FiDi office-to-residential conversion with nearly 800 units launches leasing

A massive office-to-residential conversion in the Financial District has launched leasing for nearly 800 luxury rental apartments. Located at 222 Broadway, the 32-story tower, formerly home to tenants including Bank of America, Santander, and American Express, has been transformed by GFP Development and architect CetraRuddy into "Wrey," a residential tower with 788 units and a five-floor amenities club. Prices range from $4,588/month for studios with home offices to $12,088/month for three-bedroom units.

FiDi office tower to become 796-unit residential building

RXR Realty secured a $420 million construction loan last week for an office-to-residential conversion that will transform a century-old Financial District office tower into 796 new homes. Affiliates of Apollo Global Management provided the financing to convert the 32-story 61 Broadway, with construction expected to begin later this month and the first residents projected to move in during the first half of 2028, according to Crain's. Roughly 200 of the apartments will be set aside for households earning 80 percent of the area median income (AMI).

New condo planned for vacant Chelsea lot next to the High Line

A vacant Chelsea development site once tied to the late New York City developer Brandon Miller has sold for $53 million and will become a new condo building. Adirondack Capital Partners on Monday announced that Toll Brothers purchased the roughly 12,000-square-foot parcel at 118 10th Avenue from Benny Barmapov, with plans to build an 85,000-square-foot condominium. Miller had previously leased the site, with plans for a 10-story, 100,000-square-foot office building, according to The Real Deal.

Extell adds 25-story tower to Upper West Side’s former ABC campus redevelopment

After a busy year, Extell Development is planning a major new residential project at the former Disney Campus on the Upper West Side. The firm has filed plans with the city’s Department of Buildings (DOB) to construct a 25-story, 58-unit tower at 37 West 66th Street in Lincoln Square, as reported by Crain's. Extell has already begun redeveloping the site, including a 90-story skyscraper at 77 West 66th Street that would become the neighborhood’s tallest, surpassing the firm’s existing controversial building across the street at 50 West 66th Street.

14,700 homes planned for Long Island City after Council approves largest rezoning in 25 years

The New York City Council on Wednesday unanimously approved the city’s largest neighborhood rezoning in 25 years. The OneLIC Neighborhood Plan rezones 54 blocks of a largely industrial area of Long Island City to allow for 14,700 new homes, including 4,350 permanently affordable units. The plan will create a continuous public waterfront from Gantry Plaza State Park to Queensbridge Park and includes $2 billion in city commitments, unlocking more than 3.5 million square feet of commercial and industrial space and significant public-realm upgrades.

$2B Astoria project with 3,200 units scrapped, scaled-down tower planned

A huge development that would have brought more than 3,000 units to Astoria has been scrapped. Silverstein Properties has withdrawn from Innovation QNS—a proposed 3,200-unit, $2 billion complex spanning five blocks— citing financing challenges tied to the expiration of the 421-a tax break and its replacement, the 485x program, as reported by Crain’s. While the larger plan has collapsed, remaining partners BedRock Real Estate Partners and L+M Development filed plans last week for a 560-unit building on one of the original sites.

Landmarks approves design for Kingsbridge Armory redevelopment

Plans to transform the historic and long-vacant Kingsbridge Armory in the Bronx into a community and cultural hub are moving forward. The Landmarks Preservation Commission on Tuesday voted to approve the design for the adaptive reuse of the massive armory, which will include a new event venue, recreation center, sports fields, public plaza, and 500 affordable apartments next door. Led by the city's Economic Development Corporation, the major project, dubbed El Centro Kingsbridge, calls for extensive restoration and expansion of the armory itself, featuring new and expanded masonry and facade work, as well as a new public plaza, landscaping, and signage.

MTA proposes 684-unit development above future Second Avenue Subway terminus in East Harlem

The Metropolitan Transportation Authority wants to rezone a block in East Harlem to allow for a nearly 700-unit residential building above the future terminus of the Second Avenue Subway. The MTA filed plans on Tuesday to rezone the south side of East 125th Street between Third and Lexington Avenues, where the station for the last stop on the Q line will eventually open as part of the Second Avenue Subway extension. As first reported by Crain's, the MTA plans to partner with a private developer to build an apartment tower with up to 684 units on the block's west side, an MTA-owned property.

A mixed-income housing development with more than 500 apartments planned for Staten Island’s North Shore is set to become New York City’s largest mass timber residential development. On Monday, Mayor Eric Adams announced the selection of Artimus and Phoenix Realty Group to build the new homes, 25 percent of which will be designated as affordable, on two vacant sites along the New Stapleton waterfront. The development will be built with mass timber to lower the project’s carbon footprint and accelerate construction.

The city is seeking proposals for a new mixed-use development in Hudson Square with 100 percent affordable housing and a new recreation center. Mayor Eric Adams' office on Tuesday released a request for proposals for 388 Hudson Street, a roughly 14,000-square-foot vacant lot owned by the Department of Environmental Protection. The housing and rec center is proposed for the northern portion of the site, with a new public plaza planned for the southern end.

Nation’s largest office-to-residential conversion starts leasing for 1,300 apartments in FiDi

The largest office-to-residential conversion in the country officially began leasing in the Financial District. The former 1960s office tower at 25 Water Street, once home to JPMorgan Chase and the New York Daily News, is now a luxury apartment building with 1,320 homes and 100,000 square feet of amenities, following a two-year redevelopment designed by CetraRuddy. Dubbed "SoMA," for its location in "South Manhattan," according to a press release, the rental is the first to take advantage of the 467-m tax break, a new incentive for converting offices to residential space.

The final tower of Jersey City's massive three-building complex Journal Squared opened last week, marking the completion of the transformative development. City officials joined Kushner Real Estate (KRE) Group and National Real Estate Advisors to celebrate the opening of the 60-story tower at 615 Pavonia Avenue; the two other high-rise rentals have already opened. The $900 million, 2.3 million-square-foot Journal Squared development first broke ground in 2014 and includes more than 1,800 luxury apartments.

An "urban resort-style" development with five new residential towers and 850 residences is coming to the Williamsburg waterfront. Naftali Group on Wednesday unveiled "Williamsburg Wharf," a 3.75-acre mixed-use development at Kent Avenue, between Division Street and South 11th Street. The multi-phase project will bring 1 million square feet of residential, commercial, and retail space--as well as a waterfront park--to 464-484 Kent Avenue. Construction on the first phase of the project is slated for completion in 2025.

See the tall residential towers coming to Jersey City’s low-rise Journal Square

More dense housing developments are headed to transit-rich low-slung parts of Jersey City. In the city's Journal Square neighborhood, developer Namdar Group plans to add several high-rise residential towers in an area near the PATH train that is currently made up mostly of two- and three-story homes. In total, the Long Island-based developer is bringing six new towers designed by C3D Architecture to a few blocks of Journal Square.

After securing $240 million in financing, Alloy Development announced construction will kick off this month on its huge mixed-use, multi-building project in Downtown Brooklyn. Formerly known as 80 Flatbush, Alloy Block includes five buildings with 850 apartments, 200,000 square feet of office space, 40,000 square feet of retail, and two public schools designed to meet Passive House standards. Since first announcing the project roughly four years ago, developers have cut the height of the residential towers, swapped out planned office space for additional residences, and pushed back the expected completion date.

All 950 units at city’s Gowanus housing development will be affordable

The city's proposed six-building residential development in Gowanus will be 100 percent affordable, officials announced last week. The Gowanus Green project, part of Mayor Bill de Blasio's administration's plan to rezone the Brooklyn neighborhood, will contain 950 units of affordable housing, with at least 50 percent designated to extremely low and very low-income households. Previously, the plan called for roughly 74 percent of units to fall below the market rate.

Soho and Noho rezoning proposal moves forward with 800 new affordable units planned

The plan to rezone two affluent Manhattan neighborhoods will enter the public land use review process, Mayor Bill de Blasio announced on Wednesday. The proposed rezoning of Soho and Noho includes replacing 1970s-era zoning rules and incentivizing the creation of about 800 permanently affordable homes, part of an effort to bring affordable housing to all New York City neighborhoods, even upscale ones.

The city’s Economic Development Corporation (EDC) is now accepting bids for the long-planned redevelopment of the East 126th Street Metropolitan Transportation Authority Bus Depot into a memorial and cultural education center honoring the historic African burial ground found in the early 2000s at the site. In collaboration with the NYC Department of Cultural Affairs, the EDC has released a request for expressions of interest looking for a non-profit organization to operate the cultural center and outdoor memorial in Harlem.

Soon after Amazon canceled plans to build a new headquarters in Long Island City, the city began reviving earlier plans to bring a mix of residential and industrial spaces to the neighborhood. Judge halts Two Bridges development temporarily after hearing lawsuits

State Supreme Court Judge Arthur Engoron has extended a temporary halt on the Two Bridges high-rise development after hearing testimony on several lawsuits aimed at the controversial project in the Lower East Side and Chinatown, Gothamist reports. As 6sqft previously reported, several groups of Lower East Side residents and other community organizations filed a lawsuit against the city to stop four skyscrapers from rising in the Lower Manhattan neighborhood. The lawsuits accuse the city of illegally approving the multi-billion dollar project, claiming the City Planning Commission bypassed City Council authority regarding the land-use review process and that one of the towers violates a 32-year-old deed restriction that ensures housing for low-income residents with disabilities and the elderly.

1,200-unit Hunters Point development breaks ground and reveals new looks

Developer TF Cornerstone officially broke ground Friday on its mixed-use, affordable housing development in Long Island City, a plan that began nearly six years prior. The project, which consists of 1,194 new apartments across two buildings on Center Boulevard, falls under the city's redevelopment of Hunter's Point South, a proposal with the goal of bringing 5,000 units of new housing to the area first backed by former Mayor Michael Bloomberg. In addition to the residences, the project includes construction of a community center, local retail, a new public park designed by Mathews Nielsen Landscape Architects, and a K-8 school. A pair of new renderings highlights the open space planned between the new towers.

Central Park Tower rises above 432 Park, officially becomes tallest residential building in the world

Extell Development's supertall on Billionaires' Row is officially the tallest residential tower in the world. As YIMBY reported this week, Central Park Tower, at 225 West 57th Street, has reached its 92nd floor, surpassing the 1,396-foot-tall tower at 432 Park Avenue. Designed by Adrian Smith + Gordon Gill Architecture, Central Park Tower will top out at 95 stories, or 1,550 feet tall, making it stand out significantly among neighboring skyscrapers when construction wraps up next year.
