Qualifying New Yorkers earning 130 percent of the area median income can apply for the one $1,775/month one-bedroom and four $2,270/month two-bedroom apartments.

Affordable housing lottery launches for 100 units at Brooklyn Bridge Park’s Pier 6

Pier 6 and Brooklyn Bridge Park via MOSO Studio It's been just over a year since construction began at Brooklyn Bridge Park's two-towered Pier 6 development, and as of today, the affordable housing lottery has launched for 15 Bridge Park Drive, the 15-story tower (the other is 28 stories). The buildings are designed by ODA New York and have a slew of amenities, including a fitness facility, 4,000-square-foot landscaped roof terrace, and a children's playroom. 15 Bridge Park Drive has a total of 140 units; the 40 not included in the lottery are market-rate. The remaining 100 are reserved for households earning 80, 130, and 165 percent of the area median income and range from $1,394/month studios to $4,380/month three-bedrooms.

Our 1,100sqft: A move to the Bay Ridge waterfront gave this couple serenity and space

Bay Ridge may not be on your list of top Brooklyn 'nabes, and that's exactly why it's such a peaceful enclave for those in the know. After living in a cramped West Village apartment, Daniel Saponaro and Kyle Hutchison set four must-haves in a new place to live--a bright and spacious home, green streets, proximity to transit, and great nearby restaurants. They found all of this and more in a beautiful pre-war apartment building on Bay Ridge's waterfront Shore Road. When they rented their 1,000-square-foot home in 2008, the couple always had a renovation in their back of their minds, and two years ago, when they were given the opportunity to purchase, these makeover dreams became a reality. Daniel, a fashion designer and women's clothing company owner, knew that it would take some work to sell his husband, a VP at a higher education consulting firm, on some of his remodeling ideas, from knocking down walls to coming up with creative ways to display their contemporary art and pottery collections. Just a block from the 46thth Street-Bliss Street station on the 7 line, a middle-income housing lottery has opened up at a new mixed-use development at 47-16 Greenpoint Avenue. And with the enormous Sunnyside Yard project in the planning stages, it's a great time to get into the Queens neighborhood. The units up for grabs are a $2,251/month one-bedroom and two $2,714/month two-bedrooms. The building will have retail on the ground floor, a community facility on the second floor, and a total of 10 rentals on floors three and four. It offers laundry and a roof deck.

‘Affordable’ middle-income apartments in Bushwick are only $150 cheaper

Sure, you can do a lot with $150 a month, but does that level of savings really constitute as "affordable?" According to the city, yes. The latest housing lottery to come online, reserved for households earning $130 percent of the area median income, is for three $2,450/month two-bedrooms at Bushwick's 682 Chauncey Street. By comparison, market-rate two-bedroom units in the new, 10-unit building go for $2,599 or $2,650.

From Rheingold Brewery to the Denizen: Inside Bushwick’s most unique rental

A new rental development designed by ODA Architecture has been dubbed by its developers as a building "made for Bushwick." And once you tour the sprawling, two-block site, that bold declaration makes more sense. Located on part of the former site of Brooklyn's Rheingold Brewery at 54 Noll Street (with its still-under-construction sister site at 123 Melrose Street), the Denizen Bushwick features a fragmented facade with rust-colored, deeply-recessed windows. But what stands out the most at the building, in addition to its bisecting green promenade and interconnected courtyards, remain the corridors of large-scale art that stand seven stories tall.

15 middle-income units available in up-and-coming Midwood, from $1,350/month

As we recently noted, "Midwood might not yet be considered an up-and-coming ‘hood," but it is getting a Target and the food hall treatment, which seems to be NYC's answer to the "Whole Foods effect." And for New Yorkers who are keen to get in at the very beginning of a possible transformation, the city's latest affordable housing lottery could be just the answer. As of today, middle-income households earning 130 percent of the area median income can apply for 15 units at the newly constructed rental 1930 Avenue M. It's located right at the corner of Ocean Avenue, which in recent years has seen a surge of new residential development. The available apartments range from $1,350/month studios to $2,050/month two-bedrooms.

When NYC collapsed: The rise and fall of America’s largest and grandest hotel

In the mid-1970s, New York City was falling apart. Its finances, infrastructure, and social cohesion were, figuratively speaking, crumbling. But in one very tragic case, they were literally crumbling, too. And it all came tumbling down on August 3, 1973, when what was once one of the world’s grandest hotels (which had more recently become known for mayhem of both a musical and criminal sort) collapsed onto Broadway at Bond Street in Greenwich Village. From serving as the scene of one of the time's most notorious murders to a connection to the National Baseball League, the Grand Central Hotel certainly had a grand history.

880+ affordable homes, new performing arts center and public space upgrades coming to Brownsville

A proposal to revitalize Brooklyn's Brownsville neighborhood was announced one year ago, with a plan to bring a seven-building housing development to the area unveiled last month. And on Thursday, city officials released more details about the massive project, with new renderings and updates on its progress. As part of the Brownsville Plan, the city's Department of Housing Preservation and Development will bring a new arts center and school run by a group from the Brooklyn Music School and a media lab run by BRIC, new retail and commercial space, and a rooftop greenhouse with locally sourced produce. Plus, two proposals were selected as the NYCx Co-Lab Challenge winners, a competition that sought to find ways to enhance the area's "nighttime experience."

First look at ODA’s boxy condo coming to busy 14th Street corner

First renderings of ODA Architecture's 13-story tower planned for Greenwich Village reveal a Tetris-inspired, boxy design, YIMBY reported on Wednesday. Much like the firm's other projects, the facade of the building, located at 101 West 14th Street, will look like a series of sculpted, stacked boxes. Developer Gemini Rosemont has filed permits to convert the site which currently holds a former bank into condos with ground floor retail. There will be 45 condos total, with 21 of them duplexes.

Lottery opens for 231 affordable units at Flushing’s new mixed-use development

Three-and-a-half years ago, the Department of City Planning enlisted Monadnock Development to build a mixed-use project in downtown Flushing, Queens. Located at 133-45 41st Avenue and dubbed One Flushing, the development has 22,000 square feet of retail space, along with 232 all-affordable apartments, nearly 40 percent of which is set aside as supportive senior housing. Including low- and middle-income units, the lottery for these residences has just opened, ranging from $548/month studios to $2,302/month three-bedrooms. In addition to being just around the corner from the 7 train and adjacent to the Flushing-Main Street LIRR Station, the building offers a 156-space public parking lot, 24-hour attended lobby, laundry room, bike storage, tenant lounge and terrace, fitness center, and rooftop garden.

Young professionals in Yonkers: How the city’s redevelopment plan targets millennials

And with five major highways, two commuter train lines that are just a 28-minute trip to Grand Central, and the highest number of bus lines in Westchester County, it's no surprise that many are going bonkers for Yonkers. Phillip Gesue, chief officer of development at Strategic Capital, the developer of the Hudson Park residential project, told 6sqft that Yonkers is in transition. "Unlike Manhattan, which is, perhaps, over-baked, Yonkers is an affordable place to live and play," Gesue said. "It has people who have been living here a long time and new transplants who largely want to work in New York City. VIDEO: See ‘Mom-and-Pops of the Lower East Side’ sculpture being installed in Seward Park

6sqft has been excitedly following the progress of photographers James and Karla Murray's Seward Park art installation "Mom-and-Pops of the LES," from the announcement that they'd been chosen through the Art in the Parks UNIQLO Park Expressions Grant Program to their wildly successful Kickstarter campaign to raise funds for the wood-frame structure's build out. And now the piece, featuring four nearly life-size images of Lower East Side business that have mostly disappeared, is finally complete. James and Karla shared with 6sqft an exclusive time-lapse video of the installation process and chatted with us about why they chose these particular storefronts, what the build-out was like, and how they hope New Yorkers will learn from their message.

Derek Jeter lists lakefront ‘castle’ with four kitchens and a Statue of Liberty replica for $15M

While owning a waterfront castle might seem presumptuous even for the former Yankee captain and current Miami Marlins owner, this 50,000-square-foot upstate compound on four acres at 14 Lake Shore Road in Greenwood Lake, NY, was more than just a random luxury buy. Tiedemann Castle, as it is known, has a family history for Jeter: According to the New York Post, his grandfather Sonny Connors, adopted son of John and Julia Tiedemann, who purchased it in 1952, was raised on the property. Jeter bought the estate 15 years ago for $425,000, so even after being "lovingly restored, with unparalleled attention to detail," the current $14.75 million price tag is a hefty hike.

The 1936 ‘Summer of Pools’: When Robert Moses and the WPA cooled off NYC

On June 24, 1936, thousands of Lower East Siders turned out for a spectacle the likes of which New York had never seen. They jammed Hamilton Fish Park, filled Pitt Street, and perched on surrounding fire-escapes and rooftops to get a glimpse. With great fanfare (and the swim stylings of the Jones Beach Water Troupe) Mayor La Guardia and Parks Commissioner Robert Moses officially opened Hamilton Fish Pool. The dedication kicked off New York’s “Summer of Pools.” One by one, for each week of the summer, 11 gleaming outdoor pools, financed and built by the Works Progress Administration (WPA), opened in underserved neighborhoods across the city, providing recreation and relief to millions of heat-addled, Depression-strapped New Yorkers.

My 500sqft: An art collector from Philly swaps space for amenities at Hell’s Kitchen’s 555Ten

A year ago, retired lawyer Andrew Ackerman gave up his long-time home, a 1,300-square-foot duplex in a Philadelphia brownstone, to move to NYC. Wanting to be near his friends, the theater district and art museums, and transportation options, he settled on Hell's Kitchen, and ultimately found the perfect high-rise apartment in Extell Development's luxury rental building, 555TEN.
