This 8,000-square-foot loft at 260 West Broadway catches the eye of art lovers whenever it surfaces for sale. The apartment’s entry features an immediately recognizable wall mural by the late artist Keith Haring, drawn circa 1979 when Haring was a student at the School of Visual Arts (SVA). The mural was rediscovered during a renovation in 2007, as 6sqft previously reported. The condo has been renovated again, this time by Sottile and Company and Debono Brothers, but the mural, of course, remains. Last listed in 2021 for $8 million and sold for $6.5 million, the massive triplex is now asking $25 million.

Adam Zoia purchased the property in 2021 and oversaw a two-year renovation that preserved its historic character and the iconic artwork but modernized its infrastructure. The project included HVC upgrades and adding new marble flooring and Venetian plaster. According to a press release, the main level was also reconfigured to allow for more flow between the living and dining spaces.
To preserve the mural, a custom bar was built around the mural to create a protective barrier while still displaying the artwork. Since it covers the walls, ceiling, and ironwork, it cannot be removed without damaging the original work.
Zoia told the New York Times in an interview earlier this month the bar protects people touching the mural. “You don’t want people rubbing up against it or like, you know, splashing water on it or whatever,” he said.
Zoia added: “I mean, it’s a really cool bar, but what kind of a bar in New York City has an original Keith Haring painting on the wall behind it and painted on the ceiling of the bar too?”

The notable entry may be impressive, but the rest of the home is no less so. A loft fantasy of a great room is framed by 26-foot-high ceilings and tall arched windows. Design features include white oak flooring and custom Holly Hunt and FLOS lighting. Additional 21st-century comforts include multi-zoned central air conditioning, a smart home system, vented laundry, and soundproofing.
A sleek, capable kitchen offers double appliances for grand-scale entertaining. A dining space accommodates at least 22. There is also a powder room on this floor.

A bespoke curved staircase ascends to the top floor. The primary bedroom is a self-contained refuge, overlooking the building’s courtyard and served by a sprawling, impressively-appointed bath. A dressing room is lined in custom millwork.

Two guest bedrooms and a home office are also on this floor. The office overlooks the great room through curved glass. Each of the secondary bedrooms has an ensuite bath and custom closet.

On the lowest level of the triplex you’ll find 2,000 square feet of flexible entertaining and living space. In addition to three more bedrooms, there’s a secondary kitchenette for parties and guests.
An eight-seat soundproof movie theater and a game room will keep your guests entertained. Also down here is a gym with exposed brick walls and the covetable wellness perks of an infrared sauna and a cold plunge.

Residents get condo convenience in a home that dwarfs many a city townhouse. Residents of the American Thread Building get a full-time doorman, a building gym, and a private roof deck.
