Get More Bang for Your Buck With This $1.6M Kensington Townhouse

You might call Kensington an "under-the-radar" neighborhood of Brooklyn–it doesn't get a lot of press coverage, it isn't known for any of Brooklyn's famous brownstone architecture, and it only covers 107 square blocks a little further south in the borough. But it's still a lovely, family-friendly area with great townhouses and proximity to both Prospect Park and Green-Wood Cemetery. This three-story townhouse at 277 East 9th Street has been totally and completely renovated by a "boutique developer" who, according to the listing, "spared no expense." The ask of $1.575 million obviously isn't cheap, but you're definitely getting more bang for your buck in a borough where townhouses that need major upgrading still go for up to $2 million. Here, at least, there are no renovations needed.

With a Cool Renovation and a Sunroom, This Tiny East Village Home Transcends the Ordinary

It's probably a good idea to start off by saying that this quirky co-op at 228 East 13th Street is comprised of 300 square feet of interior space. That's about the same as the "large" model in most luggage sets. Ok, it's actually bigger than a suitcase, but not by much; that fact aside, there's a lot you can do with a small space. And if you're going to live in one, it might as well be a good one, in a great location–like a gorgeous brick-and-brownstone block of the East Village a few blocks from Union Square and actually near subways. With something special–like a sunroom.

First Look at Lions Group’s New Residential Tower in Long Island City

Another day, another Long Island City project unveiled. This new build comes in at 27-51 Jackson Avenue by way of Lions Group, who are already juggling three projects nearby: Jackson East, Jackson West, and ONE Queens Plaza. Last week, the LIC Post reported demolition permits were filed to raze the two small structures on the site. Construction permits have yet to be filed, but details from the project's EB-5 offering page show a 13-story, 38,500 square foot tower designed by Flushing-based Raymond Chan Architect. The project will rise directly alongside an under construction Gene Kaufman-designed Aloft Hotel at 27-45 Jackson Avenue.

Developer Matthew Blesso Looks for a Profit on This Gorgeous Park Slope Townhouse

The historic Park Slope townhouse at 857 Carroll Street hasn't spent a long time off the market. In February of last year, the developer Matthew Blesso settled in after buying it for $4.05 million. (We called his move a "total architectural 180," considering his previous pad was this green Noho penthouse he sold for $7.35 million.) Now he's put the Brooklyn property back on the market for a higher price than he bought it for, $4.695 million, with some upgrades to boot.

Get a $100 Gold-Flaked, Champagne-Filled Donut Straight From Williamsburg

Image via Manila Social Club Apparently 2016 will not be the year we stop rolling our eyes at Williamsburg. In perhaps its most Brooklyn stunt yet, the 'hood is now offering a $100 gold-flaked, champagne-filled donut that just might boot the cronut from the in-crowd (h/t BKMag). Available at the newly opened Filipino spot the Manila Social Club, the Golden Cristal Ube Donut (as it's formally known) is described on the restaurant's Instagram as "infamous" and "adorned with icing made with Cristal champagne and filled with an ube mousse, champagne jelly, and covered with 24k Gold."

These days in New York, it's hard to get very far without running into impossibly high price tags, whether it be for a luxury condo or a Brooklyn brownstone. And in this case, you can go very far–all the way to Flushing, a Queens neighborhood that's close to Long Island–and you may still do a double-take at the pricing. The property in question is a freestanding Colonial home at 40-27 166th Street, just a few blocks from the Broadway Long Island Railroad stop. Flushing may be known as New York's second Chinatown, but this home is located in a much more suburban area, where the houses come with front lawns and garages. As for the price, it comes in at $1.15 million.

Stubby Shotgun-Style House Asks $775K in East Bed-Stuy

Bedford-Stuyvesant, Brooklyn is a neighborhood that's famed for its architecture: majestic Italianate, Neo-Grec, Romanesque Revival and Queen Anne townhouses, churches and schools line a majority of the side streets. But this little house, at 288 Chauncey Street in East Bed-Stuy, stands in a category all its own. It looks more "New Orleans shotgun house" than Brooklyn townhouse, although it does boast a classic, historic cornice. It's also rare to see a townhouse in the neighborhood that's so stubby, with a one-story front facade (The home is actually a compact two-story, but the lower level sits mostly underground). What's even the proper price tag for such an oddball home? A few years ago, it was asking $350,000, but now that the Bed-Stuy market is so hot it's aiming high with an ask of $775,000.

The holidays are a notoriously hard time to sell and rent apartments, so we appreciate that this rental unit at 416 Henry Street in Cobble Hill is just going ahead and getting into the holiday spirit. A Christmas tree is on display in the lovely living room with its big windows and ceiling moldings. 416 Henry Street is a four-story brownstone building that holds three units, this being on of them. What appears to be a floor-through unit, holding three-and-a-half bedrooms and two bathrooms, is on the rental market for $6,000 a month. Looks like it last rented in 2013 for $4,300 a month.

This $14.8M UWS Townhouse Does Not Have a Pool in the Back Yard

But it almost did. In 2008, when Turkish millionaire and Mavi Jeans mogul Ragip Ersin Akarlilar and his wife bought this historic 1870 four-story Italianate home at 51 West 83rd Street among the brownstones of the Upper West Side for $4.3 million, it was in need of renovation. Plans were drawn for a gut overhaul, including a sleek wall of glass at the back that could open up to encompass an outdoor swimming pool (shown here in the Post). Neighbors balked at the proposed additions, and a kerfuffle ensued. Akarlilar eventually obtained permission from the Landmarks Preservation Commission, permits were granted, and work began. According to the Observer, the homeowners “unintentionally fell in love with another house,” and sold the home, mid-reno, for $6.8 million to a buyer/flipper who intended to finish the ambitious job–sans pool. Forward to now. The home recently hit the market for $14.8M. The renovation is not only quite attractive, but an additional lower level has made the home a whopping 6,300 square feet with a nifty bi-level backyard.

Dylan Dreyer, who you can see giving the weather report on the "Today" show, is selling her cute Upper West Side co-op at 107 West 82nd Street. New Renderings of Prospect Heights’ Hello Townhouses, Construction Reaches Street Level

Here's another look at Brooklyn's Hello Townhouses rising at 22-36 Underhill Avenue between Dean and Pacific Streets in Prospect Heights. Developed by Eli Karp's Hello Living, the townhouses will be in line with much of the company's brand of modern, clean and minimalist buildings, with muted exteriors of brown and gray, pattered by an alternating arrangement of large windows. The full-service real estate development firm was founded by Karp in 2005 and purchased the 8,000-square-foot parcel that previously held a one-story warehouse for $2.1 million in 2013. Now with foundation work wrapping up, parts of the development are emerging above street level. Ultimately, the buildings will climb 32 feet and the entire project will encompass 15,516 square feet of zoning floor area. Zambrano Architectural Design is serving as the architect of the record, while Brooklyn-based Loadingdock5 are the designers.
