New Renderings of Extell’s Central Park Tower Emphasize Design and Record Height

A new set of images of the world's upcoming tallest residential tower have been uncovered, these better revealing the cantilevering silhouette of the 1,550-foot supertall and how it will relate to the skyline of Central Park South. The images of the Central Park Tower (née Nordstrom Tower) were first spotted by NY Yimby and are part of official EB-5 Immigrant Investor program materials posted online and provided by developer Extell. As such, they confirm that the supertall will indeed no longer have the spire, a feature which would have brought the tower to 1,775 feet and just a foot shy of One World Trade. The materials also reveal that the tower is being marketed with a height of 133 floors (the actual count is just 95, though some units like the 17,000-square-foot three-story penthouse have ceilings that stretch well beyond the standard) and 179 luxury residential units.

Construction Kicks Off on a Pair of Condo Buildings in the Columbia Street Waterfront District

Avery Hall Investments and co-developer OTL Enterprises are forging ahead with the development of pair of understated five-story condominium buildings at 161-163 Columbia Street in Cobble Hill's Columbia Street Waterfront District. The team picked up the lots in 2014 through a unique deal with the nonprofit Carroll Gardens Association where proceeds of the sale would be used to preserve below-market rate rents for 28 units on the street and possibly develop 70 more affordable units in nearby Red Hook.

Check Out the Manhattan Skyline in 2020! New Development Sales to Hit $8.4B This Year

As part of their Manhattan New Development Report, CityRealty has released a trio of skyline renderings that show how the city will appear in 2020 -- looking south from the Lower East Side, north from the tip of the island, and of course, down on Central Park South's Billionaires' Row. The eye-popping images underscore the fact that new developments have been "markedly above the average price of all other Manhattan condos since 2013." The average sales price in new developments is expected to hit $4.4 million this year and $5.7 million by 2018. By comparison, the expected average price of a non-new development condo for 2016 is $2.65 million. Moreover, new development sales totaled $5.4 billion last year, up from 2014's $4.1 billion. This figure is expected to reach $8.4 billion this year and more than $10 billion by 2018.

First Look at New 10-Unit Rental Planned for Washington Heights

Last fall, permits were filed to construct a six-story, 10-unit residential building at 563 West 170th Street in Washington Heights. The single-story garage building that occupied the mid-block site between Audubon and St. Nicholas Avenues has been removed and will soon be replaced by a sleek glass and metal building developed by Michael Reznik of Central Park Capital Group and designed by Charles Diehl.

Diane von Furstenberg Will Help Fund New Statue of Liberty Museum

Fashion designer Diane von Furstenberg and husband Barry Diller are well known in the philanthropic circuit as supporters of cultural public spaces. They were early funders of the High Line, and construction is soon to commence on Diller's $150 million+ futuristic offshore park known as Pier 55. Their latest endeavor will be backing a new Statue of Liberty museum, as the Wall Street Journal reports that von Furstenberg has joined the board of the Statue of Liberty-Ellis Island Foundation and agreed to assist with fundraising. The announcement for a new, free-standing museum designed by FXFOWLE comes as the Statue of Liberty nears its 130th anniversary in October. Currently, the exhibition space is housed in the statue's pedestal, but because of its size and security concerns only about 20 percent of the 4.3 million annual visitors can access this museum. The National Park Service, in an environmental review put out last month, said the 15,000-square-foot project is "intended to increase public access to exhibits on the history, construction and legacy of the statue, and provide additional shelter during inclement weather."

Last Apartment Left at Gothic Revival Church in Fort Greene Asks $8,200/Month

Gothic Revival church turned luxury rental apartment: only in New York. That's the story behind 232 Adelphi Street, a majestic Fort Greene church built in 1888. It fell into disrepair before being converted into 12 apartments in recent years. This is the last apartment left empty and it's a pricy one. It's also big: an 1,800-square-foot duplex with two bedrooms and two-and-a-half baths, all accessed via a private entrance.

Condo/Cultural Building Designed by the Late Zaha Hadid Will Rise in West Chelsea

When the architecture community learned of the passing of Zaha Hadid in late March, it came as a bit of consolation that her first and only building in New York, 520 West 28th Street, had already begun to take shape along the High Line, ensuring that her legacy would last in our skyline. In much welcome news, 6sqft learns today that yet another design of hers will rise just three blocks away in Chelsea. A press release from The Moinian Group reveals that more than a year ago they worked with Hadid and her team to explore possibilities for 220 Eleventh Avenue, one of her final creations. The developer announced that the new building will be "a collection of signature loft-like condominium residences, a collection of penthouses and a cultural institution to establish itself as the hub of the world renowned art district that is West Chelsea."

Art-Deco Masterpiece 70 Pine Street Opens, Offering Two Months Free Rent

It's not everyday that one has the chance to live in one of the world's finest skyscrapers. Details of The Pinnacle at The Woolworth Tower Residences have yet to be revealed, but for those of us still saving to buy a piece of history, the rentals at 70 Pine Street await. Soaring to a cloud-popping height of 66 stories and 952 feet, the building is essentially downtown's Empire State Building and was the world's third tallest building upon completion in 1932. Designed by Clinton & Russell, Holton & George for the utilities conglomerate Cities Service company (later known as CITGO), the tower was sold to the American International Group (AIG) in 1976, where they held their offices until the last recession. Breathing new life into the landmarked building, Rose Associates is re-conceiving the commercial icon into 644 rental apartments, a 137-room extended stay hotel, and 35,000 square feet of retail space. And for a limited time, Rose is offering two months free rent or one month free rent and paid broker's fee for newly-signed leases. The homes are divided into the city, tower, and penthouse collections and as we await construction to fully wrap up, 17 apartments are currently available throughout its mid-level city collection floors.

45 East 22nd Street Tops Out, Officially Tallest Skyscraper Between Midtown and Downtown

Who would have thought the most alluring residential skyscraper addition to the city's post-recession boom would not rise in Midtown, near its overly-discussed Billionaires' Row, or near the city's historical skyscraper center, the Financial District, but rather smack dab between the two at 45 East 22nd Street in the Flatiron. Overlooking Madison Square Park and its turn-of-the-century engineering marvels--the Flatiron Building and Metropolitan Life Building--the svelte glass spire has fully ascended to its full 65-story, 777-foot peak. A malnourished baby on the world stage, the building's height is less than a third of the world's tallest building and will contain a paltry 83 condominium units priced from $2.5 million for a one-bedroom to $38 million for one of its two penthouses.

New Affordable Housing in the Hamptons Will Be for Those Earning Less Than $106,200

A new plan to bring affordable housing to one of the Hampton's priciest stretches has residents up in arms, reports The Post. The town of Amagansett is planning to erect a below-market rate complex that would add 12 two-bedroom and 12 three-bedroom homes to the area, with rents ranging from just $1,100 up to $2,300 a month. The development would mingle with the estates and New York City escapes of the rich and famous, including that of Naomi Watts, Jerry Seinfeld, Gwenyth Paltrow and Scarlett Johansson—just to hame a few. Incredibly, a family of four could be earning as much as $106,200 annually (120 percent of the AMI) to qualify.

Revealed: Morris Adjmi Pens Coffered Facade For Condos Next to Bowlmor Lanes Site

Here's our first look at the Morris Adjmi-designed condos slated for the southwest corner of West 13th Street and University Place in Greenwich Village. The project, tentatively addressed 34 East 13th Street, rubs shoulders with Annabelle Selldorf's 21 East 12th Street condo development, which replaced the large building that held Bowlmor Lanes. Last year, NYREJ reported that Ranger Properties and Sagamore Capital purchased the three-building corner assemblage for $22 million or $1,100 per square foot, one of the most expensive residential development transactions ever downtown.

First Full Look at Nolita’s 75 Kenmare Street, Will Have Lenny Kravitz-Designed Condos

After getting a peek of its entryway facade in March and announcing that rocker/actor Lenny Kravitz will mold its interior residences, we now have our first full look at DHA Capital's 35-unit condominium 75 Kenmare Street. Situated at the corner of Mulberry Street in Nolita, the upcoming seven-story development converts and expands upon a parking garage which DHA, in partnership with AMS Acquisitions and First Atlantic Capital, purchased for $50 million last year. Manhattan-based architect Andre Kikoski designed a sumptuous masonry skin composed of "richly textured and finely scaled" cast-formed concrete, and the apartments are expected to go from $1.7 million to more than $12 million.

Bruce Springsteen’s Former NJ Farmhouse and Rehearsal Space Asks $3.2M

As any good New Jerseyan knows, The Boss loves living low-key at the Shore. From his days rocking the Stone Pony (where he'll still make the occasional surprise appearance) to his time living in this little beach bungalow, Bruce Springsteen has never been one to adopt a high-profile lifestyle. This is further evidenced by the suburban house in which he lived during the 1970s and '80s. Yes, it's a bit of a mansion, but it's located in the unassuming community of Holmdel, and when he took up residency there in 1976, he was only paying $700 a month. It was here that he wrote and rehearsed with the E Street Band much of the "Darkness on the Edge of Town" and "The River." After listing previously as a $5,000/month rental, the farmhouse at 7 The Summit is now asking $3.2 million, according to the Asbury Park Press.

Apartment in Miles Davis’ Old Upper West Side Townhouse Asks $495K

Jazz legend Miles Davis lived in the Renaissance Revival brownstone at 312 West 77th Street from roughly 1960 until he moved to LA in the mid '80s. He often hung out on the stoop with his Upper West Side neighbors and hosted other jazz greats such as Herbie Hancock, Ron Carter, Dizzy Gillespie, Art Blakey, and Tony Williams. It was also in this house that he wrote the music for his albums "Kind of Blue" and "Bitches Brew." After he moved out, the five-story home was chopped up into six apartments. One of these units, a charming one-bedroom, has hit the market for $495,000, reports DNAinfo.

Earlier this month, the Wall Street Journal profiled broker-turned-developer Michael Shvo and revealed his development company SHVO now has more than $4 billion dollars worth of projects in the works for the city. While many are still in planning stages and have yet to be released to the public, construction is moving ahead on a trio of condominium developments along Manhattan's western spine -- the Getty, 125 Greenwich Street, and 565 Broome SoHo (as a development partner). While varied in neighborhood and scale, they all enlist high-caliber architects and will bring Shvo's characteristic high level of attention to detail and "pursuit of perfection."

Anne Hathaway’s Infamous Former Midtown Love Nest for Rent for $48K a Month

We've followed ingenue Anne Hathaway through various life events as expressed in real estate transactions, including the Upper West Side penthouse she currently shares with husband Adam Shulman. Before that, there was the DUMBO Clocktower loft the actress reportedly used as an expensive closet. Now here's a peek at the glossy midtown duplex in the Olympic Tower condominium at 641 Fifth Avenue that Ms. Hathaway shared with ex-con ex Raffaello Follieri for $37K/month in the mid-2000s (h/t WSJ); the apartment is currently on the rental market for $48,000 a month. The listing points out that the glass-clad, dubiously decorated pad has the distinction of having been the rented home of the ill-starred couple during their "storybook romance," which makes a lot of sense if the storybook you're reading is a white collar crime novel about a 30-year-old con man arrested, convicted, incarcerated and deported for embezzlement and fraud, possibly with the aid of his actress girlfriend. But a different choice of words and more context should put this dressed-to impress duplex in a better light.

Alexander Wang Lists Luxuriously Moody Tribeca Loft for $3.75M

After six years in residence, the in-demand downtown designer is selling the loft he purchased from fellow fashionista, former New York Times Style writer Holly Brubach (h/t Curbed). With the help of maverick decorator Ryan Korban, Wang renovated the classic warehouse-turned-co-op at 39 Worth Street with opulent-chic accents like black fur, zebra rugs and mirrored wall panels, and opened up walled spaces to return the loft its open-space roots. The result, as far as lofts go, is a pretty well laid-out example, with creature comforts a busy design professional needs–plus luxurious finishes. Yet it doesn’t lose any of the open and adventurous character that defines a historic Tribeca loft space. The Parsons-grad-made-good purchased the unit for $2 million in 2010 and hopes to sell it for a $3.75 million.

Madison Equities Files Permit for 1,115-Foot Supertall Condo in the Financial District

Madison Equities and Pizzarotti Group filed a new building application yesterday to construct a 1,115-foot supertall skyscraper at 45 Broad Street in the heart of the Financial District. When finished, reportedly in 2018 (good luck with that), the tower will be the second tallest building in lower Manhattan after 1 WTC, and the sixth tallest in the city. As detailed by the application, the tower will comprise 371,634 gross square-feet of floor area spread across 66 floors. Listed are 150 units, a bit less than the 245 condo-residences Pizzarotti CEO, Rance MacFarland said there would be earlier this year. Supposedly, the building will cater to "entry- and mid-level buyers" with relatively conservative prices of below $2,000 per square foot on average. To afford the maximum amount of residences with coveted views of the harbor and the skyline, apartments will begin on the 15th floor where they are configured at four-units per floor up to the 33rd level. Floors 35-51, 53,55 and 57 will have three units per floor and floors 52, 54, and 58 just two units. Floors 61 and 62 will host two duplex aeries and the uppermost residential floor, 62, will house a single full floor penthouse that will be the highest residence in hemisphere outside of Billionaires' Row. Amenities on the lower, view-deprived floors will include a 60-foot indoor lap pool, a gym, a garden, a pet spa, a game room, bike room and other entertainment areas.
