Construction and excavation is now underway on Spitzer Enterprises' trifecta of towers along the South Williamsburg waterfront. Set to rise from a three-acre parcel at 416-430 Kent Avenue, between Broadway and South 9th Street, the development is graced with nearly 400 feet of prized East River frontage. Approved permits filed with the Department of Buildings detail that the plan will comprise 857 rental apartments within three 22-story towers. A publicly accessible park and esplanade will run along the shoreline and connect to the the existing esplanade of the Schaefer Landing development to the south. The relatively young firm of ODA Architects is handling the design, which features many of their volume-popping elements to which we've grown accustomed. Firm founder Eran Chen told the Times that their design is a "molded iceberg, sculpted to create the maximum number of views and outdoor spaces." And as can be seen from the construction photos below, units will have stellar views of the Downtown and Midtown skylines and the East River bridges. The 253-foot-tall buildings will feature rooftop pools and terraces, on-site parking, bicycle storage, fitness centers, and lounge and recreation rooms. Twenty percent of units will be reserved for low-income households.

In most cases, the beautifully renovated dream townhouse is not the sort of dwelling you'd find in prime (or any) Williamsburg, but rather in historic brownstone 'hoods like Park Slope, Cobble Hill, Bed-Stuy or Crown Heights. Housing options in the 'burg, though pricey, are limited mostly to sleek new condos or nouveau lofts, with a few old-school converted warehouses, low-lying garages and smaller wood-frame houses. First Look at Pair of Apartment Houses Coming to 220-222 Withers Street in East Williamsburg

Here's our first glimpse of a pair of four-story residential buildings at 220-222 Withers Street in East Williamsburg. Renderings recently published by the site's owner, BK Developers, depict two identical, eight-unit buildings faced with a routine exterior of red brick, multi-pane windows, and dark metal trim. Three floors are flush to the streetwall, while the fourth is setback. Within each 5,000-square-foot building, the first and second floors will each house a single unit while the upper two levels will contain a duo of duplexes.

Williamsburg Hotel/Residential Tower at 500 Metropolitan Avenue Rises Above Ground

Not to be completely outdone by Bjarke Ingels' Via 57 West, Williamsburg is getting its own highway-fronting pyramidal pile. Alongside the bucolic banks of the Brooklyn-Queens Expressway, the concrete frame of 500 Metropolitan Avenue has finally climbed above street level, now reaching its third floor. The uniquely massed 200,000-square-foot, mixed-use project ascends near the Metropolitan Avenue-Lorimer Street station of the G and L lines, and from a V-shaped lot that borders five streets: Metropolitan Avenue, Union, Keap, Ainslie and Rodney Streets. Its stepped, ziggurat-like form will soar 14 stories and 172 feet above the low-slung area, making it among the tallest structures in the 'hood.

Apply for 30 Affordable Units in Three Williamsburg Buildings, Starting at $532/Month

Here's the third affordable housing lottery to open in Williamsburg over the past few weeks. First, 33 units opened at 149 Kent Avenue, followed by 13 more spread across five small buildings. Now, 30 additional apartments are up for grabs at 37 Ten Eyck Street, 37 Maujer Street, and 356 Bedford Avenue, according to the NYC HPD. The Bedford address, the largest of the buildings, is located in the heart of South Williamsburg, just north of the Williamsburg Bridge between South 3rd and South 4th Streets, near a cluster of trendy bars and restaurants; the Maujer and Ten Eyck buildings are in East Williamsburg between Union Avenue and Lorimer Street. According to the posting, the units range from $532/month one-bedrooms to $1,182/month three-bedrooms.

Spotlight: François Vaxelaire Blasts Tunes from a Shipping Container in a Williamsburg Parking Lot

An independent online radio featuring live DJ sets, located in a shipping container on an empty piece of land on the Williamsburg/Greenpoint border -- if your inclination is to roll your eyes at just how Brooklyn this is, you might want to reconsider. The Lot Radio was founded by 34-year-old Brussels native François Vaxelaire, who has been living in the neighborhood for the past three years. After passing by the vacant triangle day after day, and growing more and more infatuated with its strange beauty, he decided it would be the perfect home for an online radio similar to those in Europe. And after getting through the city's red tape, Lot Radio is officially up and running, save for its adjacent coffee shop and outdoor seating area that are both awaiting permits from the Department of Health. What's most interesting about Vaxelaire is that he is committed to steering clear of the Brooklyn cliches. His goal is to grow an internationally focused, New York-based radio, but in terms of the physical location, he wants local residents exiting the nearby church to feel just as welcome hanging out as would an experimental music aficionado. 6sqft recently visited him at the shipping container to learn more about this very unique idea.

Williamsburg’s William Vale Hotel Launches Website, New Renderings & Video

Williamsburg likely has the highest concentration of awful new buildings in the city. The neighborhood has lots of things going for it, but architecture has not been one of them. However, just north of Kiss + Cathcart's noteworthy Bushwick Inlet Park is a cluster of development that finally flaunts the design creativity for which the borough has become renowned. Centered around the Walentas' Wythe Hotel, four exciting new hotels and office buildings are in the works. Tallest of them all, and farthest along, is the 21-story, 250-foot William Vale Hotel between North 12th and North 13th Streets. The striking pile of structural acrobatics topped off last fall and recently launched their website with a handful of new renderings.

Common’s Shared Living Concept Brings $3,000 Bedrooms to Williamsburg

The perpetual waves of recent graduates and other young professional hopefuls streaming into New York City seem to be finding themselves stuck when it comes to finding a place to bunk between cubicle and pub. So it's no surprise that a growing field of enterprising entrepreneurs--after observing the moderate success of the co-working model and the mind-melting success of Airbnb–have stepped in with a hybrid of all of the above. 6sqft previously noted the Wall Street launch of co-working startup WeWork's communal living concept. Now, another co-living player, Common, who recently brought upscale shared housing to Crown Heights, will be opening the doors on a communal residence in prosaically trendy Williamsburg at the corner of South 3rd Street and Havemeyer. Common CEO Brad Hargreaves with partner Henry Development is building a 12-suite, 51-bedroom, 20,000-square-foot residence, the company's first ground-up effort here. The most buzz-worthy bit about this new addition is that members will pay $1,800 to $2,700 a month for a bedroom in one of 12 duplex suites, with one, two or three other roommates. The higher-end numbers represent rooms with a private bath–essentially a studio with friends with benefits.

Last week, 6sqft announced that the affordable housing lottery had launched for 33 apartments at 149 Kent Avenue in Williamsburg. If you're in this income bracket and are looking to live in this trendy Brooklyn area, you can now up your chances, as 13 more brand-new affordable units are up for grabs at five sites around the neighborhood–568 Graham Avenue, 7 Stagg Street, 40 Scholes Street, 198 Montrose Avenue, and 44 Morgan Avenue–according to the NYC HDC. These addresses, which will offer/preserve 24 affordable units in total, are part of a project from the affordable housing developer St. Nicks Alliance. Currently available are one-, two-, and three-bedroom units for those earning between $30,446 and $60,120 annually, roughly 60 percent of the area median income.

Cute Two-Bedroom Condo in Prime Williamsburg Is Priced Under $1 Million

It seems like you can't find anything in Williamsburg for less than $1 million these days, but here's a condo that's priced just below seven digits. This two-bedroom unit at 211 Berry Street, an older condo complex in the neighborhood that's been slapped with a cool name (Northside Condo), has got a price tag of $995,000. This is not one of those North Brooklyn loft condos with a pool, roofdeck or resident lounges, which accounts for the lower price in the central Williamsburg location -- it's located right near the main drags of Bedford and Metropolitan avenues.

Presenting Driggs Haus: 19 Condos Coming to Williamsburg-Greenpoint Border

The Driggs Haus at 247 Driggs Avenue is a 23,500-square-foot condominium building developed by Greenpoint Luxury Development LLC (who purchased the three-story structure that previously stood on the site for $950,000 in 2013) with Gertler & Wente Architects handling the design. The project, situated at the corner of Graham and Driggs Avenues near McCarren Park, has been slow to wrap up construction, with its topped-off concrete frame shrouded in netting for some time now. Ultimately, there will be 19 homes spread throughout the project's five floors, and a soon-to-be-launched website marketing the units brings us a handful of new images and details.

Four New Townhouses Coming to Williamsburg Lot Overlooking the BQE

Construction is underway for a set of two-family townhouses at the northwest corner of Grand Street and Marcy Avenue in Williamsburg. The eyesore of a vacant lot at 50 Marcy Avenue and 349-353 Grand Street will give way to four identical rowhouses designed by KMP Design and Engineering with Patoma Partners as the developers. According to the building permits, each townhouse will have approximately 9,500 square feet of residential space and 5,500 square feet of commercial space. The ground floors will feature offices and retail and the collective eight apartments are planned to have four bedrooms each.

From a Former Babka Bakery Comes This Duplex Condo With the Original Timber Beams Intact

Like many loft buildings in Williamsburg, this one's got a very interesting history behind it. 234 North 9th Street, which dates back to 1915, was once owned by Sophia Zablowski, a baker. She used the site as an industrial warehouse bakery to make her popular Polish babka cake. The building was converted to 11 apartments in 2007–it's now known as the Sophia Lofts–and this one is on the market for $1.43 million. (To give you an idea of how pricy the neighborhood has become, this last sold in 2008 for $681,209.) The apartment still has many of the old warehouse details intact.

New Williamsburg Rentals Will Boast Galvanized Metal Exterior

Here's our first look at a 15,000-square-foot, four-story rental building anticipated for a small 5,000-square-foot lot in North Williamsburg. The development will expand upon an existing one-story garage at 202-204 North 10th Street, and ultimately carve out four duplex rentals. All units will have terraces, and the ground floor will house two retail spaces, one of which will be a restaurant. A rendering posted on Studio Esnal's website depicts the project clad in a simple galvanized metal skin with three rows of deeply inset square windows. Details of the flowering rainforest spilling from the roof are not provided.

Massive Williamsburg Studio, Asking $3,750 a Month, Is Called a ‘Loft Lover’s Dream’

Are you the type of New Yorker who dreams of great apartments after you've gone to bed? Maybe you've dreamt up a loft that looks like this, with wide open space, strikingly high ceilings, a private terrace and roof deck with views of the Williamsburg Bridge (Every NYC apartment worth dreaming about has outdoor space!). The listing, anyway, claims this Williamsburg studio at 138 Broadway is the stuff of dreams, and we have to say that it does look dreamy in the photos -- especially the 20-by-22-foot main space that's being used as the living and bedroom. The apartment comes from a well-known Williamsburg building, the Smith Gray, a cast-iron design built in 1882 for the Smith and Gray Department Store Building. It was converted to condos in 2002.

First Look at Six-Family Townhouses Set for North Williamsburg

At the northern edge of Williamsburg, near the Greenpoint border, work is beginning on a 12-unit project developed by Ami Barr's Djem Land LLC and designed by Queens-based InFocus Design and Planning. The building is situated at 171-173 Bayard Street, between Graham Avenue and McGuinness Boulevard, and replaces a one-story, nondescript light industrial building that the Long Island-based developers snapped up for $1.8 million in early 2014. Renderings posted on the architect's website show an orderly facade of red brick, large sash windows, and steel lintels. A somewhat strange marble cornice tops the first three levels and the fourth story is set back, simulating a modern rooftop addition atop a rehabilitated manufacturing building.

Williamsberry’s Modern Mini-Me at 79 South Fifth Street Gets Glassed

Over in South Williamsburg, construction is moving apace on Mona Gora's noodle factory-to-nests condo conversion known as Williamsberry. While the building’s name has picked up a fair bit of ridicule, we think its ambiguity represents the neighborhood well; like that over-processed frozen yogurt flavor that's tangy to some, bitter to others, but too intriguing to stop tasting. The project is composed of an eight-story, former noodle factory building that is being transformed into 54 high-ceilinged residences topped by a rooftop solar farm. Alongside the conversion, the team is constructing a modern yet complementary six-story building at 79 South Fifth Street, which is also being designed by Workshop DA with interiors by Paris Forino.

REVEALED: Domino Sugar Factory’s Tiny New Neighbor at 349 Kent Avenue

In the shadow of the Williamsburg Bridge and across from the massive Domino Sugar Factory redevelopment underway by Two Trees, a tiny corner site at 349 Kent Avenue and South 5th Street will give rise to a six-story, 10-unit residential building designed by Brooklyn-based Workshop DA. The 4,000 square-foot lot was purchased for $1.3 million by Eugene Bushinger's 351 Kent Realty LLC in early 2011 and in May, it was reported that building permits were filed for a 15,300 square-foot residential building. The pre-existing, two-story structure that once provided a welcome splash of color along the Brooklyn Greenway has since been demolished. Its worn, brick faced boasted a geometric and robot-infused mural painted by R. Nicholas Kuszyk (a.k.a. RRobotsollaboration) with How and Nosm in 2011.

Brooklyn’s Sketchbook Project Has a Library of 34,000 Doodles You Can Browse

It claims to be the world's largest collection of doodles, and it's located right in Williamsburg (h/t Atlas Obscura). The Sketchbook Project is a "crowd-sourced library that features 33,903 artists' books contributed by creative people from 135+ countries." Located at a storefront space in the Brooklyn Art Library, the project encourages artists (or anyone with an artistic inkling) to order one of their blank sketchbooks, fill it up with their drawings, and send it back to be added to the physical and/or digital library for creatives from all over the world to view.
