Blackstone’s Purchase of Stuy Town Includes $625M in Air Rights

Photo via Wiki Commons Less than three months ago, the Blackstone Group and Ivanhoe Cambridge's colossal purchase of Stuyvesant Town and Peter Cooper Village went public. At the time, it was revealed that as part of the $5.46 billion deal Blackstone would reserve 4,500 of the complex's 11,200 apartments for middle-income families for the next 20 years, with an additional 200 units set aside for low-income tenants. But what's just come to light is the $625 million worth of air rights that came along with the buy. The majority of the roughly one million square feet will be transferred elsewhere, but about 250,000 square feet will remain within Stuy Town. As the Post first reported, "These include 200,000 square feet for a community facility, 25,000 square feet for residential and 25,000 square feet for commercial use."

REVEALED: 45 Broad Street, Slated to Be Among the Highest Condo Buildings Downtown

Last October, it was announced that the long-vacant lot in the heart of the Financial District at 45 Broad Street would be redeveloped into a 65-story residential skyscraper by way of a partnership between Pizzarotti IBC and Madison Equities. Now, via Pizzarotti's project page, we have our first look at the design of the 300,000-square-foot CetraRuddy-designed tower that the development group affirms "will be the highest condo in Downtown Manhattan." The team will have to move quickly, though; at least two condo towers are proposed to be taller including Shvo's supertall at 125 Greenwich Street.

Greenwich Village Apartment With Cottage-Like Charm Asks $2.25 Million

There's definitely something quaint about this apartment at 13 Downing Street, a 16-unit cooperative right in the middle of Greenwich Village. Its cottage-like vibe comes from exposed brick, a fireplace and lots of earth tones. It also feels cozy without being cramped, and spacious without being sprawling. The two-bedroom home is now on the market for $2.25 million after last selling in 2013 for $1.199 million.

Big Price Drop at This Renovated Five-Story, Upper West Side Townhouse

The pricing over the years at 33 West 71st Street, located on the Upper West Side near Central Park West, is like reading the dramatic play, The Crazy Price Tags of New York. The historic townhouse sold in 1996 for $770,000, although back then it looks like the residence was chopped up into rental units. At some point, it was renovated back into a single family and the price tag started to skyrocket. It was listed in 2008 for $5.3 million, then in 2012 for $7.5 million. It sold in 2013 for $6.225 million and then was quickly listed again in 2014 for $18.5 million after the latest renovation. That price was lowered to $16.495 million this summer, and then quickly lowered again to $14.995 million. Got all that? Because now it's on the market with a price cut to $12.995 million, or you can rent it for $40,000 a month.

Get a Look at the South Village’s Upcoming Boutique Condo, 54 MacDougal Street

Excavation is nearly complete at 54 MacDougal Street, a ground-up, six-story condominium being developed by Valyrian Capital and Ajax Partners. Up until 2013, a humble three-story townhouse stood at the 2,500-square-foot lot for nearly 200 years, dating its creation to around 1820 when it was built on land formerly owned by Aaron Burr. The building lot is within a once working-class and immigrant neighborhood referred to by some as the South Village. Unlike large swaths of Greenwich Village to the north and cast iron sections of Soho to the west, the motley mixture of low-rise, pre-war buildings for years lacked landmark protections. Since 2006, the Greenwich Village Society for Historic Preservation (GVSHP) has urged the city's Landmarks Preservation Commission to designate a 35-block stretch of the neighborhood as an historic district, making it the city’s first tenement-based landmarked district. To date, two of the three phases of the district have been designated.

130-Year-Old Limestone Townhouse on the Upper West Side Asks $12.95 Million

It's hard not to be impressed by this 130-year-old limestone townhouse, built at 64 West 87th Street on the Upper West Side. The Jacobean Revival townhouse was designed by the 1890s architect Clarence Fagan True as a set of three—but this one is "the star of the show," according to Daytonian in Manhattan. There's an intricately carved facade with a four-story bay and an imposing stone porch with balustraded railings. It sold in 1895 to Lucius Nathan Littauer, a close friend of Theodore Roosevelt with his own political ambitions, and is known as the L. N. Littauer Mansion. Today, the facade is intact and the interior has been completely renovated by Zivkovic Connolly Architects to add some modern upgrades to the old world charm. Despite the modern upgrades, there are plenty of historic goodies left, including a truly impressive plaster ceiling that sits atop a ceramic-faced fireplace and parquet floors.

Designer’s Boldly Renovated West Village Pad Asks $1.15M

Let's start by saying we just might live in a paper grocery bag if it were on this street. Now that we've got that out of the way–this barely-big-enough one-bedroom co-op on a dreamy West Village block at 68 Barrow Street has more than location going for it. New York in the ’60s: Political Upheaval Takes a Turn for the Worst in the Village

"New York in the ’60s" is a memoir series by a longtime New Yorker who moved to the city after college in 1960. From $90/month apartments to working in the real “Mad Men” world, each installment explores the city through the eyes of a spunky, driven female. In the first two pieces we saw how different and similar house hunting was 50 years ago and visited her first apartment on the Upper East Side. Then, we learned about her career at an advertising magazine and accompanied her to Fire Island in the summer. Our character next decided to make the big move downtown, but it wasn’t quite what she expected. She then took us through how the media world reacted to JFK’s assassination, as well as the rise and fall of the tobacco industry, the changing face of print media, and how women were treated in the workplace. Now, she takes us from the March on Washington to her encounter with a now-famous political tragedy that happened right in the Village–the explosion at the Weather Underground house.

Spotlight: Meet Chef Jon Lovitch, Builder of the World’s Largest Gingerbread Village

Chef Jon Lovitch is no amateur when it comes to building gingerbread houses. In fact, every year Jon constructs an entire village called GingerBread Lane that takes nearly 12 months to make. It's a holiday tradition he first started twenty years ago in Kansas City, Missouri, with just 12 houses, and he's since grown the project into an epic display of sweets shown everywhere from Washington, D.C., Pittsburgh, and now New York. Two years ago, GingerBread Lane found a local home at the New York Hall of Science in Corona, Queens, where Jon’s villages set Guinness World Records in 2013 and 2014 for the world's largest gingerbread exhibit. This year's village just set another Guinness record on November 17th with its 1,102 houses. But beyond seeking a world title, Jon hopes his labor of gingerbread love inspires kids and adults of all ages to get creative and start building projects of their own. 6sqft recently spoke with Jon to find out the history behind this tasty tradition, and what it takes to build an enormous gingerbread village each year.

‘Maximalist’ UES Townhouse of Designer Juan Pablo Molyneux Sells for Less Than Half Its First Ask

Back in 2012, Chilean interior designer Juan Pablo Molyneux placed his sprawling townhouse at 29 East 69th Street up for sale for a newsmaking $48 million. Unable to find an immediate buyer (or possibly anticipating seller's remorse), he took it off the market shortly after. But then earlier this year in January, he brought it back for a much lower $34 million. Now, it looks like Molyneux's day has come, and according to city records, he's finally parted ways with the gigantic spread—although for a relatively paltry $22.5 million.

Supermodel Irina Shayk Lists Mod West Village Condo With Massive Shoe Closet for $4M

It looks like Sports Illustrated supermodel Irina Shayk and boyfriend Bradley Cooper may be shacking up. The Observer reports that the Russian-born beauty has listed her modern apartment at 166 Perry Street in the West Village for $3,995,000. She bought the 2,462-square-foot duplex for $1.96 million back in 2010 when she was dating soccer star Cristiano Ronaldo, but now she'll likely be joining Cooper on his house hunt. He most recently scoped out a sprawling $8.5 million spread at the Hubert in Tribeca, which, although quite attractive, lacks the massive shoe closet (and hidden stripper pole!) that Shayk currently has.

$1.7M West Village Co-op Feels Prim and Proper

Here's a co-op apartment that has everything in place, prim and proper as can be. It's a one-bedroom, two-bathroom unit that's located on the second floor of a West Village townhouse at 53 Horatio Street. The pre-war brick building, constructed in 1848, also looks pretty proper and stately, without any adornments or flourishes. That is carried to the interior, which has a nice but not extravagant design. The apartment was last listed in 2013 for $1,100,000, then sold soon after for $1,040,000. Two years later, the owners are looking to make a sizable profit with an ask of $1,699,000.

Nate Berkus and Jeremiah Brent List Their Greenwich Village Penthouse for $10.5M

Back in September Architectural Digest dedicated a whole cover plus photo spread to Nate Berkus and Jeremiah Brent "settling in" to their pristine apartment, a penthouse at the Emery Roth-designed 39 Fifth Avenue in the heart of the Village. While the pair spent the better part of the piece gushing about how they'd finally found their dream home (“We couldn’t stop thinking about the apartment, believing we were meant to live there...we were able to create the home of our dreams," Brent said to AD at one point), it looks like the family, which includes their young daughter Poppy, couldn't quite get as comfy as they'd hoped, because they've just listed their spacious pad for $10.5 million.

This co-op apartment at 7 Gay Street in Greenwich Village packs in a lot of rustic charm for a one-bedroom. Chloe Sevigny’s Former East Village Co-op Sells for $2.1M

Queen of indie films Chloë Sevigny unsurprisingly lived in the East Village in 2005, scooping up a garden-level co-op at 119 East 10th Street for $1,199,000 and becoming neighbors with fellow indie royal Parker Posey. By 2013, Sevigny made the inevitable move to Brooklyn (she stated that the East Village had become like a frat house) and sold her one-bedroom Manhattan pad for $1.76 million to tech power couple Halle Tecco and Jeffrey Hammerbacher. Despite the stylish renovation that the couple undertook, they listed the residence this summer for $2.2 million. The Post now reports that the home sold for just under its asking price to Shana Randhava, the executive director of the Estee Lauder Companies. Interestingly, they note that Sevigny "has been quoted about her love for Estee Lauder products, particularly their 'luxury compacts.'"

Channing Tatum’s Former Tribeca Townhouse Has Hit the Market for $6.5 Million

This five-story, 3,231-square-foot Tribeca townhouse has quite a story behind it. Located at 155 Duane Street, the 1830s red brick home was allegedly used in the Civil War to make antiseptic soap. Today's owner is W. Robert Curtis, who gained some recognition years ago for suing the neighborhood's star chef David Bouley of ruining his block by dumping trash from his restaurant Bouley Studio. Curtis, who has put the house up for rent anywhere from $18,000 to $35,000 a month, rented this pad to Channing Tatum in the summer of 2012, and now it's on the market for a cool $6.5 million. The two-bedroom home boasts open-steel stairs, the original pine beams and the building's original mechanical hoist, which you can spot pictured above. It was originally used as a live/work space, with the office on the bottom two floors, but the ground floor is now being marketed as potential retail.

It didn't take much time for Julia Roberts to unload her apartment at 45 West 10th Street. According to the Observer, Ms. Roberts has just closed a $5.35 million sale on her Greenwich Village pad, pulling in more than $850K over her original $4.5 million ask. The apartment, which was being described as “easy breezy” and “Hamptons/California-style beachy” when it was listed in July, went to investment exec Nicolas de Croisset who recently tied the knot in a lavish beachside wedding in Greece with Vogue's Phoebe de Croisset. Where I Work: Tour KUSHNER Studios’ smart and quirky Chinatown office

6sqft’s series “Where I Work” takes us into the studios, offices, and off-beat workspaces of New Yorkers across the city. In this installment, we take a tour of architect Adam Kushner's quirky and intelligent Chinatown office space. Want to see your business featured here? Get in touch! You might remember hearing from Adam Kushner a little over a year ago when 6sqft interviewed him about building the world's first 3D-printed estate. And while this is certainly a huge project for the architect, it's only one of many that he and his three firms are working on. In addition to architecture/design practice KUSHNER Studios, which he founded in 1994, Adam heads up construction practice In House Group Inc. and 3D-printing company D-Shape Enterprises New York. What these practices have in common, other than their intellectual creativity, is that they're housed in a quirky-yet-functional Chinatown office. Adam recently took us on a tour of his office, giving us the story behind the studio's unconventional models, his vintage scooter collection, and the giant plane jutting out of the wall.

‘Veronica Mars’ Actor Lists Village Loft Featuring Cast Iron Columns and Double Height Ceilings

Cast iron is prevalent throughout 67 East 11th Street, a Greenwich Village building built in 1868 and converted to a co-op in 1973. Back in the late 19th century, it was home to the James McCreery Dry Goods Store; the facade has beautiful cast iron details like Corinthian columns as well as big arched windows, and this apartment owned by actor Chris Lowell of "Veronica Mars" fame is now on the market for $1.195 million.
