New details for ODA’s curvy condo tower on the Lower East Side

In preparation for a spring sales launch, new details and a teaser website for the 12-floor residential building at 208 Delancey Street on the Lower East Side have been revealed. As first spotted by New York Yimby, fresh renderings of the ODA New York-designed project show a bright lobby with a natural color scheme and an impressive rooftop terrace with plantings and multi-use areas. In total, the building measures 85,000 square feet and contains 85 units, including two ground-floor townhouses.
New Empire Real Estate Development bought the site, which is at the foot of the Williamsburg Bridge, from a group of investors in 2017 for $29 million, as The Real Deal reported at the time. The original owners had planned a 12-story building but construction stalled and they decided to sell the site.
ODA’s L-shaped curvy design takes a cue from Zaha Hadid’s celebrated High Line tower, as 6sqft noted in 2018, particularly its rounded corners and balconies. According to the project’s new website, “the building’s curated suite of indoor and outdoor amenities offers a holistic living experience — all within one of Manhattan’s most authentic and desirable neighborhoods.”
Residences range from studios to three bedrooms, in addition to a collection of penthouses, and there are two townhouses on the cellar level. No renderings of the apartment interiors have been released yet, but according to the website, the units will boast open floor plans with “sophisticated materials and finishes” with custom-designed kitchens and baths. Most of the homes will have private outdoor space.
Amenities will be divided between the cellar and the second floor, with the rooftop split between common terraces for the residents and private space for the penthouse apartments. There is also a community facility on the lower level.
Sales at 208 Delancey Street are expected to launch this spring.
