Luxury Buildings Help Drive Climate Change, Says New Study

"Elite Emissions: How the Homes of the Wealthiest New Yorkers Help Drive Climate Change" is a new report from Climate Works for All, a project of advocacy group ALIGN. As 6sqft has previously reported, New York City is expected to be hotter, rainier, and severely underwater in the future, and this new study points to luxury buildings as one of the main culprits. As first explained by Curbed, "The group looked at the Forbes Billionaire List, then Business Insider's 20 Most Expensive Buildings in New York City list, and cross-referenced this information with the city's Energy Benchmarking data." They then drew up a list of the top ten offenders, all of which received an F for energy efficiency. Leading the pack is 838 Fifth Avenue, followed by 101 Warren Street, Trump Park Avenue, and Trump Tower, respectively.

VIDEOS: Jeremiah Moss’ Shuttered Storefronts and Alicia Glen’s Opposition to Retail Rent Control

“The evidence of disease is everywhere,” claims Jeremiah Moss. No, he’s not talking about New Yorkers’ health; this is something he believes is even more merciless: hyper-gentrification. Moss, the pseudonymic chief editor behind the "bitterly nostalgic" blog Jeremiah’s Vanishing New York and the founder of the anti-gentrification movement #SaveNYC, and James and Karla Murray, authors and photographers of "Store Front: The Disappearing Face of New York" submitted a short film to last month's Municipal Arts Society Summit 2015. The ten-minute clip opens with a sinister assertion that “the soul of New York is dying,” and plays as a visual obituary of the small businesses we have lost over the past two decades. Shortly after Jeremiah's melancholic melodrama, Deputy Mayor Alicia Glen was asked whether New York should adopt commercial rent control policies. Unconvinced this is an applicable solution, she instead emphasized that a "healthy and vibrant mix of businesses" is important and "bad" businesses must be allowed to fail. Nor is Glen convinced of the plight of the mom and pop, calling it a Manhattan-centric argument. While she acknowledges certain neighborhoods are changing rapidly, she says independent businesses are thriving in other boroughs.

Spotlight: Hands On’s Beth Prevor Connects the Deaf and Theater Communities in NYC

When New Yorkers plan a night at the theater, they likely focus on snagging the best seat in the house. For deaf theatergoers whose first language is sign language, attending a musical or play is a bit different, as they require an interpreter to sign the drama and humor. For a long time, accessibility to interpreted performances was limited, but thanks to the organization Hands On, the deaf community now has the opportunity to attend numerous off-Broadway and nonprofit theatrical happenings in the city. In addition to providing access to interpreted performances, Hands On also creates a master calendar of all local cultural events open to the deaf community. Beth Prevor is one of the nonprofit’s founders and serves as its Executive Director. She first became interested in bringing the theatrical and deaf communities together after serving as a stage manager for a production that included deaf performers. Over the last 30-plus years, her work has helped change the city’s arts landscape for deaf individuals. We recently spoke with Beth to learn more about Hands On's work, the challenges of interpreting theater, and the organization's goals for the future.

Construction Kicks Off at Brooklyn Bridge Park’s Eight-Acre Marina Atop a Subway Line

Most of the conversation about Brooklyn Bridge Park has been centered around the residential Pierhouse and the controversy surrounding its height, but right next door, an entirely different part of the urban development is taking shape. The Wall Street Journal reports that construction on the eight-acre $28 million marina between Piers 4 and 5 has commenced, with an opening planned for next spring. Officially called One° 15 Brooklyn Marina, its sailing club already has 145 pre-registered members. In addition to the fact that it will bring 140 slips to Brooklyn Heights, the project is most notable for its unconventional construction. Normally to build a marina, dock builders drill piles into the waterbed to support the docks, but at this site the R subway line is directly below. "The solution was to sink 160 giant concrete blocks, weighing 10 tons each, to the bottom of the East River," says the Journal. Then, "a large, elastic bungee cord-like mooring system called Seaflex will be used to connect the dock on the water’s surface to the concrete block below."

Watch Videos of Morgan Stanley’s New Times Square LED Screens That Replaced Its Iconic Zipper

Last week, Morgan Stanley unveiled a set of seven modernized LED signs at the base of its headquarters building at 1585 Broadway in Times Square. The digital billboards, which took five months to replace, feature six million LED pixels that can display up to 281 trillion colors. The screens replace the iconic amber ticker that stood at the lower three floors of the Gwathmey, Siegel & Associates-designed building for more than 20 years. Since the sign was inspired by similar signage at Bloomberg's 731 Lexington Avenue, the bank spent nine months working with Bloomberg's internal creative agency to develop its content. With custom-built technology by British-based Framestore, the screens can display updated imagery and data at all times. The sign's fact sheet (PDF) notes that the displays will be operational 19 hours a day and will display 2,100 pieces of distinct content, including 855 news headlines and real-time data of eight global indices.

New York Public Library Hires Dutch Architecture Firm Mecanoo to Lead Renovation

On Tuesday, news surfaced that eight architecture firms were being considered for the redesign of the New York Public Library's main branch, the landmarked Stephen A. Schwarzman Building on 42nd Street, one of whom was starchitect Bjarke Ingels. The list also included Ennead Architects, Studio Gang Architects, and Robert A.M. Stern Architects. One name that wasn't mentioned, however, was the Dutch firm Mecanoo, but the New York Times is reporting that the architects from the Netherlands have been selected by the library to lead the $300 million renovation, which also includes a complete overhaul of the Mid-Manhattan branch at Fifth Avenue and 40th Street.

Eero Saarinen’s Iconic JFK Terminal to Be Reborn as the ‘TWA Flight Center Hotel’

For the last 14 years, JFK's most beloved structure has mostly languished vacant, reopened intermittently for public tours or to serve as the backdrop of some Jet Age fashion shoot. While there has been plenty of talk surrounding the TWA Flight Center's transformation into a hotel, details have remained sparse until now. As Curbed has it, the city has finally revealed that MCR Development will be taking the reigns alongside JetBlue and the NYNJ Port Authority, bringing the iconic terminal back to life as a 505-room LEED-certified hotel with restaurants, 40,000 square feet of meeting space and a 10,000-square-foot observation deck. The project will aptly be called "The TWA Flight Center Hotel."

Tribeca’s 45 Park Place Site Cleared to Make Way for Slender 660-Foot Skyscraper

The site of a SOMA Architects-designed Tribeca skyscraper has finally been cleared, signaling that groundwork and construction of the slender 38-story tower may soon be before us. The 12,000-square-foot lot at 45 Park Place owned by El Gamal's SoHo Properties, was formerly three battered pre-war buildings, two of which were a downtown outpost of Burlington Coat Factory. The upcoming as-of-right project will total approximately 135,000 gross square feet and contain 50 condominiums, a public plaza, and a museum designed by French architect Jean Nouvel. A 2010 iteration of the project involving an Islamic cultural center became encircled in controversy due its proximity the World Trade Center site. But now with legal hurdles cleared, the site fully assembled, and city approvals in place, the glass and steel skyscraper is poised to move forward.

West Chelsea’s Tallest Tower Rises and Finally Reveals Itself

Residential construction along the High Line continues at full steam as a rash of activity along the park's northern extents rises higher and larger than earlier developments farther south. To provide a gradual transition from mid-rise West Chelsea to the enormous skyscrapers planned for the Far West Side, the Bloomberg administration in 2005 allowed more generous zoning between West 28th and 30th streets along Tenth and Eleventh avenues. Earlier this week Curbed, via ILNY's Flickr photostream, gave us our first look at West Chelsea's future tallest structure, a 425-foot rental tower at 319 Tenth Avenue that is part of a trio of buildings being developed by Long Island-based Lalezarian Properties.

New Yorker Spotlight: Sarah Brasky of Foster Dogs NYC on Helping Pups Find Fur-Ever Homes

There are people who are born dog lovers and then those who become them. Sarah Brasky was definitely born a dog lover. From an early age, Sarah was passionate about man's best friend; she was drawn to dogs, had tons of dog stuffed animals, and began volunteering at a local animal shelter when she was old enough. As an adult, Sarah has transformed this deep love into a means to make a difference when she founded the nonprofit Foster Dogs NYC in 2009. Foster Dogs NYC is devoted to supporting and working with rescue groups and organizations looking to place dogs in fosters homes. For many dogs, this home is the first step on the road to finding a forever home. Individuals who foster dogs are able to help them become the dog he or she was always destined to be through their love and support. Foster caretakers give these dogs a tremendous gift, one that is rewarded with lots of love and licks. We recently spoke with Sarah to learn more about the incredible work her organization does, to discuss why fostering is so important, and why it is so rewarding to both human and dog.

Flatiron Building-Looking Condo Tower to Rise at Brooklyn Heights Library Site

If imitation is the sincerest form of flattery, the Flatiron Building should be highly honored by this fresh batch of renderings from Marvel Architects for the site at 280 Cadman Plaza West in Brooklyn Heights. The Daily News reports that "the 36-story tower, which will have 139 condo units, community space, retail and a new 21,500-square-foot library on the ground floor, looks like it will be Brooklyn's very own alternative to the Flatiron building, with its dramatic wedge-shaped structure." Back in September, the Brooklyn Heights Library agreed to sell their site to Hudson Companies for $52 million with the stipulation that the developer build 114 affordable housing units at two different locations nearby, as well as a new state-of-the-art library at the existing site. The project began the city's land use review process (ULURP) yesterday.

Mayor’s Plan to Revamp the City’s Public Housing Addresses Disrepair and Need for Revenue

Mayor de Blasio is expected to announce today the rollout of a ten-year plan to improve the city's debt-and-disrepair-riddled public housing. According to the New York Times, plan items include–perhaps most notably–the leasing of land within a number of housing complexes to developers; other items include the transference of some New York City Housing Authority (NYCHA) employees (and the $90 million a year it costs the agency to pay them) to other city agencies and increased rents as well as higher parking fees for residents.

May Design Agenda: 6sqft’s Guide to Navigating NYCxDesign Week

NYCxDESIGN, New York City’s official celebration of all things design, hits town from May 8–19, 2015. Home to more designers than any other US metro area, NYC is one of the world’s design capitals. Now in its third year, NYCxDESIGN spotlights the city’s diverse design community and its contributions to our economy and everyday life and increases awareness of and appreciation for design with a collaborative mix of cultural and commercial offerings. The seemingly endless program lineup offers exhibitions, installations, trade shows, talks, launches, open studios and receptions all across the city to celebrate the efforts of everyone from students to stars of the local and international design community. This year will see hundreds of events covering topics from graphic design to architecture, technology and urban design to fashion and product design, interiors to landscape, furniture to design thinking and more. To Increase Affordability, Mayor de Blasio Wants to End 421-a for Condos and Up the Mansion Tax

From the onset, Mayor de Blasio has been extremely vocal about his plan to add 200,000 units of affordable housing over 10 years, 80,000 of which will be new construction. Though many feel this is an arbitrary number, backed up by no data as to where the units will be, the Mayor seems committed to reforming current policies to reach his goal. And after months of speculation, he has revealed his planned changes to the city's 421-a tax incentive program, which is set to expire in June. According to the Times, under his proposal, the controversial tax would no longer apply to condo projects (to understand the logic behind this decision just look at the $100 million sale at One57 that received the tax abatement). But it would apply to new rental projects, which would have to have apartments for poor and working-class residents make up 20 to 30 percent of the building in order to qualify for city tax breaks. It would also extend the abatement from 25 years to 35 years. Another part of the overhaul is to eliminate so-called poor doors. De Blasio also wants to up the city's mansion tax. Currently, home sales over $1 million are subject to a 1 percent tax, but de Blasio proposes adding an additional 1 percent tax for sales over $1.75 million, as well as a third 1.5 percent tax for sales over $5 million. He estimates this will bring in an extra $200 million a year in tax revenue, money that would be allocated to affordable housing programs.

New Yorker Spotlight: Behind the Reference Desk at the New York Public Library with Philip Sutton

Though we're living in the digital age where we can do a tremendous amount of research online, sometimes we still need the library, and more importantly, the help of an actual person. If you happen to be researching your family or interested in learning the history of a particular building in New York, then perhaps you've stopped by the reference desk at the Irma and Paul Milstein Division of United States History, Local History and Genealogy of the New York Public Library and asked librarian Philip Sutton for help. Philip has worked in the Milstein Division for almost five years as a reference librarian. On a daily basis, he takes the journey with New Yorkers looking to learn more about their city and more often than not, to answer deeply personal questions about their families. It's a unique position to be in, and one that he takes very seriously. Originally from London, Philip has a particular expertise in helping people conduct research on building history in New York. He writes blog posts on the topic for the library and teaches a bi-monthly course aptly titled, “Who Lives in a House Like This? How to Research the History of Your New York City Home,” during which he instructs New Yorkers how to get started with their research. We recently spoke to Philip about his role at the library, and, as expected, he was full of helpful resources.

First Look at MCNY’s New Exhibit ‘Saving Place: Fifty Years of New York City Landmarks’

Last night we attended the Museum of the City of New York's symposium, "Redefining Preservation for the 21st Century," which explored the challenges and the opportunities of the preservation movement today and in the future. The event included such distinguished speakers as New York Times architecture critic Michael Kimmelman, starchitect Robert A.M. Stern, preservation guru Roberta Gratz, and president of the Real Estate Board of New York Steven Spinola (needless to say, it was quite the lively discussion), and it kicked off the opening of the museum's exciting new exhibit "Saving Place: Fifty Years of New York City Landmarks," which marks the 50th anniversary of the landmarks law in NYC. As part of the symposium we got a first look at the exhibit, which opens to the public today.

NYC Council Introduces Tech Program to Engage Residents and Increase Transparency

Last week it was announced that the New York City Council was introducing new legislation to alter the landmarks law in favor of historic preservation. But just four days later, after facing scrutiny for proposing already-existing stipulations to the law, the council spoke out that they were in fact not proposing any legislation. Now, Council Speaker Melissa Mark-Viverito has revealed with perfect timing Council 2.0, "a new tech program aimed at familiarizing and engaging residents with the city council," reports Next City. The goals of the program include making the council's website more accessible, using social media outlets like Facebook and Twitter to generate feedback on hearings, programs, and proposals and creating a new website called Council Labs to help New Yorkers visualize the budget process.

East Harlem: From Manhattan’s First Little Italy to El Barrio to a Neighborhood on the Cusp of Gentrification

A lot of attention is paid to West Harlem, or what many people traditionally consider THE Harlem, thanks to its rich history rooted in places like the Apollo and up-and-coming hot spots like the Studio Museum in Harlem and Marcus Samuelson's renowned restaurant, the Red Rooster. But east of Fifth Avenue, there's a history just as deep, and the neighborhood is at that fragile stage where it could easily be thrust into a wave of gentrification at any time. Defined as the area bound by Fifth Avenue and First Avenue from 96th to 125th Streets, East Harlem is commonly known as Spanish Harlem, or El Barrio by locals. What many people unfamiliar with the neighborhood don't know, though, is that this area got its start as Manhattan's first Little Italy. And if you're the type of New Yorker who doesn't venture above 86th Street, you're likely unaware of the slew of new developments sprouting up in East Harlem thanks to a 2003 57-block rezoning.

EVENT: Tour the Jewish Lower East Side and Enjoy a Passover Feast at the Museum at Eldridge Street

The Museum at Eldridge Street clearly knows that the best way to keep a crowd's attention is to offer a little something to eat. That's why their upcoming tour, Passover Nosh & Stroll – Jewish Landmarks of the Lower East Side, sounds like the best way to celebrate the Pesach holiday. Beginning at the landmarked synagogue "with a kosher-for-Passover 'feast' of matzo, cream cheese, jam, pickles and chocolate from Streit’s Matzo and The Pickle Guys," the tour will then visit the historic and culinary institutions of the old Jewish Lower East Side, including the Forward Newspaper Building, Jarmulowsky Bank, Loew’s Theatre, Bes Medrash Hagadol Synagogue and Economy Candy.

NYCxDESIGN’s 2015 Event Lineup Announced!

NYCxDESIGN is an annual celebration that brings together the design, commerce, culture, education, and entertainment communities for a full lineup of programs including exhibitions, installations, trade shows, talks, launches and open studios. Now in its third year, the city-wide festival will take place this year from Friday, May 8th to Tuesday, May 19th. The events calendar will be continually updated, but it's already full of can't-miss programming.
