Upper East Side townhouse asks $30M in U.S. dollars or $45M in Bitcoin

By Michelle Sinclair Colman

Last month, New York City had its first cryptocurrency real estate closing. The next week, an owner of the Plaza floated the idea of selling a "Plaza Token" to a group of foreign investors. Now, hedge fund founder and tech investor Claudio Guazzoni de Zanett, the owner of the landmarked townhouse at 10 East 76th Street, is asking one price in US dollars and a higher value in digital currencies due to their volatility. He is willing to accept bitcoin, Ethereum or Ripple. "I’m a true believer in these networks, but it’s very volatile," Zanett told the Wall Street Journal. "They could be down 60% in two weeks."

Townhouse 2.0: NYC developers reinterpret the single-family home for condo living

By Michelle Sinclair Colman

Space in New York City always comes at a premium--even Manhattan air rights cost more per square foot than the nation’s average home prices. Townhomes have long been seen as status symbols in NYC real estate. But despite being coveted properties, traditional townhomes require upkeep and maintenance that condominium owners do not have to deal with. In an effort to attract buyers and eliminate the hassles associated with traditional townhouse living, many NYC developers are building the “townhouse 2.0,” fully modernized new construction townhomes with access to all the services and amenities of a condominium building--the best of both worlds. Ahead, 6sqft has rounded up some of the best examples of townhomes 2.0 in New York City.

Taylor Swift says broker lawsuit in $18M townhouse buy is unfounded

By Michelle Cohen

As 6sqft previously reported, downtown Manhattan real estate investor Taylor Swift was recently sued by Douglas Elliman for allegedly stiffing a broker on the commission for an $18 million Tribeca townhouse at 153 Franklin Street that she bought this past fall. Now, according to The Real Deal, the pop star's management company Firefly Entertainment filed a motion to have the brokerage’s $1 million suit dismissed. Firefly claims the lawsuit is “the latest in a long line of lawsuits” by Elliman and that the real estate agency had little if any involvement in the townhouse deal.

Asking $1.5M, is this cute three-story townhouse the last great deal in Sunset Park?

By Michelle Cohen

While waterfront neighbor Red Hook was recently named Brooklyn's most expensive neighborhood despite the challenges it presents when it comes to public transportation, easy-to-reach Sunset Park remains slightly out of the spotlight despite steady investment and growth. Blocks of historic row houses have long ago left the realm of bargain buys, but there's still an air of the undiscovered. This three story, three-family, four-bedroom-plus-apartment property at 425 45th Street is a prime example of Sunset Park perfection, and at $1.5 million seems downright affordable given what the average two-bedroom apartment commands a mere two subway stops away.

Taylor Swift gets sued for not paying the broker commission on her $18M Tribeca townhouse

By Annie Doge

For someone who claims to stay away from "bad blood," Taylor Swift certainly seems to conjure up drama wherever she moves in New York City. After she bought a $20 million penthouse at Tribeca's celeb-studded 155 Franklin Street, Orland Bloom listed his unit in the building in just five months, claiming the pop star's mobs of fans and “Girl Squad” activities were too much to take. Rumors then began circulating that when she bought the apartment she got Sir Ian McKellen evicted. But now things have taken a legal turn, as The Real Deal reports that Swift is being sued by Douglas Elliman for stiffing a broker on the comission for the $18 million Tribeca townhouse she bought this past fall.
