This $7M Tribeca loft was a famous recording studio in a former life

This massive six-bedroom loft in the American Thread Building at 260 West Broadway spans 3,800 square feet with 45 feet of frontage facing Tribeca Park; the converted and designer-renovated condominium's $7 million price reflects not only its massive size, rare arched windows and covetable loft bones, but likely also its culturally significant famous past: Built in 1894, the space was once home to Duplex Sound, the studio where world-renowned musicians including Frank Sinatra, Tony Bennett, Aretha Franklin, Earth, Wind & Fire and jazz saxophonist Paul Desmond once recorded tracks.

A gut renovation turned this Williamsburg condo into a hip $3M loft

By Dana Schulz

When the current owners of this condo at 119 North 11th Street in Williamsburg bought the two-bedroom pad five years ago, it was in need of some major TLC. Its historic bones--brick walls, beamed ceilings, and exposed piping--got lost in drab white walls and yellowed parquet floors. But after an extensive gut renovation, the apartment displays both its loft features and hip, modern additions. Now, the owners have enlisted the same broker team to sell their home for $2,985,000.

Loft in Soho’s first building designated to low-income artists is now asking $3M

By Michelle Cohen

In 1978, a ragtag band of artist residents of Soho's 45 Crosby Street won what the New York Times called "an impressive victory." The city's Department of Housing Preservation and Development had granted the former industrial building's title to its residents in exchange for merely the "sweat equity" of getting it up to code (estimated cost: $164,000), making it the city's first loft building exclusively set aside for low-income artists. Now, a 2,100-square-foot loft co-op in the building, which has been home to artists ever since, is asking $3 million.

$1.25M rustic loft brings a Western flair to Dumbo

By Alexandra Alexa

Originally a warehouse building run by Kirkman & Son Soap Company, 50 Bridge Street in Dumbo was converted into loft condos in 2004 but retained much of its historic character. Those details are on full display in this south-facing loft, featuring two full walls of exposed brick and original columns. Currently configured as an open layout studio filled with rustic, western decor, the space measures just over 1,000 square feet and could easily be converted into a one-bedroom by its new owners. The square footage combined with a coveted location in the landmarked district of Dumbo earns this unit it’s $1,250,000 asking price.

By Alexandra Alexa

Steps away from Hudson Yards, this corner loft at 448 West 37th Street just hit the market for $1,750,000. The Midtown West building is also known as the Glass Farmhouse—a former school building that was converted to condos in 1982—and this sun-drenched unit definitely lives up to that name. Ten 12-foot windows wrap around the 1,500 square-foot open layout, which promises plenty of opportunities for customization. The unit is currently configured as a studio with a sleeping alcove above the bathroom, but the listing shows alternate plans for those who may want to build out walls and transform it into a one or two bedroom.

Ahead, we've rounded up the five loftiest options you'll find north of Columbus Circle.

By Michelle Cohen

Located in what was once a cheese warehouse at 14 Harrison Street in Tribeca, this 4,500-square-foot loft has been the home of American playwright Edward Albee since 1977. According to Mansion Global, Albee held his famed annual Christmas party here, with luminaries like Lauren Bacall and Kathleen Turner in attendance. The duplex co-op spanning the building's fifth and sixth floors is a fascinating home even without the literary connection; the classic loft, with an elevator that opens on each floor, is currently for sale asking $8.995 million.

My 850sqft: Graphic designer Ksenya turned a raw Williamsburg loft into an industrial-chic oasis

By Dana Schulz

Ten years ago when graphic designer and typographer Ksenya Samarskaya moved into Williamsburg's famous artist loft 475 Kent, the building and neighborhood were much different. Her view of the Williamsburg Bridge remains, but it's now obscured by the slew of glassy towers rising along the waterfront, a literal representation of how the area has lost some of its creativity to corporate entities. And though the building has seen its share of controversy, Ksenya's loft feels like stepping back to Brooklyn's Millenium-era artist boom. In true artist loft fashion, the space was completely raw when Ksenya moved in. With a little help from her friends and neighbors, she achieved the perfect balance of industrial charm and chic, minimalism. From staining the concrete ceiling and retaining the original floor and wooden beams to having custom multi-use furniture pieces designed, Ksenya created her own little oasis.

Massive Tribeca loft with original Keith Haring mural gets a price chop to $10M

By Michelle Cohen

This 8,000 square-foot Tribeca triplex in the American Thread Building contains a unique New York City treasure: An original Keith Haring mural, made in 1978 during the late artist’s days at SVA when the space was a student gallery. But the massive loft is itself a treasure: Occupying the lower floors of the classic, landmarked building at 260 West Broadway–it was among the first of Tribeca’s luxury condo conversions–the loft combines modern finishes with pre-war authenticity, plus the amenities of a condominium. 6sqft featured the listing in 2016 when it was asking $13 million, which was apparently too steep for potential treasure-seekers. The home was just re-listed at $9.999 million.

This Nolita loft is open, airy, and spans an impressive 1,800 square feet. The design is spot-on, too, complementing the lofty bones of the apartment that include vaulted, barrel ceilings and exposed brick. The building, 40 Great Jones Street, is believed to be built in the late 1800s. But everything here is thoroughly modern, from the flexible great room to the glass-panelled master bedroom.

$6,250/month loft shows the state of today’s Lower East Side

By Michelle Cohen

This 1,400-square-foot open loft space is located in the heart of the historic, iconic and fun Lower East Side at the corner of Eldridge and Rivington Streets at 193 Eldridge Street; the neighborhood was, a couple of decades ago, a relative bargain, rent-wise, when it was a diverse and low-key stomping ground for downtown rockers and punks. A complicated evolution of New York City's neighborhoods means the area now counts itself among downtown Manhattan's chicest and priciest, and this narrow but sunny third-floor walk-up loft above a former dance hall, with one existing bedroom area, is a condominium that's asking $6,250 a month in rent.

This $6.2M Tribeca loft perfects a clean, modern look with an indoor vertical garden

By Michelle Cohen

This two-floor loft condominium at 11 Vestry Street isn't your ordinary downtown loft space, though it has classic bones and a covetable Tribeca address. In addition to a picture-perfect warm-modern renovation, state-of-the-art appliances and huge windows, the loft's lower floor is a self-contained space with a second kitchen. Like any loft, it would be easy to configure the space however you'd like, but the current version–asking $6.195 million–has plenty of interesting nooks and crannies. The home's transformation from its former outdated '80s look by Brooklyn-based architecture and design firm Isaac-Rae was featured in Dwell magazine.
