Everything you need to know about getting around NYC this Memorial Day Weekend

If you're hitting the road this Memorial Day Weekend, best not to leave the city between 4:45 and 6:45pm on Thursday, as AAA predicts that car traffic in NYC will be twice as heavy during this time. If you're depending on the LIRR or Metro-North, the MTA will be adding extra trains, and there will be free Q70 bus service to/from LaGuardia until Friday evening. As an extra treat, most weekend subway disruptions will extend into Monday, but the good news is that there are no additional changes on the 1, 7, A, C, G, F, M, and W lines.

Storied Philip Johnson house in New Canaan, CT asks $7.7M, including plans for a modern mansion

The stories behind some of New Canaan, Connecticut's treasure trove of modernist homes have been less than uplifting. In addition to Philip Johnson's famous Glass House, the wealthy enclave boasts dozens of homes by Johnson and his colleagues known as the Harvard Five. An ongoing battle simmers between some of the town's wealthy residents who favor sprawling McMansions and a passionate contingent of modern architecture fans. At least 20 of the homes, built in the 1940s, '50s and '60s–have been torn down, usually to build larger houses on the property. One embattled example is a lesser-known Johnson house known as the Alice Ball House. The 1,700-square-foot home, built in 1953, has been referred to as a "livable version of the Glass House." And it's now for sale for $7.7 million–along with approved plans by the current owner, an architect who has envisioned a companion property on a much grander scale, including an indoor pool and a massive skylit underground garage.

This rustic Finger Lakes cabin and taxidermy factory on 90 acres could be yours for just $1M

Located near the remote Ithaca-area village of Van Etten, NY, is a genuine, authentic, real live (or, mostly not) taxidermy factory for sale, asking $1.05 million. You don’t see a listing for a stuffed fauna foundry every day, but this one, it turns out, is enough to cover all the days. The 90-acre parcel in the heart of the state's Finger Lakes region includes a 2,927-square-foot classic log-and-stone three-home with hillside views. Also on the property are a tiny cottage overlooking a two-acre pond, 20 acres of fenced pastures, 70 acres of hardwood forest, an orchard, a fenced garden, a pole barn with tack room and an outdoor arena, a garage, and a woodshed–plus a workshop and office (more about those later).

Catch a dream in this Catskills tipi for $145 a night, fireflies included

The Sioux definitely knew what they were doing when it came to creating year-round homes tucked away in awe-inspiring nature. The Bellfire Teepee in the Meeker Hollow in Roxbury, NY, available via Airbnb for $145 a night, is a magical way to appreciate those micro-living skills from long ago while stargazing on a 10-acre property bordering miles of forest. The owners of this cozy escape, a pair of Brooklyn expat artists, chose the location "with privacy and tranquility in mind." Their farmhouse is 500 feet away, so there's no need to feel lost in the woods, but you're nestled between a creek, maple trees and a wildflower field, just in case you actually want to feel lost in the woods.

For just $3M, you can own this entire upstate island

On a few rare occasions 6sqft has featured amazing private islands, some storied, some small–and generally for sale. Somewhere between the tiny and the impossibly grand, Whiskey Island looks an awful lot like the average private island fantasy. You can buy the 3.10 acre dream; or, if you haven't got $2.95 million, you can rent the dream on a weekly basis for family getaways or events.

Brooklyn architect lists her modern Connecticut retreat for $650K

Lynn Gaffney, a LEED accredited and certified Passive House designer based in Brooklyn, is selling her 2,500-square-foot, three-bedroom Sharon, Connecticut weekend retreat named “The Bog” for $650,000. Gaffney has a lot of emotion attached to her home. “It's very personally designed. My husband was my client and my friend built this house.” She particularly loves the space between the garage and the house, “There’s a gateway where the two buildings almost touch and it creates the most wonderful courtyard. Conceptually, the idea was to build a metal shell toward the road and create an envelope for a private warm house based on the garden.” She describes the metal shell as a modern "interpretation of an agrarian shed."
