Our series “My sqft” checks out the homes of New Yorkers across all the boroughs. Our latest interior adventure brings us to the Greenpoint apartment of musician-couple Sara McDonald and Amit Peled. Growing up in a military family that moved almost every year, Sara McDonald tried to feel settled in each new city by furnishing her room with framed photos and special pillows. “I would always spend a ton of time organizing and decorating my room even though I knew it wasn’t permanent,” she told us. “I just wanted to feel at home where we lived.” In her Greenpoint apartment she shares with boyfriend Amit Peled, Sara has been able to do just that, styling her place exactly how she wants with Craigslist finds and unique mementos from abroad. Both musicians (they met at the School of Jazz at The New School), Sara and Amit needed space for their many instruments. Thankfully, Sara, who composes and arranges music for her big band NYChillharmonic and plays the French horn, and Amit, a guitarist, and member of a hard-core Klezmer band, can use their apartment’s second bedroom as a music studio. Their apartment boasts a vintage vibe, credited mainly to Sara’s resilient effort to find pieces she wants online. Nearly everything in the couple’s home cost them less than $200, with even the mahogany spinet piano picked up for free. “I always know exactly what I want, almost to a fault,” she said. A new seven-acre park will open under the Kosciuszko Bridge in Greenpoint

Plans to build a new seven-acre public park under the Kosciuszko Bridge in Greenpoint are moving forward. Last month, the North Brooklyn Parks Alliance unveiled designs for "Under the K," a linear public space that will feature four distinct spaces and stretch to Newtown Creek. Designed by Toronto-based architecture firm Public Work, the new park will feature access to the waterfront, public art installations, performances, and areas for recreation on land currently vacant.

A lottery offering 16 affordable apartments is now officially open at the newly-constructed mixed-use building at 848 Lorimer Street overlooking McCarren Park in Greenpoint, Brooklyn. Qualifying New Yorkers earning between 80 and 130 percent of the area median income can apply, with rents ranging from a $1,125/month studio to a $2,684/month two-bedroom. The brick-and-glass building is six stories tall with 52 residential units total, and includes a street-level parking garage.

Greenpoint Avenue G station will get three elevators and full ADA-compliant features

The MTA is moving into the next phase of construction on the elevator installation project at the Greenpoint Avenue G station, but there’s good news for roughly 9,400 regular weekday customers: the MTA is expecting “significantly reduced impact” to service. Work will also focus on updating station infrastructure including stairs, handrails, turnstiles, powered gates, and braille signage—bringing the station to full ADA compliance.

New renderings revealed for Greenpoint Landing’s OMA-designed towers

Developers Brookfield Properties and Park Tower Group have unveiled the next phase of development in the massive Greenpoint Landing waterfront project, including an addition to the public waterfront esplanade designed by James Corner Field Operations and mixed-income housing designed by OMA, the architecture firm founded by Rem Koolhaas. Construction is scheduled to begin this summer on the two new towers and an adjacent seven-story building that will bring the total number of units in the project to 745, of which 30 percent will be affordable.

Timber bridge between Greenpoint and Long Island City gets support from local politicians

6sqft reported last May on a proposal for a civic design project aimed at reconnecting the neighborhoods of Greenpoint and Long Island City. Brooklyn-based studio CRÈME's concept, called Timber Bridge at LongPoint Corridor, calls for constructing a floating bridge made of durable timber that would span Newtown Creek and expand past it to the LIRR rail yard in LIC. Not only would the new bridge provide greater access to transit options, but, according to the design team, Timber Bridge would give cyclists and pedestrians a safer commute than the car-jammed Pulaski Bridge. The Brooklyn Eagle reports that this grassroots initiative is now just a bit closer to becoming a reality with the creation of a nonprofit and new support from local civic leaders.

173-unit project planned for the Greenpoint waterfront moves forward

New permits were filed this month for a 14-story development on the Greenpoint waterfront, a residential project 6sqft first reported on over two years ago. According to the documents filed with the city's Department of Buildings, 173 units are planned for the Brooklyn development at 53 Huron Street, which faces the East River and stretches a block to West Street (h/t YIMBY).

Ranging from $1,045/month studios to $2,795/month three-bedrooms, 60 low- and middle-income units at Greenpoint's new rental Otto have come online through the city's affordable housing lottery. The block-long, 197-unit building boasts that it is "community-forward," with amenities like a lounge, old-school game room, gym, and a large rooftop with a pool, hot tub, barbecues, and incredible Manhattan views. For comparison, market-rate apartments are renting from $2,279/month for studios to $4,704/month for three-bedrooms.

Want to see your business featured here? Get in touch! Long-time pizza enthusiast Paulie Giannone opened his first wood-fired pizza restaurant, Paulie Gee’s, in 2010 on Greenpoint Avenue in Brooklyn. Since then, he's opened locations in Miami, Columbus, Ohio, Chicago, and Baltimore. Most recently, though, he came back to his roots with Paulie Gee’s Slice Shop, just a few blocks away from his original spot in Greenpoint. While Paulie’s restaurants center around gourmet pizzas, including many vegan options, the Slice Shop specializes in classic New York City-style and Sicilian slices. In keeping with this classic pizza joint feel, the Slice Shop’s retro décor is inspired by the pizzerias Paulie Gee frequented while growing up in Kensington, Brooklyn. We had a chance to speak with Paulie at the newly opened Slice Shop and sample some of the delicious pizzas, including his classic cheese slice and his sauceless Mootz. He filled us in on how he got his start in the pizza business, where he found the '60s and '70s decor, and his reaction to the long lines New Yorkers are waiting on to get a slice of Paulie Gee's.

Plans revealed to convert abandoned hospital in Greenpoint into affordable housing complex

Shuttered since 1982, the Greenpoint Hospital will soon be home to a new mixed-use development with roughly 500 units of affordable housing, as well as a shelter for 200 homeless New Yorkers. The city's Department of Housing Preservation and Development announced on Thursday it will work with St. Nicks Alliance, Hudson Companies Incorporated, and Project Renewal on the project, with the design led by Magnusson Architecture and Planning (MAP) and Architecture Outfit. The 3.4-acre site, located at 288 Jackson Street, will include two newly constructed buildings and two rehabilitated historic buildings.

‘Affordable’ Greenpoint apartments renting for the same price as the market-rate units

We've come to accept that many middle-income "affordable" housing lotteries are nothing more than a way for a building to cross-subsidize its "deeply affordable" units. Case in point, this new lottery that just launched at 216 Freeman Street in Greenpoint. Reserved for households earning 130 percent of the median income, one-bedrooms are $2,544/month and two-bedrooms $3,050. And while a market-rate one-bedroom is currently listed for the higher price $2,975, a two-bedroom is listed for the exact same price as the lottery unit.

New plans unveiled for creative and industrial office space in Greenpoint

Simon Baron Development has announced plans for a seven-story office building at 12 Franklin Street on the Greenpoint/North Williamsburg border. The project, designed by FXCollaborative, will rise in an area bristling with residential development, dining and entertainment choices but with a shortage, according to the developer, of Class A office space geared toward small businesses. The building's 134,000 square feet of office, retail and rooftop amenity space will include 23,000 square feet of manufacturing space–the building's design was intended to reinforce the industrial character of the neighborhood. The project is scheduled for public review today.

If you can’t bear the idea of living in the dorms for another year, you’re not alone. Unless you happen to go to Columbia where over 90 percent of students live on campus, there's a high likelihood you’ll be searching for your own apartment at some point during your college years, just like 57 percent of students at NYU and 74 percent at The New School. And if you're like most students, you’ll be looking for an apartment far from downtown that strikes the right balance between affordability, commutability, and access to services. To help you make the smartest decision possible, 6sqft has compiled a list of affordable, student-friendly neighborhoods in Manhattan and Brooklyn. By New York City standards, all of these are both safe (e.g., reported fewer than 1.5447 crimes per 1000 people in June 2018) and within reach (e.g., on average, three-bedroom units can still be rented for less than $5,000 per month). Using July 2018 City Realty data on average neighborhood rents, we've broken down how much you’ll pay on average to live in a three-bedroom shared unit in each of these neighborhoods. First look at the latest huge residential project proposed for Greenpoint’s waterfront

On the site immediately south of the former Greenpoint Terminal Market, which was destroyed in a massive fire in 2006, three high-rise buildings are planned, containing hundreds of apartments. As of now, Halcyon Management Group has filed permits for a 19-story, 234-unit tower at 29 West Street, a 14-story, 92-unit tower at 37 West Street and a 33-story, 410-unit tower at 65 Private Drive. CityRealty recently uncovered the first renderings of the Brooklyn project, which show a total of four towers, with two 400-foot towers overlooking the East River, and two smaller buildings situated further inland. SLCE Architects is listed as the architect of record for the three buildings filed.

A Kickstarter campaign launched on Thursday for a civic design project aimed at reconnecting the neighborhoods of Greenpoint and Long Island City and the residents who live there. Lottery opens for six middle-income apartments near the Greenpoint waterfront

Just two blocks inland from Newton Creek and right near hot spots like the Brooklyn Ice Cream Company, Saint Vitus Bar, and Milk & Roses, a stretch of Box Street is transforming from its industrial past to a more modern, residential block. At 56 Box Street, a new six-story rental, new Greenpoint tenants started moving in last August, and now a middle-income lottery has launched for six of the units, $2,253/month one-bedrooms and $2,716/month two-bedrooms. The market-rate units go from $2,650/month one-bedrooms to $3,300/month two-bedrooms. So while this isn't the deal of the century, there are still some savings to be had in an up-and-coming 'hood.

Take a tour of artist Cj Hendry’s ‘MONOCHROME’ rooms in a Brooklyn warehouse

Australian-born, New York-based hyperrealist artist Cj Hendry--whose past work, which is often sold out through Instagram and has been quite dominated by blacks, whites and grays--created an amazing color exploration in a 22,000-square-foot Brooklyn warehouse. In each of the seven single-colored rooms, the self-described “fashion fangirl” Hendry’s MONOCHROME exhibit creates a color sensory experience centered around her new images of crumpled Pantone swatches. Everything from the walls to floors to clothes hanging to plants are the same color. It looks as if she was inspired by the 2018 Pantone color of the year, ultraviolet, for the bathroom. The rooms are built with lego-like Everblocks, creating somewhat prison-like walls in the most colorful jail ever.
