Rebranded WeWork opens an on-demand workspace and cafe in Flatiron

Recently re-branded as the We Company, the juggernaut formerly known as WeWork has introduced Made By We, an "on-demand workspace," event space, retail shop and cafe at 902 Broadway in the Flatiron district. Manhattan's largest private office tenant adds the new retail and no-membership-required co-working concept to a growing list of conquests that includes the landmarked Lord & Taylor building which they've tapped starchitect Bjarke Ingels to restore and co-living (WeLive) and childhood education (WeGrow) ventures as well as their better-known co-working brand.

Where I Work: How design firm ICRAVE makes memorable experiences at its Nomad studio

According to the founder of hospitality design firm ICRAVE, Lionel Ohayon, it’s not about the materials used in a project, but the memories created. “I always say, people may hate or like our spaces, but the most important thing is that they remember them,” the Toronto-native told us. Through design, the innovative studio focuses on creating memorable experiences for its clients, a long and varied list that includes the Dallas Cowboys and Memorial Sloan Kettering Cancer Center. The firm’s mission is ingrained in the culture at ICRAVE, a 40-member team consisting of graphic designers, architects, and public relations pros, an office where creativity is fostered through a mixture of collaboration and independence. The open layout of the studio makes this work culture possible, with custom-designed doors and partitions to transform the space into however necessary. On a recent tour of ICRAVE’s studio near Madison Square Park, Ohayon told 6sqft about the firm's wide range of projects and how his team turns ideas into unforgettable adventures.

Nomad’s One Madison Avenue is getting an 18-floor addition designed by Kohn Pedersen Fox

The Nomad office tower that neighbors the Met Life Tower is getting a major makeover, SL Green announced Monday. The 13-story building at One Madison Avenue will undergo a redevelopment, including an addition designed by Kohn Pedersen Fox and a modernization of the building's existing podium. The real estate company said it will reduce the building to its ninth floor and create 18 additional column-free floors above. A rendering released on Monday shows off the planned glassy addition, as well as wraparound and rooftop outdoor terraces that will measure over one acre.

Madison Square Park Tower penthouse, now a triplex, back on the market for $77.7M

The penthouse atop the Flatiron District's tallest tower, Madison Square Park Tower at 45 East 22nd Street, has gained a floor and nearly doubled in price. The 7,000-square-foot duplex was listed in 2017 for $48 million. Now, Mansion Global reports, the stunning residence 777 feet above the ground has gained a floor, measures over 15,000 square feet and is about to return to the market at $77.7 million, making it one of the most expensive listings in the city.

Roy Lichtenstein’s former Nomad loft hits the market for $4.5M

The former Nomad loft of late pop-art artist Roy Lichtenstein is for sale, asking $4.5 million. Lichtenstein, who was a native of New York City, lived at the four-bedroom home at 105 East 29th Street from 1984 to 1988. Located on the eighth floor, the sprawling space measures 3,200 square feet and features four exposures from 19 windows. As 6sqft reported last year, Lichtenstein's son Mitchell listed a home in the Greenwich Village Historic District for $25 million; today it's back on the market for just under $20 million.

Bjarke Ingels-designed office tower in Nomad still on track

While all has been quiet regarding HFZ Capital Group's office tower in Nomad since December, new documents from the Department of Buildings documents filed on Tuesday reveal the project is still on track. CityRealty uncovered a ZD-1 zoning diagram online with a site plan, section, and axonometric drawing that mirror renderings released last year. Designed by Bjarke Ingels Group, the tower will rise from a through-block property at 3-7 West 29th Street.

Where I Work: The team behind Black Seed Bagels shows off their new Nomad shop

6sqft’s series “Where I Work” takes us into the studios, offices, and businesses of New Yorkers across the city. In this installment, we’re going inside Black Seed Bagels' new Nomad location. Want to see your business featured here? Get in touch! "We founded Black Seed with the goal of bringing extremely well-made bagels, bagel sandwiches, and coffee to everyone," said co-owner Noah Bernamoff. After he and Matt Kliegman met through a mutual friend while running separate restaurants (Matt, The Smile and the Jane Hotel ballroom and Noah, Mile End Delicatessen), they decided to open their first location of Black Seed Bagels in Nolita in 2014. The Montreal-meets-New York-style bagels became an instant foodie hit, and the partners now have locations in the East Village, Battery Park City, and, as of this week, Nomad. 6sqft paid Noah a visit at their latest location in the trendy Ace Hotel and chatted with him about Black Seed's journey. We also met with head baker Dianna Daoheung, who developed the shop's unique hand-rolled, wood-fired bagels (which garnered her a James Beard nomination) and expanded the menu to include sandwich collaborations with fellow NYC restaurants and chefs.

Tom Brady and Gisele Bündchen finally sell their One Madison pad after price chop to $14M

Even if golden couple Tom Brady and Gisele Bündchen have left the neighborhood for a $20 million five-bedroom spread at Robert A.M. Stern’s 70 Vestry in Tribeca, a buyer was happy enough to snatch up their Flatiron pad at 23 East 22nd Street after a price chop. As 6sqft previously reported, the New England Patriots’ quarterback and the Brazilian-born supermodel seemed to be getting serious about selling when they cut the asking price to $13.95 million; the apartment is now spoken for and off the market, according to the New York Observer. The couple bought the 48th-floor unit for $11.7 million in 2014 and put it on the market for $17.25 million in 2016–with no takers until now.

Bjarke Ingels’ Nomad office tower reveals itself and nearly doubles in height

Despite switching architects from Moshe Safdie to Bjarke Ingels of BIG Architects in September, HFZ Capital Group is still on track with its office tower planned for 3 West 29th Street. New renderings obtained by YIMBY reveal a much taller building than filed in September, which called for 33 or 34 stories. The designs are showing a roughly 60-story tower, officially dubbed "29th and 5th," planned for the Nomad neighborhood, with a footprint of potentially 600,000 square feet.

Nomad’s current tallest tower tops out: See new photos

We’ve watched the tower-to-be at 277 Fifth Avenue rising skyward over the past year on its way to a heady– though brief–moment as the tallest spire in Nomad, and now, CityRealty reports, the 55-story building is now topped out at 663 feet. Designed by Rafael Viñoly, the building's understated façade consists of striped masonry bands with four open-air clerestories offering some of the loftiest private outdoor spaces in Manhattan. Though the new tower may only be the 79th tallest in the city, its central Fifth Avenue location will grant its residents singular wide-angle views across the Manhattan skyline and beyond. Did you know the Flatiron Building used to have a massive restaurant in the basement?

New York's iconic Flatiron building, built in 1902, gets plenty of attention for its distinctive, triangular design. But the massive restaurant that operated out of the landmark's basement--known as The Flat Iron Restaurant and Cafe--has seemingly been lost to the ages. The basement restaurant allegedly could seat up to 1,500 guests. And by 1906, Madison Square had transformed from a desirable residential neighborhood for the city’s elite, as it had been in the Gilded Age, to a bustling commercial hub. The lengthy menu reflects that, with offerings that include affordable dishes of shellfish, meats, and sandwiches.

The new nomadic lifestyle: Luxury real estate and restaurants take over Nomad

A nomad is defined as “a member of a community of people who live in different locations, moving from one place to another in search of grasslands for their animals.” But it would be hard to imagine any Nomad resident ever straying for grasslands beyond Madison Square Park. After a series of incarnations over the years, Nomad is now a super hip, bustling neighborhood from morning through night with residents, technology businesses (it’s now being referred to as “Silicon Alley”), loads of retail (leaning heavily toward design), great architecture, hot hotels, and tons and tons of food. Named for its location north of Madison Square Park, Nomad's borders are a bit fuzzy but generally, they run east-west from Lexington Avenue to Sixth Avenue and north-south from 23rd to 33rd Streets. Douglas Elliman's Bruce Ehrmann says, “Nomad is the great link between Madison Square Park, Midtown South, Murray Hill and 5th Avenue.”

He's starring in Quentin Tarantino's Charles Manson-themed movie, set to be released in 2019–his first big gig since his Oscar turn in 2015’s “The Revenant.” Leo has been living in a three-bedroom unit in the recently-completed luxury condo "for several months,” a spy says.
