First Look at BKSK Architect’s Upcoming Condo Tower Planned For 200 East 21st Street

It seems every major intersection in Gramercy between East 20th and 23rd Streets is being redeveloped these days. Last fall, 6sqft reported that a humble set of walk-up buildings at the southeast corner of East 21st Street and Third Avenue were hitting the chopping block. Since then, a new building application has been filed to construct a 20-story condominium designed by BKSK Architects with Alfa Development at the helm. A new rendering of the structure, addressed officially as 200 East 21st Street, was published on the project's EB-5 investors page and shows a two-tiered metal and glass building. There will be 29 one-bedroom units, 24 two-bedrooms, seven three-bedrooms, and three four-bedrooms, for a total of 63 apartments spread across 80,000 square feet. The ground level will host retail spaces and a shortlist of residential amenities includes a 24-hour doorman, concierge, tenants' storage, a bike room, fitness center, and residents' lounge.

New Yorker Spotlight: Gil Shapiro of Urban Archaeology Re-Imagines Beautiful Old Things

Native New Yorker Gil Shapiro founded Urban Archaeology in the early 1970s, when the salvaging movement was just catching on. With a collector’s–and creator's–eye and an entrepreneurial spirit, he began re-imagining architectural remnants as treasured additions to the home environment. This month the company has been preparing for an auction taking place on March 27th and 28th, handled by Guernsey’s auction house, when nearly 1,000 of their long-treasured pieces of history will be sold to prepare for a move to a new location. First opened in Soho in 1978, the store's early customers–including Andy Warhol and other denizens of what was undisputedly the epicenter of the art world–adored the unique and time-treasured aspects of Shapiro's restored architectural salvage pieces, yet they would always find ways they wished they could customize their favorite items. Finding that he excelled at bringing a fresh perspective to pieces of historical and architectural importance, he started reproducing individual pieces as well as creating new lines of bath fixtures and lighting, many of which originated in places like the Plaza Hotel, New York’s Yale Club and the St. Regis Hotel.

20 Years from Now We May Sorely Regret Building All of These Glass Towers

Providing more affordable housing to New Yorkers is at the top of the De Blasio administration's agenda, but greening the city is certainly a major concern as well. It is anticipated that a new bill aimed at cutting the city's greenhouse gas emissions 80% by 2050 will be signed in to law, much of which is expected to center on green building. Ambitious, yes—but is 2050 too late? The Globe and Mail recently interviewed Canadian architect and journalist Lloyd Alter on the glass condo obsession, which, as with NYC, is taking the cities of Vancouver and Toronto by storm. What Alter shares for the future of glass towers worldwide is quite bleak, but he also proposes a number of measures and case studies that NYC developers should certainly take note of if they want to reduce costs and keep property values up in the long run.

Glass vs. Stone: An Epic Architecture Battle

Decisions, decisions...sometimes there's just far too many in New York City. Thai or Chinese takeout? Subway or bus? Central Park or the High Line? The list goes on. And one of the most grueling decisions we make as New Yorkers is where to live. From choosing a borough and neighborhood to deciding on a price point, it's quite the undertaking. But what about the most elementary component of the building in which we decide to live--it's material. To be more exact, glass or stone. Glass tower dwellers are often drawn to the floor-to-ceiling windows, panoramic views, and clean lines, whereas buyers of apartments in stone buildings prefer a more traditional feel, with pre-war-style layouts that provide great separation of spaces. And some of the city's most prominent architects have become synonymous with one style or the other. Think Richard Meier for glass and Robert A.M. Stern for stone. Frank Lloyd Wright Designs Destined for NYC But Never Built

Many wonder why such a prolific and famous architect as Frank Lloyd Wright didn't have more buildings in New York City. It's safe to say he wasn't a huge fan of urban density, but how could one possibly create something as iconic as the Guggenheim's spirals without getting any other work in the city? As we showed in a previous post, two Wright designs have actually been demolished. Now, we will look at the two buildings Wright intended for the New York area which were never fully realized—at least, not in Manhattan.

Glass Towers to Go Green? Environmentalists Are Calling for Stricter Regulations for Supertalls

Two of the biggest trends in the current NYC real estate market are tall, glass towers and eco-friendly design. Oftentimes, though, these two architectural movements don't meet, and now environmentalists are calling for stricter regulations that would make this marriage a requirement, by way of decreasing the huge expanses of curtain wall windows that the towers have adopted as their hallmark.
