While Manhattan buyers typically pay a great premium for a park-front address, a single subway stop away in Long Island City, a new condominium aptly named Liv@ Murray Park North will begin sales with homes starting around $400,000. Developed by George Xu and Century Development Group, the six-story, 39-unit building will house a mix of studio, one- and two-bedroom apartments designed by Queens' own Raymond Chan Architects. Liv@ Murray Park North is located at 11-35 45th Avenue along the northern frontage of the 2.5 acre Murray Park/Murray Playground. Similar in size to downtown's Gramercy Park, the community jewel is LIC's largest green space not situated along the East River. The park is also across from the neighborhood's sole historic district and is positioned centrally between the area's two booming high-rise nodes–the master-planned Hunter's Point waterfront community and the Court Square-Queens Plaza business district.

New Yorker Spotlight: Gil Shapiro of Urban Archaeology Re-Imagines Beautiful Old Things

Native New Yorker Gil Shapiro founded Urban Archaeology in the early 1970s, when the salvaging movement was just catching on. With a collector’s–and creator's–eye and an entrepreneurial spirit, he began re-imagining architectural remnants as treasured additions to the home environment. This month the company has been preparing for an auction taking place on March 27th and 28th, handled by Guernsey’s auction house, when nearly 1,000 of their long-treasured pieces of history will be sold to prepare for a move to a new location. First opened in Soho in 1978, the store's early customers–including Andy Warhol and other denizens of what was undisputedly the epicenter of the art world–adored the unique and time-treasured aspects of Shapiro's restored architectural salvage pieces, yet they would always find ways they wished they could customize their favorite items. Finding that he excelled at bringing a fresh perspective to pieces of historical and architectural importance, he started reproducing individual pieces as well as creating new lines of bath fixtures and lighting, many of which originated in places like the Plaza Hotel, New York’s Yale Club and the St. Regis Hotel.

Taxi Mogul Looks to Set Queens Record, Lists Long Island City Penthouse for $5.4M

A local taxi mogul is hoping to set the record for most expensive single-family home ever sold in Queens. The Long Island City penthouse at 46-30 Center Boulevard is listed for $5.4 million, and the current record is a $3.35 million sale that went through last year in LIC. According to the Daily News, the three-bedroom pad was last purchased for just $2.5 million in 2009. The impressive penthouse features an expansive wraparound terrace, exquisite dark wood floors, and cathedral ceilings.

Citigroup Will Sell Site to Feed Long Island City’s Growing Skyline

Long Island City's most recognizable tenant is about to sell a prime piece of property in the heart of the neighborhood. According to the New York Times, the financial giant is putting up a one-acre development site, bound by 44th Road, 23rd Street and 44th Drive in Court Square, and it could fetch up to $150 million. Court Square's proximity to Manhattan and plentiful transit has made the enclave one of Queens' most sought-after areas for residential development. Mayor de Blasio is all for the sale and has plans of his own to rezone LIC to spur even more construction.

First Look at the Amenities in Queens’ Tallest Residential Skyscraper 28 on 28th

In December we broke the news that 42-12 28th Street, known as 28 on 28th, in Long Island City would top out at 58 stories and 648 feet. Now, Goldstein, Hill & West's (GHWA) affiliated interior design firm, Whitehall Interiors NYC, has given us our first look at the amenities of Heatherwood Communities' upcoming rental tower. The perks include a swimming pool and attended parking garage–and they also give us a glimpse of how the units themselves may be designed. The construction site already has steel re-bar poking up above street-level, meaning the tower will soon race skyward, eventually taking its place as the tallest residential skyscraper in New York City outside of Manhattan.

REVEALED: Lions Group Developing Complementary Skyscrapers in Long Island City

Just north of Long Island City's Court Square and its once lonely Citigroup Building, the Long Island-based Lions Group will erect a complementary pair of residential towers fronting opposite sides of Jackson Avenue. Sensibly dubbed Jackson East (26-32 Jackson Avenue) and Jackson West (27-01 Jackson Avenue), the project is just one of the more than two dozen high-rise developments underway in LIC's Court Square / Queens Plaza area. While details remain scarce, renderings recently posted on the Lions Group's website depict that the taller east tower will rise nearly 40 stories while the shorter west building will be about 30.

REVEALED: Long Island City’s One Queens Plaza by Raymond Chan Architect

Here's your first look at an upcoming 18-story, 110-unit residential building called One Queens Plaza in Long Island City. Situated at 42-10 27th Street, the tower is being developed by the ever-growing-in-ambition New York Lions Group, also the developer of the two nearby Court Square towers that we revealed earlier today. Late last month, The Real Deal broke news of the development's initial construction permit filing, which calls for a 90,000-square-foot tower that will include 8,645 square feet of commercial space, as well as a 55-car parking garage. It will be just a single stop from Midtown along the N and R lines–meaning residents can be whisked from their doorsteps to Bloomingdales in roughly five minutes.

Check Out Studio Benjamin Dillenburger’s Wild ‘Phenomena’ Submission for MoMA’s 2015 YAP

Last week, MoMA PS1 announced the winning design for this year’s Young Architects Program (YAP), which will be featured this summer in the Long Island City museum’s outdoor courtyard. The top spot went to Andrés Jaque of the Office for Political Innovation for COSMO, a moveable environmental artifact made out of customized irrigation components. And while this interactive water purification sculpture is highly deserving, the runners-up shouldn't be ignored. Among the short list of finalists was Phenomena by Benjamin Dillenburger and Michael Hansmeyer of Studio Benjamin Dillenburger, which "addressed the idea of phenomenology in design, creating an experiential space that stimulates all the senses and hosts multiple programs." It combines a performance space, a highly articulated projection screen, and an ornate fountain, challenging how people experience live events by making the viewer part of the production.

Andrés Jaque/Office for Political Innovation wins the 2015 Young Architects Program at MoMA

MoMA PS1 has just announced the winning design for this year's Young Architects Program (YAP), which will be featured this summer in the Long Island City museum's outdoor courtyard, setting the stage for the Warm Up summer music series. The top spot goes to Andrés Jaque of the Office for Political Innovation for COSMO: Give me a pipe and I will move/celebrate the Earth, a moveable environmental artifact made out of customized irrigation components that will make visible and enjoyable the typically hidden urbanism of pipes. According to MoMA PS1, COSMO "is engineered to filter and purify 3,000 gallons of water, eliminating suspended particles and nitrates, balancing the PH, and increasing the level of dissolved oxygen. It takes four days for the 3,000 gallons of water to become purified, then the cycle continues with the same body of water, becoming more purified with every cycle."

Park Here: Eyeing the Real Estate Surrounding Two of NYC’s Most Splendid State Parks

In a city that moves so fast that the Sunday edition of the New York Times comes out on Saturday, it is not surprising that New Yorkers might overlook some interesting factoids. For instance, New York City is home seven state parks! So, instead of enjoying a day inside other state parks filled with the ubiquitous lush greenery and a plethora of activities that might surely mean a couple of hours of driving—cityside state parks are but a subway ride away or possibly a short walk to the likes of the East River State Park on Kent Avenue in Williamsburg, the Clay Pit Ponds State Park in Staten Island and the Roberto Clemente State Park in the Bronx. One of the most popular, with its grassy stretches of pastoral idyll against a spectacular backdrop, is the 28-acre Riverbank State Park near 143rd Street (seen in the two images above). A multi-level facility set 69 feet above the Hudson River on Riverside Drive, it opened in 1993. What’s more, this park is the only one of its kind in the Western Hemisphere. Inspired by Japan’s urban rooftop designs, it was created on top of a now-odorless sewage treatment facility on the Hudson.

Take a Private Tour of the Long Island City Elevator Historical Society Museum This Weekend

Even true New York City culture buffs may have never heard of the Elevator Historical Society Museum (or known that such a society exists), so if you really want to impress a crowd with your knowledge of little-known urban trivia, be sure to sign up for tomorrow's tour of the Long Island City museum. The private tour, hosted by the New York Adventure Club, is being led by the museum's founder and curator Patrick Carrajat, who has collected more than 2,000 pieces of elevator ephemera like manuals, metal identification plates, pop culture paraphernalia, and obscure mechanical parts from the early days of vertical travel.

5Pointz Artists Petition Against Developer Using Iconic Name for New Residential Towers

Back in November we first got wind of G&M Realty's plan to trademark the 5Pointz name and use it for their new residential towers at the site; now artists connected to the Long Island City graffiti mecca are fighting back. Father-son developers Jerry and David Wolkoff had their trademark application denied twice, most recently on January 6th, for being too similar to a California real estate company. Before their third go, artist Jonathan Cohen (aka MeresOne), who ran 5Pointz for ten years, has started an online campaign advocating to protect the storied name. So far the petition has 2,050 signatures, with a goal of 3,000.

Long Island City Tower Will Be Tallest Residential Skyscraper in NYC Outside of Manhattan

The tallest residential building in the outer boroughs is underway, and no, it's not going to be in boomtown Brooklyn, but rather along the rapidly evolving corridor of Queens Plaza in Long Island City. 42-12 28th Street will soar 57 stories from an 18,000-square-foot lot and will contain 447 luxury rental units. At its 635-foot projected height, it will be just 20 feet shy of the current outer borough tallest, One Court Square (the "Citi" building). Recently posted images on Goldstein Hill & West's revamped website reveal some new aspects of the project, including its ground-level street frontage and an "extensive" amenity package to include a swimming pool directly linked to an outdoor roof deck.

Dear Developers: City Proposes Swapping Air Rights for Permanent Affordable Housing

In the ongoing battle to provide more affordable housing to New Yorkers, the city has drawn up a new proposal that might just get developers clamoring to build more below-market units. The Economic Development Corporation has issued a request for proposals from developers who would, in exchange for no-cost air rights, provide a permanently affordable housing program that maximizes the number of units available and their affordability.

The founder of Design Development NYC (DD), Best & Co. and a new and experimental venture called Neue Atelier, Chip has managed to build a creative empire that, luckily for his busy clients, is a one-stop design/build shop that brings architecture, renovation and furnishings under one roof. 5Pointz Developer Wants to Use Iconic Name for New Residential Towers

The whitewashing and subsequent demolition of Long Island City graffiti mecca 5Pointz was painful enough for the arts community, but now G&M Realty, the developer responsible for the loss, wants to trademark the 5Pointz name and use it for their new residential towers at the site. And artists are not happy, saying the developer is trying to bank off their name. G&M is planning two towers for the site, at 41 and 47 stories, that together will hold 1,000 rental units. The developer submitted an application to the United States Patent and Trademark Office in March to trademark "5Pointz," but it was initially rejected in June for being too similar to another registrant. G&M now has six months to respond to the decision.

Following Demo of 5Pointz, New Group DEFACED Seeks to Preserve Artistic Relics

We were pretty bummed over the summer when we heard that Long Island City graffiti mecca 5Pointz was being torn down and replaced with condos. But now that the site has officially been razed, a group of architects are taking this crime against architecture and using it to fuel their mission of preserving the city's unofficial artistic and cultural landmarks. Arianna Armelli, Ishaan Kumar, David Sepulveda, and Wagdy Moussa created DEFACED as a group that "values artistic freedom and expression, protecting the cultural relics of New York City refusing to witness the complete disregard for the history of New York." As their first order of business, they've created a proposal to buy back the 5Pointz site from developers and build a creative oasis that includes an urban rooftop with rainwater collection system, artist gallery, and recycling center.

REVEALED: East River Skyway Will Bring Brooklyn Commuters to Manhattan in Under Four Minutes

There's no stopping the Brooklyn development boom, but getting to and from the borough from Manhattan will increasingly become a nightmare with thousands of new residential units hitting the market in the coming years. If you've commuted from Brooklyn to Manhattan (and vice versa) you know that the subway system is already taxed. But as more and more homes are added throughout the borough, it's surprising that no plans have been made to alleviate the transportation stress that will soon come with it. Until now. Today, Dan Levy, the president and CEO of CityRealty*, will present his proposal for the 'East River Skyway', an aerial gondola system that would run along the Brooklyn waterfront and into Manhattan, bringing commuters over the river in just 3.5 minutes.

We recently featured how Ryall Porter Sheridan renovated a 1970s house into a beautiful green retreat using Passive House standards. In a similar vein, the Manhattan-based architects have created a small artist's shelter with comparable aesthetic, employing many of the same sustainable strategies throughout. Called 'Orient Artist Studio', this project on the north-fork of Long Island is clad in a beautifully aged timber envelope that protects its pristine white interiors.

New Renderings of What Will Replace Graffiti Art Mecca 5Pointz Emerge

If you loved 5Pointz, grab a box of tissues because you aren't going to be happy with what's planned for the soon to be demolished building. NY YIMBY has gotten his hands on new renderings of what will replace the former art mecca, and unsurprisingly, the towers are as ho hum residential as they come. The new design is the work of New York-based HTO Architect, and once complete, will hold 1,000 apartments within two towers of 41 and 47 stories each.

A Glittering Tower Built from Mushrooms Rises in the MoMA PS1 Courtyard

There's a new tower in town, and for once it's not made of steel and glass... After a month of construction, David Benjamin and his firm, The Living, have completed the world's first large-scale structure made of mushroom bricks. Better known as ‘Hy-Fi‘, the tower is the winning design of this year's MoMA Young Architects Program, and like the works that preceded it, it's an idea that asks us to rethink what we know about materials, fabrication and architecture in an urban context.
