to CityRealty, there will also be an 18,000 square foot wellness center operated by Urban Health Plan to provide residents with quality healthcare services.

The highlife: Architecture, spectacle and Art Deco New York

The architects who built the Jazz Age really knew how to get down. In January 1931, they turned the city’s annual Beaux Arts Ball into the ultimate Gatsby-approved bash. Instead of the stuffy historicism of years past, the party’s theme was “Fête Moderne -- a Fantasie in Flame and Silver." Advance advertising for the Ball in the New York Times promised an event “modernistic, futuristic, cubistic, altruistic, mystic, architistic and feministic," featuring the city’s most renowned architects dressed as their buildings, celebrating both themselves and the modern fantasy metropolis they had forged in flame and silver. Art Deco New York: the skyscraper city, glittering and strong, reaching ever higher – through technological advancement and American ingenuity – toward excitement, prosperity, enlightenment, and power.

Where I Work: Glaser’s German bakery has been satisfying Yorkville’s sweet tooth for 115 years

6sqft’s series “Where I Work” takes us into the studios, offices, and off-beat workspaces of New Yorkers across the city. In this installment, we’re touring Glaser's Bake Shop, a 115-year-old German bakery in Yorkville.Want to see your business featured here? Get in touch! In the early 20th century, New York's German immigrants relocated from the East Village to the Upper East Side neighborhood of Yorkville, which soon became known as Germantown. The community was so culturally rich, that German was spoken more than English in this area. 86th Street was dubbed "Sauerkraut Boulevard" and was lined with German butchers, restaurants, and bakeries. After the dismantling of the Second and Third Avenue elevatrated trains in the 1940s and '50s, most of the German community moved out, but several of these old-time businesses still remain, one of which is Glaser's Bake Shop. When German immigrant John Glaser opened his bakery in 1902, there were half a dozen nearby competitors. 115 years later, the perfectly preserved storefront on First Avenue and 87th Street is the last of its kind in Yorkville, but it's still filled everyday with new neighbors and long-time residents alike, eager to satisfy their sweet tooths with the extra chocolately brownies, jelly donuts, Bavarian pastries, and their famous black-and-white cookies. Glaser's is now owned by John's grandsons Herbert and John, who are committed to keeping their family's traditions alive. 6sqft recently stopped by to watch Herb work on massive gingerbread village and chat with him more about the baker's history and how he's seen Yorkville change over the years.
