REVEALED: New East Williamsburg Rental 66 Ainslie Street Aims for Ubiquitous Factory Look

Here's the first look at 66 Ainslie Street, a seven-story, 50-unit rental building set to rise from the East Williamsburg corner of Ainslie and Keap Streets. According to The Real Deal, the project is being developed by Slate Property Group, led by Martin Nussbaum and David Schwartz, and the site's previous sole owners, Tavolario and Meszaros Realty Corporation. Slate purchased the site for $15 million in an off-market deal in September. Construction permits filed this past November by Aufgang Architects indicate that the building will contain 42,500 square feet of residential and retail space, 23 parking spaces in an underground garage, and a roof deck and fitness center. The site is also around the corner from the Metropolitan-Lorimer G and L train stop. The filing of a "major alteration" application indicates that at least some part of the existing one-story factory building will remain.

Steven Harris-Designed West Village Townhouse Sells for $15M

We're big fans of the work of Steven Harris Architects here at 6sqft, so it came as no surprise that this West Village townhouse that features the firm's lovely designs sold for $15 million. According to city records released today, the seller of the home located at 156 West 13th Street is Candida Smith, curator and daughter of the late celebrated artist and sculptor David Smith. The Greek Revival townhouse was built in 1846 for the estate of Peter Remsen, a member of a prominent Knickerbocker family. Steven Harris updated the home to include modern conveniences like an elevator and an industrial-sized kitchen, while retaining its historic charm and grandeur.

A 1960s Upstate Log Cabin Transformed into a One-Room Family Home

Takaaki Kawabata (Taka), a senior associate at architecture firm Janson Goldstein, and his wife, designer Christina Kawabata, wanted to move their family from Williamsburg, where their rent had quadrupled, to a rural home still within commuting distance to the city. After first seeing a 1960s log cabin in Garrison, New York, Taka wasn't impressed. But, having grown up in a one-room farmhouse in Japan, when he looked over the plans he knew this was his family's new home. The couple bought the cabin for $335,000, embarked on a year-long $50,000 remodel, and transformed the outdated structure into an 1,100-square-foot family home with a completely open-plan layout and an excess-free living model.

INTERVIEW: HS2 Architecture’s Tom and Jane Talk Residential Design and Their 20-Year Collaboration

HS2 Architecture's name may not ring all that familiar, but you've certainly come across their projects before—and we're not just talking on 6sqft. HS2's power pair, Tom Hut and Jane Sachs, have been working together since 1994, enduring the ups and downs of the NYC market and putting some spectacular and very recognizable designs out there while at it. Does the Gramercy Park Hotel ring a bell? Maybe the Palazzo Chupi? Or maybe you've shopped at the Ralph Lauren Store on Madison and 72nd. Easily one of the most underrated architecture firms working today, HS2 is really a force to be reckoned with when it comes to the built environment. In celebration of their 20th anniversary, we recently sat down with founders Tom and Jane to talk about their studio, their work, and the roller coaster ride that has been New York City architecture over the past two decades.

Meredith Vieira Buys an $8.55M Penthouse at the El Dorado

All of Meredith Vieira's hard work has certainly paid off. According to the Post, the journalist-slash-talk-show-host-slash-game-show-host has just scooped up a penthouse at the El Dorado. The home is a three-bedroom stunner with two large terraces and Central Park reservoir views. The final closing price has yet to be revealed, but it was last asking $8.55 million in May when it went into contract. The previous owners paid $5.95 million for it back in 2011—surely a recent, beautiful, never-lived-in renovation helped give this CPW pad a price boost.

Like their Sixteen Doors House, Incorporated Architecture & Design’s Texas Hill House was inspired by traditional loft-like cow barns. Located on 25 acres in rural upstate New York in Craryville, a town at the base of the Berkshires, the three-bedroom home is strikingly modern while still blending in with its wooded farmland surroundings. It was developed for a young New York City-based couple–one born and bred in NYC and the other from Costa Rica and of Asian descent–who sought a retreat from the hustle and bustle of everyday urban life. Robert De Niro Buys $2.8M West Village Apartment

He's at it again, this time buying a $2.8 million West Village apartment at 32 Morton Street. Real estate lover Robert De Niro inked the deal for the two-bedroom penthouse loft along with his stepdaughter Drena, according to city records. A few months ago, De Niro made headlines when he moved into a $125,000/month rental at star-studded 15 Central Park West while waiting for the renovation to be complete at his Brentmore triplex. He also got some recent notorious attention for getting into a very public tax fight with the Hudson Valley town where he owns a 78-acre property. And let's not forget about his $250 million Barbados hotel project. With so many real estate balls in the air, it's hard to say if De Niro or his daughter will be living in the latest acquisition, but it would be the perfect downtown pad.

Lena Dunham Buys $4.8M Brooklyn Heights Condo

According to the Daily Mail, Girls creator Lena Dunham has scooped up a $4.8 million condo at 30 Henry Street in Brooklyn Heights, the former offices of the Brooklyn Daily Eagle–now known as The Heights. Despite the recent controversy over her memoir, 28-year-old Dunham is really moving up in the world. Not only did she reportedly get a $3.7 million book advance, but her first home in the neighborhood at 145 Hicks Street cost her only $500,000. She purchased her newest residence under a trust and still owns her one-bedroom pad. Dunham shares her new home with boyfriend and Fun frontman Jack Antonoff, who has been spotted on moving duty while Dunham is on her book tour. The four-bedroom corner apartment is completely elegant and modern, a sure sign that the "girl" is growing up.

Soho Broadway BID Will Support Local Residents in Addition to Businesses

By definition, a Business Improvement District (BID) "is a public/private partnership in which property and business owners elect to make a collective contribution to the maintenance, development, and promotion of their commercial district." Typically, they're implemented in neighborhoods that need an economic boost, so Soho would seem like an unlikely candidate. Ever since the neighborhood's artist lofts were replaced with designer boutiques, residents have struggled to deal with the "mall-ification" of their home. And when the Soho Broadway BID was presented, local activists opposed it, citing that commercial activity was already bursting at the seams, and it was the residents who needed assistance. Now, after nearly four years of debate, the BID is moving forward, but with a decreased budget and an equal commitment to both residents and businesses.

10 Sullivan Street Leads Western Soho Residential Development

Back in June, units at 10 Sullivan Street in Soho hit the market. The 16-story, Cary Tamarkin-designed building is shaped like a mini Flatiron Building, and due to its height and scale, many consider it grossly out of place. An exclusive condo tower is set to rise within the quickly changing area where Midtown East's commercial bustle tempers down into the elegant residential blocks of the Upper East Side. Located at 118 East 59th Street near Park Avenue, the unassuming site is being developed by Hong Kong-based Euro Properties, their first foray into the Manhattan market. The mid-block tower will soar 38 stories yet contain only 29 units–another example of the city’s new and somewhat oxymoronic building type, the boutique skyscraper, which typically contains fewer units than a standard six-story co-op building, and even fewer inhabitants.
