Judge throws out Madonna’s lawsuit against Upper West Side co-op

Madonna’s real estate saga may finally be coming to an end after a Manhattan judge on Thursday threw out the lawsuit the pop star filed against her Upper West Side apartment building, known as Harperley Hall. The “Vogue” singer sued the co-op board of her building at 1 West 64th Street in April of 2016 after they attempted to enforce a rule that prohibited members of her family or staff to be in the home without Madonna physically present (h/t Page Six). The judge dismissed the star’s suit because she filed two years after the co-op created the rule, in April of 2014, missing the deadline to proceed with legal action.

Waitlist opens for middle-income apartments near Lincoln Center

Back in April, 6sqft shared an open waitlist for low-income units at the Brodsky Organization's One Columbus Place. The mid-90s tower, located at the amazing intersection of Lincoln Center, Central Park, and the Upper West Side, has 700 total apartments, with 179 reserved as below-market rate. The second batch of affordable units, these set aside for middle-income New Yorkers earning 130 percent of the area median income, are now also accepting applications for a 7,500-name waitlist for future vacancies. They range from $2,116/month studios to $2,733/month two-bedrooms, compared to the building's market-rate listings that range from $3,200/month studios to $6,300/month two-bedrooms.

Ben Affleck scopes out Mark Wahlberg’s former 15 Central Park West rental, now asking $39K/month

It's been over two years since newly single Ben Affleck started apartment hunting in NYC, and now that he has a new love interest, he's back at it. The Post reports that the actor and girlfriend Lindsay Shookus, a “Saturday Night Live” producer, checked out unit 26C in the Robert A.M. Stern-designed, celeb-filled 15 Central Park West. The three-bedroom unit, asking $39,000 a month, was rented by Mark Wahlberg in 2009 for $32,000 a month; Alex Rodriguez also bid on the unit last year, despite being banned from the building for allegedly hosting too many prostitutes while renting another apartment. Not known for any partying antics, Affleck will likely have better luck should he want to move forward with living in the city's most expensive condo.

‘Rat Academy’ will teach Upper West Siders how to keep the neighborhood rodent-free

With a new school year underway, Upper West Siders now have another chance to sign up for one of the city’s many rigorous academic opportunities. Councilmember Helen Rosenthal and Community Board 7 will be hosting a “Rat Academy” on September 28 to instruct and inspire building owners, supers, management companies and businesses on how to keep the neighborhood rodent-free, according to Time Out. The Department of Health will be on hand to outline safe and effective methods of curbing the subject of a recent West Side Rag rant that lamented "being overrun by rats in and around the entrance on 83rd Street and Riverside Drive.”

Proposal divides Columbus Circle into three zones: Conquest, Slavery, and Immigration

Just two days after Mayor de Blasio spoke publicly of his idea to add contextual plaques to controversial statues around the city instead of razing them, Public Advocate candidate and Columbia University history professor David Eisenbach has proposed a completely different plan. In reference to City Council Speaker Melissa Mark-Viverito's call to remove Central Park’s Columbus statue based on accounts that the explorer enslaved and killed indigenous people, Eisenbach suggested an alternative where Columbus Circle would be divided into public educational "plazas." As reported by DNAinfo, these would include three parts of the Circle for "Conquest, Slavery, and Immigration." Instead of taking down the monument, he believes this would "tell the story of Columbus’ legacy, the good, the bad, and the ugly."

15 Central Park West still reigns as New York City’s most expensive condo

Even with a rapidly rising field of competitors, 15 Central Park West  still holds the title of New York City's most expensive condominium, according to the just-released CityRealty100. Robert A.M. Stern's "Limestone Jesus," built in 2007, has many a superlative under its limestone-clad belt, but the one that puts it in the top spot tallies the eight apartments sold in the past year for an average price per square foot of $7,227. 15 Central Park West also grabbed the top three most expensive sales by PPSF, with the $50.5 million Penthouse 40B, sold by Barclay’s CEO Bob Diamond to an unnamed Chinese buyer, topping the list at $9,581/square foot.

The waitlist is open for $2,300 per month studios and $2,800 one-bedrooms at 33 West End Avenue on Manhattan’s Upper West Side. The building, near Lincoln Center, Columbus Circle and Central Park, features 24-hour concierge service, a fitness center, a shared lounge and bike storage. The waitlist is accepting applications from New Yorkers who earn between $80,743 and $126,060 annually.

There’s a rare Guastavino tiled ceiling hidden inside this $359K UWS studio

Billie Holiday’s last home on the Upper West Side sells for $9.5M

In the years prior to her untimely death in 1959 at the age of 44, jazz legend Billie Holiday lived in this Upper West Side brownstone at 26 West 87th Street, just steps from Central Park. The storied, historic home first hit the market back in October 2015 for $12,950,000, and after a series of reductions, the listing was handed over this past September to Million Dollar Listing's Ryan Serhant, who dropped the price to $9,999,000 and featured the property on a recent episode of his show. Lady Day's house, built in 1910 but recently renovated, has now finally found a buyer for $9,475,000.

Upper West Side penthouse masterminded by Italian designer Ettore Sottsass asks $19 million

This Hotel des Artistes apartment, now on the market, comes with an incredible interior decor story. Bloomberg notes that it belongs to the French-born entrepreneur/photographer/art collector/playboy Jean Pigozzi, who purchased it in 1986. Soon after, he enlisted Ettore Sottsass, designer and founder of the Memphis Group, to redesign it. Sottass, at the time, was at the height of his fame, and ended up designing every nook and cranny. (He passed away in 2007, and the Metropolitan Museum of Art will host a retrospective of his work this summer.) As Pigozzi told Bloomberg, "He designed 100 percent of everything... Every table, every sofa, every book shelf, every sink, every doorknob." He even helped Pigozzi expand the design into the adjacent duplex that he purchased a few years later. Now, the fabulous penthouse is on the market for $19 million.

Waterline Square mega-development to get first Cipriani ‘experiential food market’

GID Development Group announced today that the Upper West Side's Waterline Square mega-development will be getting the first-ever experiential food market by the Cipriani family. Located within Two Waterline Square, the new Cipriani food hall will be designed by London-based interior designer Martin Brudnizki. Within the 28,000-square-foot space will be a large-format culinary experience with multiple food and beverage establishments including a market, restaurants, and casual outlets.

Tribeca Film Festival co-founders cut the price of their massive Dakota pad to $25M

As 6sqft previously reported, Tribeca Film Festival co-founders (with Robert DeNiro) Jane Rosenthal and Craig Hatkoff have been trying to sell their sprawling pad in the storied Dakota since last March, when they listed the 7,500-square-foot combo of no less than four individual units for the suitably vast sum of $39 million. A year and some months later with no takers, the couple, who announced their divorce in 2014–have edited a cool $19 million out of the picture and are now asking $25 million (h/t Curbed).

New details revealed for Upper West Side’s starchitect-studded Waterline Square

As 6sqft previously reported, the three buildings that comprise the Upper West Side's Waterline Square are rapidly rising from a five-acre site overlooking the Hudson River. For the neighborhood's most exciting and ambitious project in decades, a group of the architecture and design world's most celebrated names was chosen by GID Development Group to create the master plan, with Richard Meier and Partners, Kohn Pedersen Fox Associates and Rafael Viñoly Architects each designing a residential tower. Former writing studio of NY Review of Books founder Elizabeth Hardwick asks $1.4M

This quaint Upper West Side one bedroom comes from the Central Park Studios, an apartment cooperative built in 1905 by artists and writers for the purpose of creating living and studio space for their creative endeavors. Unsurprisingly, this apartment has its own creative history: it served as the writing studio to Elizabeth Hardwick, acclaimed author and co-founder of the New York Review of Books. She lived here with her husband, the poet Robert Lowell, until her death in 2007. The present owner, according to the listing, then wrote his first published book here. Alec Baldwin sells Eldorado apartment for $1.25M

When he's not channelling his inner Trump, Alec Baldwin spends a good deal of time buying and selling NYC real estate. He and wife Hilaria welcomed their third child in the fall, presumably making their current $12 million three-bedroom home in Greenwich Village’s Devonshire House a bit too small (Alec also owns the unit next door, and as 6sqft reported, he sold another one-bedroom in the building for $2.1 million in 2015). The couple was seen scoping out a couple Nomad-area places this fall, but they may now be ready to make the jump as Alec has unloaded yet another apartment, this time uptown at the Eldorado on Central Park West. The unit was an annex, or perhaps maids quarters, for a larger spread in the building, which Alec sold for $9.5 million in 2011. Six years later, he's found a buyer for its counterpart, scoring $1.25 million from private equity firm founder and political economist David E. Spiro.

Starchitect César Pelli lists 5,000-square-foot San Remo apartment with gorgeous views for $26M

Internationally renowned architect César Pelli, founder of the firm Pelli Clarke Pelli, just listed his San Remo apartment at 145 Central Park West for $26 million (h/t LLNYC). Pelli and his wife, landscape architect and urban design scholar Diana Balmori, who died last year, purchased the five-bedroom co-op for $17.5 million in 2015 from John Leguizamo's mother-in-law, Rona Maurer. First look at the amazing amenities at Waterline Square

As 6sqft previously reported, a trio of glassy residential towers known as Waterline Square is rising on a five-acre waterfront site between West 59th and 61st Streets. Aside from the megaproject's size, its roster of starchitects–Richard Meier and Partners, Rafael Viñoly Architects, and Kohn Pedersen Fox Associates–has been most impressive. But now a head-spinning host of perks joins the wow-factor, as Curbed reports that the Rockwell Group has revealed renderings of a three-story amenity space to be dubbed The Waterline Club, divided among all three buildings. Among the offerings are a three-lane pool; 4,600-square-foot kids' playroom; gardening, art, and music studios; and indoor tennis court, basketball court, soccer field, and skate park.

Sting’s futuristic-meets-classic 15 Central Park West penthouse hits the market for $56M

British rocker Sting and his wife Trudie Styler have listed their chic duplex at the Robert A.M. Stern-designed 15 Central Park West for $56 million (h/t WSJ). The couple purchased the 16th- and 17th-floor penthouse for about $27 million in 2008, and then enlisted architecture and interior design firm SheltonMindel to combine the units and transform them into a "unique home" that includes two custom sculptural spiral staircases and a double-sided spiral gas fireplace that was inspired by the Fibonacci Spiral. Last summer, the couple was in negotiations to buy another Stern condo at 220 Central Park South, one of NYC's most expensive apartment buildings, and now that they "need more space to accommodate their growing family" the time may be ripe to do so.

$24M full-floor condo in the historic Apthorp would be the building’s largest and most expensive sale ever

Back when Billionaires' Row was little more than Central Park South, the newly-converted historic Apthorp condominium building at 390 West End Avenue in the heart of the Upper West Side was said to be one of the city's most expensive apartment buildings. Built for William Waldorf Astor in 1908, the building surrounds an interior courtyard, setting it apart from Manhattan’s many other regal residences.
