All Engines SHVO at Three New Manhattan Condo Developments

Earlier this month, the Wall Street Journal profiled broker-turned-developer Michael Shvo and revealed his development company SHVO now has more than $4 billion dollars worth of projects in the works for the city. While many are still in planning stages and have yet to be released to the public, construction is moving ahead on a trio of condominium developments along Manhattan's western spine -- the Getty, 125 Greenwich Street, and 565 Broome SoHo (as a development partner). While varied in neighborhood and scale, they all enlist high-caliber architects and will bring Shvo's characteristic high level of attention to detail and "pursuit of perfection."

Apply for 55 Middle-Income Apartments in Prime Murray Hill

A common complaint about the city's affordable housing lotteries is that they don't often pertain to middle-income New Yorkers who are struggling to pay market-rate rents just the same. But here's the chance for this often-overlooked group to get in on the action -- a lottery launches tomorrow for 55 middle-income apartments at 325 East 25th Street. Not only do the rents range from $1,715/month studios to $2,216/month two-bedrooms, but the building is located in a prime Murray Hill location just north of Gramercy and right in the mix of restaurants and bars (okay, maybe just bars) for which the 'hood is known.

Great Game Changers: One Worldwide Plaza, A Classy Attraction for Sleazy 1980s Midtown

What does it take to jump-start an unglamorous neighborhood? A huge development? A mixed-use project? New transit facilities? When this full-block, mixed-use development project was conceived in the mid-1980s the area in and around Times Square was one of the city’s worst. It was riddled with crime and pornography and was run-down, especially along Eighth Avenue. The proposition to add a building that was the scale of the full-block One Worldwide Plaza development, therefore, was not only surprising, but shocking and downright unthinkable. The legendary Madison Square Garden designed by Thomas W. Lamb had occupied its site from 1925 to 1966, but its second incarnation here was rather ramshackle especially in comparison to its previous glorious building on Madison Avenue at 26th Street. When it moved south next to the “new” Penn Station 16 blocks to the south, this site became the city’s largest parking lot and it took about a decade and a half for it to find a new life. The site was finally developed and completed in 1989 by a syndicate headed by William Zeckendorf Jr. that included Arthur Cohen and Worldwide Realty partners Frank Stanton and Victor Elmaleh.

Infographic: How NYC’s Supertalls Compare in Height and Girth to Global Towers

As the Skyscraper Museum so aptly writes, "Tall and BIG are not the same thing." Echoing 6sqft's recent post on global supertalls, the infographic above illustrates how when the height of New York's tallest towers are stacked up against the sky-high constructions abroad (and 1 WTC), our city's skyscrapers truly are "runts on the world's stage." The image also reveals that not only do these towers lack significantly in height, but also in girth. This means what really makes the design of all of New York's new skyscrapers so unique is not how tall they are, but rather, how slender they are.

Lottery Launches for 29 Affordable Units at Extell’s 70 Charlton in West Soho, From $833/Month

It's not too often that affordable housing opportunities arise in prime downtown areas like West Soho, but starting tomorrow, 70 Charlton Street will begin accepting applications for 29 of its below-market-rate apartments. The Beyer Blinder Belle-designed building is of the luxury persuasion, developed by none other than Extell. In total there are 116 residences; 92 are high-end co-ops (currently priced between $1.6M and $7.1M) with interiors crafted by Workshop/APD in one building, and the rest affordable units situated in a connected building. According to the Housing Connect website, studios will start at $833/month, one-bedrooms will go for $895/month and two-bedrooms for $1,082/month.

Not Tall Enough! On the World’s Stage, New York’s Supertalls Are Ungraceful Runts

Ahead, Carter brings us his ninth and final installment of “Skyline Wars,” a series that examines the explosive and unprecedented supertall phenomenon that is transforming the city’s silhouette. In this post Carter takes at aim the quality of design of those towers rising around the city right now, and how they fail to inspire when compared to those found internationally. The explosive transformation of the New York City skyline now underway is occurring without any plan in a very haphazard fashion. Some of the new towers are not ugly but compared to many new ones elsewhere, especially those that are free-standing, they’re not going to win many top honors. Many are very thin, mid-block incursions. Others arrogantly abut and loom over landmarks with nary a thought to context. Some clearly are aimed at one-percenters and offer lavish amenities and layouts. But many others are squeezing potential residents like sardines into very small apartments in attempts to set new “density” records.

Odds You’ll Score an Affordable Apartment Through a City Lottery Are 1,000 to 1

Last August 6sqft reported that about 696 applicants were applying for each of the city's available affordable housing units, and those odds have gotten even longer. So far this year 2.54 million applicants have applied via the city’s Housing Connect website for 2,628 affordable apartments, which puts the odds at about 1,000 to 1. The number of hopefuls vying for units like the 181 well-below-market rate apartments–from $559/month studios to $3,012 two-bedrooms–available at Pacific Park's 461 Dean Street has increased dramatically since 2013, when 364,000 applicants applied for around 2,300 units, reports the New York Post.

7,500-Name Waitlist Opens for 975 Affordable Units at Harlem’s Riverton Complex

Like Stuyvesant Town, the Riverton Square residential development in Harlem opened in 1947 as an affordable complex for World War II veterans and was built by the Metropolitan Life Insurance Company. But unlike Stuy Town (and Met Life's Parkchester in the Bronx), black and Hispanic tenants weren't barred from renting in Riverton. According to the Times, over the years the seven-building site was a sought-after address for the middle-class and was home to such notables as jazz pianist Billy Taylor, former Mayor David Dinkins, and former vice president of Motwon Records Suzanne de Passe. But in 2005, again similar to its downtown counterpart, Riverton was sold to Stellar Management, who tried to swiftly remove long-term tenants and replace them with higher-paying residents. Unable to convert the rent-stabilized units to market-rate and saddled with debt, Stellar lost Riverton to its lenders in 2008. This past December, after nearly a decade in limbo, the 12-acre site was sold to A&E Real Estate Holdings for $201 million in a deal with the city which, like the recent terms at Stuy Town, dictated that 975 of the complex's 1,229 units be reserved for working- and middle-class families for 30 years. In return, the buyer will receive about $100 million worth of tax breaks and incentives. The waitlist is now open for these affordable units, and 7,500 randomly selected applicants will earn themselves a spot.

Skyline Wars: Accounting for New York’s Stray Supertalls

Carter Uncut brings New York City’s latest development news under the critical eye of resident architecture critic Carter B. Horsley. Ahead, Carter brings us his eighth installment of “Skyline Wars,” a series that examines the explosive and unprecedented supertall phenomenon that is transforming the city’s silhouette. In this post Carter looks at the "stray" supertalls rising in low slung neighborhoods. Most of the city’s recent supertall developments have occurred in traditional high-rise commercial districts such as the Financial District, the Plaza District, downtown Brooklyn and Long Island City. Some are also sprouting in new districts such as the Hudson Yards in far West Midtown. There are, however, some isolated "stray" supertalls that are rising up in relatively virgin tall territories, such as next to the Manhattan Bridge on the Lower East Side and Sutton Place.

Lissoni Architettura Conceptualizes a Submerged Aquarium in the East River

By now we all know about the urban design fad of floating things in NYC's rivers (Pier55, +Pool, this island), but here's a concept for an under-water public space off Long Island City. Untapped took a look at this proposal for a submerged aquarium from Milan-based architecture firm Lissoni Architettura. Titled NYCAquatrium, it will likely never get built since it's just the winning entry in Arch Out Loud's ideas competition for a New York City aquarium and public waterfront, but it's certainly an innovative project.

Five-Star ‘Lazar Hotel’ Coming to Midtown, Will Meld Modern With Late-1700s Baroque

West 44th Street between Fifth and Sixth Avenues is home to some of the city's most elite hotels, such as the Royalton, Sofitel and Algonquin, and also  to esteemed institutions like the Harvard Club, Penn Club and New York Yacht Club. Near the stretch's Fifth Avenue corner, a new 20-story, 96-key hotel tower is in the works at 7 West 44th Street, and it will be festooned in Baroque stylings, Juliet balconies, twisted columns, cast-iron railings, and a grand lobby staircase.

Skyline Wars: New Jersey’s Waterfront Transforms With a Tall Tower Boom

Carter Uncut brings New York City’s latest development news under the critical eye of resident architecture critic Carter B. Horsley. Here, Carter brings us his seventh installment of “Skyline Wars,” a series that examines the explosive and unprecedented supertall phenomenon that is transforming the city’s silhouette. In this post Carter looks at the new New Jersey skyline. The hulking, 781-foot-high Goldman Sachs tower at 30 Hudson Street in Jersey City is like the Rock of Gilbraltar to Lower Manhattan’s famed skyline: massive and impressive. To some, perhaps, it conjures a Monty Python catapult or a very steep cliff on which to mount the Guns of Navarone for an assault on Lower Manhattan. It dominates the Jersey City skyline, which is a bit Spartan, especially in comparison with Brooklyn’s. Most of the skyscrapers in Brooklyn, however, are not directly on the waterfront and the Goldman tower is very much “in your face” on the water. Furthermore, all of a relative sudden, Jersey City is about to explode with three taller towers, which I can only describe as delirious, dancing, shimmy-shimmy-shake buildings with drop-dead vistas of Manhattan and the Hudson.

Transit Think Tank Says MSG Move Could Be a $5B Example of ‘Architects Run Wild’

Moving MSG to make room for a bigger, better Penn Station train hub would be really expensive and probably not a good idea, according to a new report by transit think tank Rudin Center for Transportation Policy. Commercial Observer reports that the just-released study outlines the concern that moving the arena would come with a price tag of over $5 billion, take, like, forever, and would generally "become an urban planner’s worst nightmare." The study refers to the proposed overhaul of Pennsylvania Station and the idea of extending it to the post office off Eighth Avenue as well as suggestions by urban planners for relocating MSG.

Skyline Wars: As Queens Begins to Catch Up, A Look at the Towers Defining Its Silhouette

Carter Uncut brings New York City’s latest development news under the critical eye of resident architecture critic Carter B. Horsley. Here, Carter brings us his sixth installment of “Skyline Wars,” a series that examines the explosive and unprecedented supertall phenomenon that is transforming the city’s silhouette. In this post Carter looks at the new towers defining the Queens skyline. For a long time, the glass tower erected by Citibank was the lone skyscraper of note in Queens. Known initially as Citicorp at Court Square, it was built in 1989 and designed by Raul de Armas of SOM as a blue-green metal-panel-and-glass office tower with just a few setbacks at its 633-foot-high top—an extremely clean-cut, modern obelisk of fine proportions. In a 1988 article in The New York Times, Anthony DePalma wrote that the tower “dominates the Queens skyline like a sequoia in the desert” and Paul Goldberger, then the newspaper’s architecture critic, wrote the tower was “rapidly becoming one of the most conspicuous structures in the entire city.” He added, “It is a very unlikely thing, this building—no other skyscraper in New York is remotely like the Citicorp tower, not so much for its design as for the fact that it stands free, alone in this landscape of gas stations, warehouses and row houses,” The bank tower transformed “the landscape of New York” and “no longer does Manhattan virtually by itself control the skyline,” Mr. Goldberger continued. “Skyscrapers built at random all over New York would be devastating, but an occasional exclamation point, well designed and carefully placed, will do the skyline no grievous harm,” he concluded. This is a very important but also very controversial point as currently evidenced in Manhattan where traditional precincts are being pin-pricked to exhaustion and confusion by supertalls.

100architects Propose a Vertical Park Made of Stacked Glass Pods for Times Square

Shanghai-based architecture firm 100architects noticed how New Yorkers are always trying to get out of Times Square as fast as possible, which made them wonder if there was a way to engage people in the urban setting without them having to deal with the chaos at street level. That's where their proposal for Vertical Times comes in (h/t Architizer). The 180-foot-tall tower is a stack of six cylindrical glass pods along a central column that "multiplies the intended space for public recreation in a vertical way." Within these spaces would be a carousel, ball pit, hammock plaza, sky garden, restaurant, and bar.

Skyline Wars: Brooklyn Enters the Supertall Race

Carter Uncut brings New York City’s latest development news under the critical eye of resident architecture critic Carter B. Horsley. Here, Carter brings us his fifth installment of “Skyline Wars,” a series that examines the explosive and unprecedented supertall phenomenon that is transforming the city’s silhouette. In this post Carter looks at Brooklyn's once demure skyline, soon to be Manhattan's rival. Downtown Brooklyn has had a modest but pleasant skyline highlighted by the 350-foot-high Court & Remsen Building and the 343-foot-high great ornate terraces of 75 Livingston Street, both erected in 1926, and the 462-foot-high flat top of the 1927 Montague Court Building. The borough’s tallest building, however, was the great 514-foot-high dome of the 1929 Williamsburg Savings Bank Tower, now known as One Hanson Place, a bit removed to the east from Downtown Brooklyn. It remained as the borough’s tallest for a very long time, from 1929 until 2009. A flurry of new towers in recent years has significantly enlarged Brooklyn’s skyline. Since 2008, nine new towers higher than 359 feet have sprouted there, in large part as a result of a rezoning by the city in 2007. A few other towers have also given its riverfront an impressive frontage. Whereas in the past the vast majority of towers were clustered about Borough Hall downtown, now there are several clusters with some around the Brooklyn Academy of Music and the former Williamsburg Savings Bank Tower and some around the Williamsburg riverfront.

Skyline Wars: In Lower Manhattan, A New Downtown Is Emerging

Carter Uncut brings New York City’s latest development news under the critical eye of resident architecture critic Carter B. Horsley. This week Carter brings us his fourth installment of “Skyline Wars,” a series that examines the explosive and unprecedented supertall phenomenon that is transforming the city’s silhouette. In this post Carter looks at the evolution of the Lower Manhattan skyline. Lower Manhattan at the start of the Great Depression was the world’s most famous and influential skyline when 70 Pine, 20 Exchange Place, 1 and 40 Wall Street, and the Woolworth and Singer buildings inspired the world with their romantic silhouettes in a relatively balanced reach for the sky centered around the tip of Lower Manhattan. Midtown was not asleep at the switch and countered with the great Empire State, the spectacular Chrysler and 30 Rockefeller Plaza but they were scattered and could not topple the aggregate visual power and lure of Lower Manhattan and its proverbial “view from the 40th floor” as the hallowed precinct of corporate America until the end of World War II. The convenience and elegance of Midtown, however, became increasingly irresistible to many.

MTA Takes Steps to Open 7 Train Station at 10th Avenue

Last month, the Port Authority of of New York and New Jersey officially launched a design competition for a new bus terminal, which could cost up to $10 billion and require the use of eminent domain. A new Port Authority Bus Terminal aims to accommodate tens of thousands of additional riders, many of whom will then need to connect to a subway line. To accommodate all these potential new riders, the MTA is looking to revive its past plan of building a 7 train station at 10th Avenue and 41st Street, reports Crain's, which could cost up to $1 billion.

Queens’ New Skyline: A Rundown of the 30 Developments Coming to Long Island City

Watch out Hudson Yards, Midtown is moving east to Queens. Long Island City is sprouting a small city worth of skyscrapers, ushering in thousands of new residents, hundreds of hotel rooms, and a few hundred thousand square feet of office space. To help us visualize the neighborhood's upcoming transformation, the dynamos at Rockrose Development commissioned visualization experts Zum-3d to produce this exceptionally accurate depiction of the changes afoot. Inspired by the rendering, 6sqft has put together a rundown of the nearly 30 under-construction and proposed projects for the 'hood.
