18th-century Dutch Colonial home, one of the city’s last, is for sale for the first time in 40 years

The Cornelius Van Wyck House in Douglaston, Queens, built in 1735 and both a New York City landmark and on the National Register of Historic Places, is now for sale asking $3.25 million (h/t Curbed). The home has been called New York City's "most impressive architectural remnant of the early Dutch Culture." In addition to its historic and architectural significance, it's located on Little Neck Bay and is one of the largest true waterfront properties in Queens. The home at 126 West Drive has been well-tended over the years, with many “interesting details of the Dutch period” still intact according to the property's 1966 landmark designation report.

Zaha Hadid’s unknown, unbuilt and celebrated projects in New York City

A year ago today, Zaha Hadid's sudden passing at age 65 rocked the architecture world. Best known for her signature swooping and curving forms and for being the first female to win the Pritzker Prize, she surprisingly has only one project in NYC, the under-construction 520 West 28th Street. Likely due to an unwillingness to tame her energetic visions to suit a developer's bottom line, the majority of her work envisioned for the city remains unbuilt. First look at the interiors of Waterline Square’s trio of towers

As 6sqft reported in November, a trio of glassy residential towers is rising on the five-acre waterfront site between West 59th and 61st Streets that comprises part of Riverside Center. Known as Waterline Square, the megaproject will offer a combination of condos and rentals, a Mathews Nielsen-designed park, and an impressive roster of starchitects–Richard Meier and Partners, Rafael Viñoly Architects, and Kohn Pedersen Fox Associates. CityRealty now reports that the development team has announced the trio of designers who will shape the interiors--Champalimaud, Yabu Pushelberg and Groves & Co.--which comes with a fresh set of renderings.

City reveals garment district rezoning plans, citing incentives to move makers to Sunset Park

At a Manhattan community board meeting Wednesday evening, city officials told garment industry representatives of plans to remove Midtown's manufacturing preservation requirement, Crain's reports. The change to a 1987 zoning rule means that landlords will have the option to rent the formerly set-aside space to commercial office tenants. City officials cited the failure of the preservation effort to meet its goal, highlighted by a reported 83 percent decline the number of garment workers–from 30,000 to 5,100– since it was first implemented. As 6sqft recently reported, the rezoning is seen as "a clear push to drive these businesses toward lower cost space in Sunset Park."

Senior musicians may lose affordable housing at Bronx Commons

The $160 million Bronx Commons mixed-use development, located in the borough's Melrose neighborhood, broke ground in January. When complete, it will combine affordable housing, retail, landscaped public space, and a 300-seat music and arts venue known as Bronx Music Hall. As 6sqft previously reported, the Hall was envisioned as a way to celebrate and revitalize "the deeply rooted history of cutting edge Bronx music," which nonprofit developers WHEDco and BFC Partners also hoped to address by setting aside 15 percent of the 305 below-market rate apartments for older musicians. But as the Times explains, despite the South Bronx's past as a hub for jazz and doo-wop music venues and sidemen, the city says this may be in violation of fair housing laws that prohibit preferences based on age or race.

‘Paris-on-the-Gowanus’ rental launches affordable housing lottery, units from $833/month

When the Lightstone Group revealed their two-building, 700-unit, $350 million rental project at 363-365 Bond Street, right on the banks of the notoriously toxic Gowanus Canal, president Mitchell Hochberg said it was inspired by a residential project in the Canal Saint-Martin neighborhood in Paris that helped create a “newly hip atmosphere” near a similarly polluted waterway. Despite the area's Superfund status, the promise of living in a trendy, up-and-coming area surely appealed to many; when the lottery opened for the 86 affordable units at #365, nearly 60,000 people applied. Now, the lottery is opening for the 54 below-market rate apartments at the under-construction #363, ranging from $833/month studios to $1,082/two-bedrooms, available to those earning 60 percent of the area median income.

Stately Staten Island Victorian hits the market for $1.5M

Mayor de Blasio says Citywide Ferry will add 200+ jobs

For the first time in 100 years, ferry service will be available to all five boroughs as part of a two-year $325 million initiative by Mayor de Blasio. As the Wall Street Journal reported, the plan will add at least 200 jobs to the city’s economy. Half of these available jobs will pay at least $50,000 per year or more, according to the mayor. The plan for the citywide ferry service, launching this summer, will be managed by the Economic Development Corporation and Hornblower Cruises, who will hire deckhands, captains and other crew members.

New rendering for the Sheepshead Bay condo that’s the tallest residential building in South Brooklyn

As 6sqft noted just over a year ago when the project was first revealed, a 331-foot tower isn't even news in Manhattan or much of western Brooklyn and Queens, but "in the once-sleepy waterfront community of Sheepshead Bay" it's quite the headline maker. The 30-story building from Perkins Eastman Architects will, in fact, be the tallest residential building in South Brooklyn. Just last week, developer AvalonBay Communities launched a new website with info on the project's rental component Avalon Brooklyn Bay, and now, Muss Development, who's behind the condo portion known as 1 Brooklyn Bay Condominiums, has revealed details on these 56 luxury, high-rise units, as well as a brand new rendering of the glassy behemoth and how it's set to dwarf its surroundings.

My 2,400sqft: Preservationist and arts champion Samuel Brooks shows off his Mott Haven rowhouse

Samuel Brooks has been living in the Mott Haven section of the South Bronx for the better part of 43 years, never budging in his passion for this vibrant area that's recently been dubbed the next "it" neighborhood. After buying a historic rowhouse within the Mott Haven Historic District 12 years ago (and then spending about nine of those scraping paint off the beautiful moldings!), Samuel is now a major player in Mott Haven's local community efforts--he's the President of the Mott Haven Historic Districts Association, runs an art gallery in his basement to exhibit local artists, and spearheaded the effort to transform his home this summer into the first ever Mott Haven Decorator Show House as a way to promote Bronx-based and up-and-coming designers. 6sqft recently paid Samuel a visit and toured his historic-meets-artsy home and learned all about his work putting Mott Haven on the map for reasons other than real estate development and food halls.

New rendering emerges for Keith Rubenstein’s ambitious South Bronx development

The massive South Bronx waterfront development planned by Somerset Partners and Chetrit Group is coming together--at least visually. CityRealty revealed a rendering of the second parcel of a two-parcel master plan that will eventually hold six residential towers and park space. Construction on the first three buildings within the first parcel at 2401 Third Avenue was approved last summer. This second parcel at 101 Lincoln Avenue will hold three more towers, 25 stories each, with a grand total of 826 apartments. The developers have long heralded this development as a game-changer for the South Bronx, but faced pushback after Somerset developer Keith Rubenstein attempted to rebrand the area as the “Piano District” and held a party that capitalized on the struggles of the Bronx in the 1970s, featuring burning trash cans and a bullet-ridden car.

Bjarke Ingels moves firm to huge new headquarters in ‘Scandamerican’ DUMBO

Architecture firm Bjarke Ingels Group (BIG) has just added heft to the big-name design, media and technology shift that has been setting up shop in Brooklyn. BIG, founded by noted Danish architect–and DUMBO resident–Bjarke Ingels, just signed a lease for 50,000 square feet at Two Trees' 45 Main Street building in the Brooklyn waterfront neighborhood, with plans to relocate their Manhattan office at 61 Broadway to the new space, which is twice the size of the company's current NYC headquarters. As 6sqft previously reported, Ingels purchased a $4 million penthouse home at 205 Water Street with views of 2 World Trade Center back in 2015.

City’s planned Garment District rezoning will reduce protections for fashion companies

Just two weeks after the city announced that they'd spend $136 million to create the "Made in NYC Campus," a hub in Sunset Park that will provide affordable space for film and fashion companies, it's come to light that the de Blasio administration has been planning a rezoning of Manhattan's Garment District. As Crain's explains, this could potentially roll back rules that require landlords to rent a portion of their buildings to fashion companies, a clear push to drive these businesses toward lower cost space in Sunset Park.

Step into the New York section of any bookstore these days and you'll likely see front and center "Abandoned NYC" by Will Ellis, which puts together three years of his photography and research on 16 of the city's "most beautiful and mysterious abandoned spaces." Will's latest photographic essay is titled "Arthur Kill Road," an eerily handsome exploration of the "quiet corners" and "remote edges" of Staten Island. He decided to focus on this thoroughfare as it winds through some of the NYC's most sparsely populated areas, including the defunct waterfront, remnants of historic architecture, and desolate industrial complexes. Here, as Ellis describes it, "the fabric of the city dissolves, and the past is laid bare through the natural process of decay."

High Line-style park proposed for a half-mile stretch of abandoned Staten Island rail

Although High Line Park visionary Robert Hammond recently expressed remorse for failing to develop a park that was "for the neighborhood"—not the ultra-wealthy that have infiltrated the blocks directly surrounding the elevated marvel—other cities continue to see nothing but financial opportunity in thrusting parkland upward. 6sqft recently reported on Newark, NJ, which will soon break ground on their own version of the High Line in hopes of revitalizing their long-burdened downtown, and now the Staten Island Economic Development Corp. (SIEDC) has announced that Port Richmond is angling for their own High Line magic atop .53 miles of abandoned North Shore rail line.

Developer will turn Connecticut lighthouse into a giant playroom for his grandkids

In 2004, New York-based developer and builder Frank Sciame paid $6 million for the 3.4-acre waterfront Connecticut estate of the late Katharine Hepburn. In late 2015, he also dropped $290,000 at auction for the Old Saybrook Breakwater Lighthouse, which is within walking distance to the estate. The 131-year-old lighthouse was built in 1886 to mark a sand bar on the west side of the Connecticut River, but it will soon see a new life as a giant children's playroom. The Post reports that Sciame asked yacht-design architects Persak & Wurmfeld to redesign the structure as a clubhouse for his grandkids, complete with the original cast-iron windows and portholes, watch room and lantern room, and upper wrap-around deck.

Astoria is NYC’s top ‘hood for millennials seeking roommates

Roommate app Roomi recently compiled data based on the 20 to 36-year-olds searching for someone with whom to split the rent, and the top neighborhood for this trend is Astoria. DNAinfo shared the analysis, which found that nearly 38 percent of Roomi's users looked for housing in the up-and-coming Queens 'hood, and each applicant in this area gets about 20 applicants, almost double all other neighborhoods.

WXY reveals renderings of the city’s just-announced $136M fashion and film complex in Sunset Park

Last week, 6sqft took an in-depth look at how Sunset Park has become the new frontier for the city's garment industry, thanks to "several industrial conversions [that] offer cheaper rents, better equipped real estate, and a creative, collaborative community." Part of the city's push to revitalize the fashion trade in the burgeoning Brooklyn nabe is a collaboration with its "Made in New York" marketing campaign, which has previously been geared towards promoting film and television productions and technology companies. They'll also be investing $136 million to create the "Made in NYC Campus," a renovation of two waterfront Bush Terminal structures that will provide affordable space for film, fashion, and virtual reality tech companies, as well as a new pedestrian-friendly plazas and streets. The city's Economic Development Corporation has tapped WXY architecture + urban design to design the complex, and the firm has revealed a batch of renderings that showcase the project.

ODA’s crystalline 10 Jay Street gets new renderings of retail and office space

It's been eight months since ODA Architecture received its final approvals from the Landmarks Preservation Commission to convert the former Arbuckle Brothers sugar refinery building in Dumbo into a modern retail and office site. We've previously seen renderings of 10 Jay Street's prismatic East River-facing elevation--which was inspired by sugar crystals, the nearby Manhattan Bridge, and the neighborhood's historic steel and brick facades--and now that the rehab is in full swing, CityRealty noticed that the leasing team has debuted a new website with never-before-seen renderings of the brick east wall, adjoining waterfront plaza, retail space, and offices.

Construction Update: Greenpoint’s first skyscraper tops off

Greenpoint's new waterfront skyline is quickly taking shape, as CityRealty reports the neighborhood's first skyscraper has just topped off. The tower, measuring 400 feet, will be Greenpoint's tallest, stretching 39 stories above the characteristically low-slung neighborhood now dominated by squat residential buildings and warehouses. With a somewhat uninspired name, The Greenpoint (as it will be known) will bring 95 high-end condos and 287 rental apartments to a block-long stretch of the area.
