Domino Sugar Factory Development Will Overburden Local Infrastructure, Says Zoning Comittee

Two Trees Management’s sweet deal with the city for the former Dominos Sugar factory site could cause a toothache for the City Council and local residents. The historic complex, with its charming yellow sign, has been part of Brooklyn’s landscape since 1882, when it opened as the largest sugary refinery in the world. Now plans for the 2.2 million-square-foot multi-use project, designed by SHoP Architects, are causing concern that it could house more people than the Brooklyn neighborhood can handle.

149-unit rental building coming to Hudson Square parking lot

Two prominent New York City developers have teamed up to build a 149-unit rental tower on a parking lot in Hudson Square. MAG Partners and Global Holdings last week signed a long-term lease with Trinity Church for 122 Varick Street, where the joint venture plans to construct a 192,000-square-foot project employing the 485-x tax abatement program. The development will include more than 5,000 square feet of ground-floor retail, and 25 percent of the units will be permanently affordable as required by the tax incentive program.

Landmarks approves 8-story cast-iron-inspired rental in Tribeca

The Landmarks Preservation Commission voted unanimously Tuesday to approve the demolition of two mid-20th-century commercial buildings in Tribeca’s historic district to make way for a luxury residential development. Proposed by SilverLining Development, the 8-story project at 31–35 Lispenard Street in the Tribeca East Historic District will feature 19 apartments, likely rentals, as Tribeca Citizen first reported, with a facade inspired by the cast-iron buildings in neighboring Soho. Aden Wiener, founder of SilverLining, said the development will introduce a “new concept of living” to the area, with ground-floor retail and a boutique collection of “highly amenitized” loft residences.

Thomas Juul-Hansen to design 22-story condo in West Chelsea

Here's a first look at the new condo rising on one of the largest last undeveloped waterfront sites in West Chelsea. Developer Legion Investment Group last week announced Thomas Juul-Hansen as the architect of 550 West 21st Street, a 22-story, limestone-clad tower situated between Hudson River Park and the High Line. The development includes 83 residences, starting at $2.5 million. Sales will launch this year, and construction is expected to wrap up late 2027.

Battery Park City rent protections extended for long-time tenants

Hundreds of tenants at Gateway Plaza, Battery Park City's oldest and largest residential development, will have their annual rent increases capped at 2.5 percent for the next 43 years. On Monday, the Battery Park City Authority (BPCA) announced an agreement with Marina Tower Associates to extend those protections for roughly 430 units with continuous occupancy since July 1, 2009. Originally set to expire in July 2030, the safeguards will now remain in place through June 17, 2069.

Tin Building food hall closes, to be replaced by ‘Balloon Museum’

Jean-Georges Vongerichten’s market and food hall at the Seaport's Tin Building closed its doors on Monday, not even four years after opening. The Seaport Entertainment Group (SEG) announced the high-end culinary hub will be replaced by "Balloon Museum," an interactive art installation expected to open this summer. The move marks the end of the $200 million venture, which transformed the landmark into a 58,000-square-foot food emporium following a multi-year relocation and restoration.

30-story condo will be the tallest building in Greenwich Village

The tallest building in Greenwich Village is moving forward. NYC reveals plan for first combination affordable housing and rec center project

New York City has selected a development team to build the city's first-ever combination affordable housing and recreation center project. The city announced on Thursday that Camber Property Group, Services for the UnderServed (S:US), and Essence Development will build "Hudson Mosaic," a mixed-use project with 280 affordable homes and a new community center on a vacant city-owned lot at 388 Hudson Street. The selection follows a request for proposals issued in February, which called for the redevelopment of the site’s northern portion, while a new public plaza is planned for the southern end.

NYC sees 23 percent more new homes in first year of City of Yes

Housing production in New York City rose 23 percent in the first 10 months of 2025, since the passage of Mayor Eric Adams’ "City of Yes" housing plan, according to city data. Coinciding with the first anniversary of the plan's passage on Friday, Mayor Eric Adams and Department of City Planning Commissioner Dan Garodnick released new statistics showing that the city has permitted roughly 17,600 new homes through late October, a 22.8 percent increase from the same period in 2024. Naftali Group’s new limestone condo tower at 800 Fifth Ave gets approved

Naftali Group's plan to demolish an existing Upper East Side residential building and replace it with a new condominium tower was approved by the Landmarks Preservation Commission on Tuesday. Designed by Ulrich Franzen in the 1970s, the existing post-modern building at 800 Fifth Avenue has about 200 rental units. Naftali, which acquired the building over the summer for $810 million, has tapped Robert A.M. Stern Architects (RAMSA) and SLCE to design a new limestone-clad tower with 55 condos and stunning Central Park views.

2,500 new homes proposed for New York Wheel site on Staten Island

Up to 2,500 new homes could come to Staten Island’s North Shore under a new city plan to finally reimagine the long-vacant New York Wheel site. Last week, the city's Economic Development Corporation revealed a plan to transform two sites in St. George, the Empire Outlets retail complex and the former site of a planned Ferris Wheel, into a mixed-use waterfront neighborhood with thousands of apartments, open space, retail, and community amenities. The plan would mark the long-awaited next chapter for the property, once slated to host the world’s tallest Ferris wheel before the project was scrapped in 2018.

Extell to buy $36M in air rights from Midtown’s St. Thomas church

Extell Development has bought $36 million in air rights from a historic Midtown church as it continues to assemble large development sites across the neighborhood. According to Crain's, the developer has entered into a contract to acquire 123,000 square feet of air rights from the landmarked St. Thomas Church at 678 Fifth Avenue. It’s unclear which project Extell plans to use the rights for, but the firm is working on several nearby projects, including the former Wellington Hotel site and 655 Madison Avenue.

230-unit housing project coming to site of abandoned Astoria megaproject

A site in Astoria once slated for a 3,200-unit development will now be home to a handful of residential buildings with just over 230 apartments. As first reported by Crain's, the Hakimian Organization and CW Realty have filed plans for a 16-story building at 35-17 42nd Street and a 13-story building at 42-08 35th Avenue, on the former site of the $2 billion Innovation QNS megaproject. The ambitious housing project was scrapped in September amid financing challenges following the expiration of the 421-a tax break and uncertainty surrounding its replacement, the 485x program.

NYC Council approves Jamaica rezoning, paving the way for 12,000 new homes

Nearly 12,000 new homes are coming to Jamaica, Queens, following the City Council’s approval of the neighborhood’s transformative rezoning on Wednesday. The Jamaica Neighborhood Plan updates zoning rules across 230 blocks of the transit-rich area, paving the way for thousands of new homes—roughly 4,000 of which would be permanently affordable. The plan, which includes the largest mapping of Mandatory Inclusionary Housing (MIH) in the city, will also add two million square feet of commercial space, create more than 7,000 jobs, and deliver $400 million in infrastructure upgrades.

Extell proposes 71-story mixed-use tower with 130 apartments at Wellington Hotel site

Extell Development wants to nearly triple the height of its proposed tower at the site of Midtown's former Wellington Hotel and make it residential. As first spotted by Crain's, Gary Barnett's firm filed plans with the Department of City Planning this month seeking to expand its project at 871 7th Avenue from a 27-story hotel to a 71-story mixed-use tower with 130 residential units, likely condos, and 156 hotel rooms. Extell is pitching upgrades to the nearby 50th Street subway station in exchange for a zoning bonus to allow for the 1,050-foot-tall tower.

Pacific Park gets new developers and $12M for affordable housing

Pacific Park, Brooklyn’s years-long stalled megadevelopment, could finally move forward after securing new funding and a fresh development team. This week, Cirrus Real Estate and LCOR acquired the development rights to six Brooklyn rail yard sites at a foreclosure auction, after Greenland USA, the project’s former developer, defaulted on nearly $350 million in loans, as first reported by The Real Deal. The new developers have also contributed $12 million to an affordable housing fund, compensating for penalties that were not enforced against Greenland USA for failing to complete 876 affordable apartments by May 2025. The move represents a significant step forward for the project, which was launched more than two decades ago.

Flatiron Building will be illuminated at night for the first time as part of condo conversion

After over 120 years as a commercial building, the Flatiron Building will shine brightly as a new condo development. Literally. The distinct triangular building at 175 Fifth Avenue will be illuminated for the first time in its history when it reopens as luxury apartments. As first reported by the New York Post, the LED lighting scheme, designed by L’Observatoire International and approved by the city's Landmarks Preservation Commission, will be most prominent on the top five floors beneath the building’s signature cornice, then cascade downward to emphasize its architectural details, which have been restored as part of a multi-year renovation.
