Governor Cuomo looking to give the state control of Penn Station area

Less than one week before the state's deadline to adopt its budget, Governor Andrew Cuomo proposed the “New York Pennsylvania Station Area Redevelopment Project,” a state-controlled development area around Penn Station. In the constant one-upmanship between Cuomo and Mayor Bill de Blasio, this would give Cuomo control over one of Manhattan’s top name-brand landmarks, according to a draft proposal acquired by Politico.

The final frontier of history and hip: Developments and amenities shaping the Lower East Side

For many New Yorkers, the Lower East Side is one neighborhood that still has a lot of authenticities and good 'ole New York grit left. It has been described as Manhattan’s "last frontier of cool. Trump-branded building in Stamford, Connecticut wants to ditch the President’s name

Stamford might be joining the ranks of Soho, the Upper West Side, Toronto, Queens and Panama. Some residents of the Trump Parc condominium in Connecticut want to remove President Donald Trump's name from their building and with new officers on its board, a vote for a name-change might be around the corner. According to the Stamford Advocate: “Some owners, in recent interviews, said a vote on the Trump name is now more likely as property values continue to decline and some owners and realtors say the name drags down prices.”

Investor group may create its own cryptocurrency to fund purchase of the Plaza

Photo via Wally Gobetz/Flickr Cryptocurrencies make the wild west look tame. Yet despite their volatility, they’re becoming more of a presence in NYC real estate. Five days ago, when we reported on the first Bitcoin closings in Manhattan, the value of Bitcoin was $8,592. It is currently $7,999. According to a CNBC report, Chimera, a group of foreign investors interested in buying the Plaza Hotel, is considering offering partial payment for the transaction in a new cryptocurrency. Chimera has proposed the creation of the “Plaza Token,” an asset-backed securitized token, to raise more than $375 million. They are being advised about this initial coin offering by a company called Securitize. “This would give cryptocurrency investors the chance to diversify into luxury real estate and receive certain concessions inside the Plaza Hotel,” CNBC reports.

An art auction in Jersey City is selling a fake ‘Naked Trump’ statue for up to $30K

One of the original statues on display in San Francisco via torbakhopper's Flickr Fake news is always surrounding President Donald Trump and so is Stormy Daniels. Put those two together (fake & naked) and you’ve got the most recent news: an auction house based in California is selling a fake “Naked Trump” statue, unbeknownst to them. Reports out today claim one of the five original “Naked Trump” statues is going up for auction on May 2 at Julien’s Auctions at Mana Contemporary in Jersey City. But a representative from INDECLINE, the West Coast “Activist Art Collective” that created the artwork, adamantly denies that this is an original.

New company Floyd will deliver furniture to your door in five hours

Is there anything you can’t get delivered same-day in NYC? New Yorkers have always been able to get pizza at a moment’s notice but now you can get restaurant deliveries, pharmacy items, groceries (even Walmart, which doesn’t have any local stores, is getting on that game), wine and, yes, sex toys. Now, Fast Company reports that newcomer Floyd, a Detroit-based furniture company, will deliver same-day furniture. Most furniture companies take 6-8 weeks from order time to delivery but Floyd is taking notes from Amazon and shaking things up: "We saw [same-day delivery] as a real differentiator, changing how people buy furniture.” For a company that wants to dethrone IKEA, taking notes from Amazon is probably a good start.

Brooklyn architect lists her modern Connecticut retreat for $650K

Lynn Gaffney, a LEED accredited and certified Passive House designer based in Brooklyn, is selling her 2,500-square-foot, three-bedroom Sharon, Connecticut weekend retreat named “The Bog” for $650,000. Gaffney has a lot of emotion attached to her home. “It's very personally designed. My husband was my client and my friend built this house.” She particularly loves the space between the garage and the house, “There’s a gateway where the two buildings almost touch and it creates the most wonderful courtyard. Conceptually, the idea was to build a metal shell toward the road and create an envelope for a private warm house based on the garden.” She describes the metal shell as a modern "interpretation of an agrarian shed."

Chelsea Market plans international outposts as Google closes on $2.4B purchase of flagship building

Jamestown, the real estate investment company that just closed on the $2.4 billion sale of the 1.2 million-square-foot Chelsea Market building to Google yesterday, is getting in on the corporate game. The developer will continue to manage Chelsea Market and, according to the Wall Street Journal, they maintained the branding rights and intellectual property connected to the Chelsea Market name outside of Manhattan. The article reports that Jamestown is already scoping out “emerging neighborhoods” throughout the U.S. and Europe and hopes to announce one to two new locations for their new concept before the end of the year. Phillips told the Journal, “The concept travels...Our intention is to create this community of buildings.”

INTERVIEW: Developer Edward Baquero explains how he brought old-New York luxury to 20 East End

When I first interviewed Edward Baquero, President of Corigin Real Estate Group, his art curator, Elizabeth Fiore, was furiously texting him images from the Armory Show with potential art for two remaining walls in the stately 20 East End’s octagonal lobby. Baquero is a perfectionist to the nth degree with an obsessive eye for detail, highly skilled research capabilities, a luxurious aesthetic sensibility and a ridiculously funny sense of humor. These two alcove walls were just as important to Baquero as every other detail in his building, no matter how big or small. Nothing in 20 East End was chosen without thorough research and reason followed by multiple iterations of tests and retests. What Baquero created in 20 East End evokes a time when the Astors, Vanderbilts, and Rockefellers dominated Manhattan and defined luxury. Baquero is bringing back the best of the past and melding it with the present to create a model many will replicate in the future. More Banksy work pops up in Brooklyn, this time commenting on capitalism and real estate

Banksy is at it again. Last Friday, we highlighted the 70-foot mural on the Houston Bowery Wall depicting the Turkish artist Zehra Dogan’s unjust prison sentence. Now the elusive street artist is taking credit for two murals on a derelict site slated for redevelopment in Midwood, Brooklyn, reports Hyperallergic. One of the murals depicts a man in a suit and hard hat (most likely a real estate developer), cracking a whip that looks like a stock market up arrow, over a group of children and adults desperate to get away. Coincidence or not, Trump has properties in nearby Coney Island. The mural is classic Banksy commentary on the evils and influence of capitalism.

Noho’s Wormhole apartment brings ‘Batman’s cave’ to a Second Empire space

The multidisciplinary architecture/design firm Dash Marshall does it again. Before they evoked water with their “Raft Loft” in Tribeca, and now they turn to the soil with the “Wormhole” in Noho, which takes inspiration from dark tunnels underground that emerge into the bright sun. Inspired by science fiction, like "2001: Space Odyssey," and clients who were amenable to the stories they create, Ritchie Yao, one of the firms’ co-founders explained, “We built a Wormhole above Bond Street by invading a historic structure with futuristic bits to create a world within a world: new inside of old, dark inside of bright, minimal inside of maximal.”

On the first day of Spring, NYC will reopen five parks after $24M in renovations

Tomorrow, March 20th, the first day of spring--otherwise known as the day before another half-a-foot of snow gets dumped on us--NYC will celebrate five park re-openings, one for each borough (h/t amNY). The Department of Parks and Recreation’s ribbon cuttings represent a total of $23.9 million in capital improvements ranging from park landscaping, new play areas, exercise spaces for adults, water features, and new comfort stations. The parks are: Staten Island's Arrochar Playground; Queens' Grassmere Playground; Brooklyn's Hilltop Playground; the Bronx's Lyons Square Playground; and Manhattan's Martin Luther King, Jr. Playground in Harlem.

Banksy unveils mural at historic Houston Bowery Wall protesting Turkish artist’s imprisonment

The provocative and still anonymous artist Banksy has come back to New York after a five-year hiatus (he was last seen in New York selling his work for $60 a piece in Central Park). After a tease yesterday, his 70-foot mural on the Houston Bowery Wall, made famous by Keith Haring in 1982, depicts 365 hash marks and an image of the Turkish artist Zehra Dogan behind prison bars and the final prison bar transforms into a pencil. The image represents the amount of time Dogan has spent in jail for painting a picture of a war-torn town in Turkey.

In Tribeca’s ‘Raft Loft’ a hanging, architectural staircase joins two apartments

Stairs can be purely functional and totally uninspiring or they can be the stuff dreams are made of (just ask MC Escher). Dash Marshall, a multi-disciplinary architecture and design studio based on the Lower East Side, designed a stunning staircase made of brass and stainless and blackened steel, which rises from its brick foundation and is suspended from the second-floor ceiling in order to join two units in Tribeca (h/t Dezeen). By suspending the stairs from the second floor, that freed up a lot of space below in the living room, giving the firm even more space to work their renovation magic.

City asks Brooklyn and Queens residents to ‘wait’ to flush the toilet on rainy days

In gross news for the day, the New York Times ran a story highlighting the city’s Department of Environmental Protection “Wait …” campaign, which asks residents in parts of Brooklyn and Queens to “Wait…to use water during a heavy rainstorm.” Unbeknownst to many, rainwater runoff and household sewage flow in the same underground pipes. When there is a lot of rain, the overflow runs off into nearby rivers, bays, and creeks instead of to the intended water treatment plant destinations. The four things the site suggests you wait on are: laundry, shower, wash dishes, and/or flush the toilet.

Trump’s NYC properties no longer considered ‘luxury’

According to a new CityRealty report, President Trump is spreading fake news. Trump claims his branded luxury residential condominium and towers are more valuable than his competitors. In fact, the numbers tell a different story. In the past 10 years (2007-2017), Trumps’ properties’ average price per square foot has only risen 15% (from $1,529 to $1,741) compared to Manhattan luxury condominiums which have risen 56% (from $1,994 to $3,105) and all Manhattan properties which have risen 51% (from $1,237 to $1,864). What might be even more upsetting to the Trump Organization is that based on the prices condos in his buildings sell for, they are no longer categorized as luxury properties but as “middle-of-the-road investments in the wider world of the Manhattan condo market.”

Hudson Yards’ latest amenity will be old-fashioned doctor house calls

Developers have long tried to lure buyers and renters with lists of spectacular amenities and high-end art collections, but Hudson Yards developers’ Related Companies and Oxford Properties Group have something no other New York City developer is offering-- a medical clinic for people who live and work in their buildings. According to the New York Times, Related asked buyers what they considered an “ideal” place to live. Jeff T. Blau, Related’s chief executive and a board member at Mount Sinai, said, “They were saying they like having their doctors around the corner, and when we thought about it we realized there were no doctors around the corner because this neighborhood didn’t exist before.”

Can giant zoo animals sell a luxury condo in NYC?

After watching 200 East 59th Street’s most recent promotional video, the 35-story midtown building seems insanely voluminous and sturdy— with a whiff of hay? Developer Macklowe Properties just released this DBOX video showing giraffes, elephants, and rhinos (oh my!) galavanting around the city and in their new building. This video builds on the fiberglass 18-foot giraffes, elephants, and rhinos Macklowe found in Southampton and installed at the property last year.

The Real MTA map shows only the subway lines that are currently functioning

There's been a lot of recent attention about the deterioration of the New York City subway, both in ridership and service. And, in the past, the subway map has done little more than inspire some cool art. Real-time information that could be very useful to riders, like a major delay or line shutdown, is only accessible “live” once you have already swiped your card and arrived on the subway platform. What good is it then? Now, thanks to web developer Eric Markfield, from Unfounded Labs, the Real MTA map, “a realistic subway map,” provides an up-to-the-minute, visual representation of any delays, service changes or planned work (h/t Curbed).

Art and real estate: The new relationship that’s selling big

The architect Morris Adjmi looks to trends in art, more than in architecture, to inspire his work. “Art is more stimulating to me than the latest trends in architecture. Art is visceral and topical, it is much more immediate and it allows you to get into the zeitgeist of the time. In art, we see what is happening now, in architecture it takes a few years to show up.” More and more architects, developers, designers, and brokers believe in the powerful relationship between art and real estate. So much so, it is now understood that art sells real estate and real estate sells art. James Cavello, owner of Westwood Gallery, curated an art exhibit at 212 Fifth Avenue’s $73.8 million “Crown” penthouse with a multimillion-dollar collection of art, with works by Warhol, Rauschenberg, Cy Twombly, Robert Indiana, Charles Hinman, and Douglas Kirkland. On the relationship between art and real estate, Cavello says, “We share the same similar high net worth clients so developers and brokers look to individuals like me and my company to propose alternatives to staging the areas with furniture and drapes and, instead, work with the light and space and utilize the art as staging.” The Sotheby’s team behind 212 Fifth added that having Westwood Gallery stage art in the three-story, 10,000-square-foot unit, “Helped generate powerful awareness for Westwood Gallery with a level of visibility that is often unattainable for a stand-alone gallery.” Clearly, art and real estate have a very symbiotic relationship.

NYC developments get smart: A look at the latest residential building technologies

In a refreshingly non-"Black Mirror" way, many NYC residential developments are taking advantage of new technologies, like keyless door entry systems and digital concierges, not to replace humans but rather enhance them. These building technologies are making residents’ lives easier while prioritizing the importance of face-to-face interaction. According to a joint cnet/Coldwell Banker survey, “81 percent of current smart-home device owners say they would be more willing to buy a home with connected tech in place.” Clearly, developers got that message. Many new buildings in NYC are incorporating technology into their developments to enhance service as well as increase residents' personal security and privacy.

The new nomadic lifestyle: Luxury real estate and restaurants take over Nomad

A nomad is defined as “a member of a community of people who live in different locations, moving from one place to another in search of grasslands for their animals.” But it would be hard to imagine any Nomad resident ever straying for grasslands beyond Madison Square Park. After a series of incarnations over the years, Nomad is now a super hip, bustling neighborhood from morning through night with residents, technology businesses (it’s now being referred to as “Silicon Alley”), loads of retail (leaning heavily toward design), great architecture, hot hotels, and tons and tons of food. Named for its location north of Madison Square Park, Nomad's borders are a bit fuzzy but generally, they run east-west from Lexington Avenue to Sixth Avenue and north-south from 23rd to 33rd Streets. Douglas Elliman's Bruce Ehrmann says, “Nomad is the great link between Madison Square Park, Midtown South, Murray Hill and 5th Avenue.”
