Exclusive supper club for the ultra-wealthy will open at 35 Hudson Yards this fall

One of the city's most elite supper clubs is set to open this October at 35 Hudson Yards—and early reports say it's so exclusive that even residents of the luxury building (where apartments start at $5.1 million) won't be able to afford a membership. “It’s not for residents,” a source familiar with the project told the New York Post. “It’s for the developer’s super-rich buddies and CEO friends.” Details about the luxe club, which will be called WS New York,  are being kept on the down-low but its website boasts "unparalleled access to the finest wine and spirits, world-class dining, and one-of-a-kind cultural events" offering guests an "insider perspective on rarified worlds."

Sting drops $66M on penthouse in millionaire-magnet 220 Central Park South

It's been three years since rumors surfaced that Sting and wife Trudie Styler were in negotiations to buy an apartment in ultra-exclusive 220 Central Park South. Since then, they sold their nearby 15 Central Park West penthouse for $50 million and reportedly rented a swanky pad at Zaha Hadid's High Line condo. But now The Real Deal has confirmed those early whispers and reports that the couple has purchased a $66 million penthouse at the Central Park South building, which has become a magnet for high-wealth house hunters after hedge funder Ken Griffin dropped $238 million on a residence there, becoming the most expensive home in the country.

Where I Work: Harlem’s Focus Lighting illuminates the field of architectural lighting design

In this installment, we’re touring the Harlem office of architectural lighting design firm Focus Lighting. Want to see your business featured here? Get in touch! After spending many years designing theatrical lighting, Paul Gregory decided to transition into the world of architectural lighting. He started his career working on nightclubs and in 1987, founded his own firm in his neighborhood of Harlem. Eight years later, Paul and his team at Focus Lighting garnered international recognization for their work on the Entel Tower in Santiago Chile, the world's first automated color-changing building. Since then, the firm has grown to have 35 employees and nabs commissions such as the Times Square ball, Tavern on the Green, and the Waldorf Astoria (and that's just here in NYC). But through all their success, Focus has kept their offices in Harlem, now at 116th Street and Adam Clayton Powell Jr. Boulevard, where their close-knit employees work collaboratively. The converted loft space has a unique light lab, similar to a black box theater, as well as a gallery space where the team can test out new means of digital architecture and video projects. 6sqft recently visited Focus Lighting to learn more about their fascinating work, tour the space, and chat with Focus partner and principal designer Brett Andersen and principal designer Christine Hope.

A waitlist has opened for middle-income apartments at a building on Manhattan's west side. Located at 400 West 37th Street, Hudson Crossing sits between 9th and 10th Avenues, just two blocks from the site of Hudson Yards. Qualifying New Yorkers earning 80 percent of the area median income can apply for the apartments which range from a $1,405/month studio to a $2,174/month two-bedroom apartment. According to CityRealty, available market-rate studio and two-bedroom apartments at the building are currently listed for $2,936/month and $5,215/month, respectively.

City Council approves Staten Island’s Bay Street Corridor rezoning with 1,800 new residential units

The New York City Council voted 44-2 to approve Staten Island's Bay Street Corridor Rezoning plan Wednesday, SILive reports. As 6sqft previously reported, the city proposed to convert the area between Tompkinsville Park and Tappan Park from manufacturing to residential while constructing 1,800 new units that would house 6,500 residents in the area. About a quarter of the new residences would be income-restricted affordable housing through the city’s Mandatory Inclusionary Housing (MIH) program. The rezoning plan has drawn opposition from some community groups and Borough President Jimmy Oddo on the grounds that it would add to the area's traffic and transportation woes.

Plan approved to replace Elizabeth Street Garden with affordable senior housing development

The New York City Council on Wednesday unanimously approved a plan to replace a community garden in Little Italy with an affordable housing complex for seniors. The project, first introduced by Council Member Margaret Chin in 2012, will rise on the site of Elizabeth Street Garden, a quirky green space created in 1991 by Allan Reiver, who owns the gallery next to the garden. The complex, dubbed Haven Green, will include 123 affordable apartments and ground-floor retail. Originally, developers agreed to keep 8,000 square feet of public space at the site, but on Wednesday Chin said she reached an agreement to incorporate more open space at Haven Green through a courtyard next door.

Behind the scenes at Little Italy’s Elizabeth Street Garden and Gallery

Shortly upon arriving in New York in the 1990s, Allan Reiver traveled to Coney Island with one goal in mind: find a shooting gallery. Reiver, who has always had a knack for finding art out of other people’s junk, bought one that same day from an older man who told him it had been boarded up since the 1930s when it became illegal to shoot live ammunition. Nearly 30 years later, the 10-foot high boardwalk game, still operational, sits in the back of the Elizabeth Street Gallery in Little Italy, where Reiver has housed unique artifacts and fine objects for nearly a decade. Rare finds can also be found next to the gallery, scattered across a lush green space known as the Elizabeth Street Garden. Since 1991, Reiver has leased the land from the city, slowly transforming the lot with unique sculptures, columns, and benches, all plucked from estate sales. In 2012, the city revealed plans to replace the garden with a senior affordable housing complex, known as Haven Green, igniting a battle between garden advocates and affordable housing supporters. The City Council votes on the project Wednesday. Ahead of the decision, 6sqft toured Reiver’s gallery and the garden next door and spoke to him about building the green space and the plan to fight the Haven Green project in court.

Dubbed the Bedford Green House, the 13-story building at 2865 Creston Avenue offers its residents unique amenities that center around healing through nature, a concept called biophilic design. Bedford Green House, located within the Bedford Park neighborhood, will have a rooftop aquaponics greenhouse where residents will be able to raise fish, grow fresh produce, and participate in healthy cooking demos. Qualifying New Yorkers earning 60 percent of the area median income can apply for the units, ranging from $883/month studios to a $1,148/month two-bedrooms.

Low-income senior housing lottery opens for 83 units at Perkins Eastman-designed building in Mott Haven

As 6sqft recently reported, "More than 17 percent of New Yorkers are over the age of 60." Recognizing the need to provide adequate affordable housing for this population, last year, the city committed $500 million to build 1,000 new apartments for low-income seniors. Though the plan has moved slower than hoped, there are new opportunities taking shape, such as this lottery for 83 low-income apartments in the Mott Haven section of the Bronx. The one-bedroom units are available to one- or two-person households in which at least one member is 62 years of age or older, who qualify for NYCHA's Section 8 program, and who earn between $0 and $42,700 annually. Those who are eligible will pay 30 percent of their income to live in the building at 570 East 137th Street, a new project from Perkins Eastman.

84 studios for low-income seniors up for grabs at new Essex Crossing building, from $331/month

The city launched on Wednesday an affordable housing lottery for 84 affordable studios on the Lower East Side exclusively for low-income seniors. The building at 140 Essex Street sits as part of the nine-site Essex Crossing development and contains 92 units total. Qualifying senior households earning between zero and 60 percent of the area median income can apply for the apartments, which range from $331/month to $761/month.

Eliot Spitzer and Related’s joint Hudson Yards project includes 126 units of senior housing

A joint project from Related Companies and Eliot Spitzer would bring over 100 units of senior housing near Hudson Yards, the Real Deal reported on Wednesday. According to permits filed with the city last week, the 44-story mixed-use tower at 451 10th Avenue will include 126 "long-term care facility dwelling units."

How artist-activist Gwen Shockey is keeping the memories of NYC’s fading lesbian bars alive

After 49 people were killed in a mass shooting at Pulse nightclub in Orlando in 2016, New York City artist Gwen Shockey gathered with queer people at the Cubbyhole and Stonewall Inn to mourn. The tragedy made Gwen think about the importance of lesbian bars and safe spaces for this community. She began talking with her friends, interviewing them about coming out and navigating NYC's queer community. This laid the groundwork for Gwen's 2017 "Addresses" project, a digital map marking more than 200 current and former queer and lesbian bars across the five boroughs. Using information from interviews she's conducted and from police records and newspapers, Gwen found each location and photographed what sits there now. "It felt like a secret pilgrimage, going to each location and looking for a site that was more or less invisible to everyone else around me," she told us. And with just three lesbian bars remaining in NYC today, the need to preserve the memories of these places seems more apparent than ever. Through her project, which is ongoing, Gwen realized that although the number of lesbian bars in the city is dropping, there are "huge shifts occurring in the queer community toward inclusion not based on identity categories but based on who needs safe space now and who needs space to dance, to express their authenticity, and to be intimate." Gwen shared with 6sqft the process of tracking the lesbian bars of NYC's past and lessons she's learned about the city's LGBTQ history along the way.

Diane Keaton’s former San Remo apartment returns for a discounted $14.5M

Diane Keaton's very first NYC apartment was this full-floor co-op in one of the San Remo's iconic towers. She bought the Upper West Side pad in the late '70s after gaining fame in Woody Allen's "Annie Hall." At the time, Mary Tyler Moore was living in the other tower, and rumor has it that Warren Beatty found this quite convenient since he was dating both actresses at the same time. In more recent years, the apartment was home to the late Gordon McLeod, the former head of digital publications at Dow Jones. He sold the home to investment banker Larry Slaughter and his wife Constance in 2012 for $13.5 million. They first listed the residence in March 2018 for $17.5 million, but have now re-listed it for a discounted $14.5 million.
