Witness Superb Woodwork from the Days of Yore at This $2.4M Brooklyn Townhouse

Here at 6sqft we have a strong appreciation for all kinds of architecture–both old and new; but the truth of the matter is, they just don’t make homes like this anymore. In September 2013 this two-family home at 398 Sterling Place hit the market, asking nearly $3 million. When its price dropped to $2.79 million a month later, the townhouse was quickly snatched up. Now, the building’s 2,480-square-foot lower duplex is back on the market, touting restored original details and a new and improved reverse floor plan, for $2.39 million.

New Yorker Spotlight: Tony Muia Brings Us a Slice of NYC’s Largest Holiday Light Display in Dyker Heights

Each December, New York transforms itself into a metropolitan holiday wonderland. From window displays to the Rockefeller Center tree to the Rockettes, the city is brimming with cheer. But there's one thing missing. Aside from the occasional decorated townhouse, New York lacks the light displays and decked-out front yards that are typically associated with the suburbs. But there is one place where New Yorkers can get their fill of small-town nostalgia, and it's just a quick trip away in Dyker Heights thanks to Tony Muia's bus tour of the "undisputed capital of Christmas pageantry." Inspired by the hospitality he experienced traveling abroad, Tony started giving guided pizza tours of Brooklyn in 2005. He later expanded A Slice of Brooklyn Bus Tours to include neighborhood tours and his famous Christmas Lights & Cannoli Tour, which was featured in a PBS documentary and on TLC. We recently spoke with Tony, the ultimate Brooklynite, about his passion for the borough, A Slice of Brooklyn Bus Tours, and the magic of Dyker Heights.

Ben Hansen’s Gorgeous State Street Townhouse Brings a Bit of California Modern to Brooklyn

Architect Ben Hansen’s State Street townhouse is a contemporary masterpiece located in one of Brooklyn’s most charming neighborhoods. Originally a dated townhome with a dysfunctional floor plan, Hansen used this project as a chance to reinterpret the classic brownstone typology as a modern home suited for a young couple and their three small children. Hansen gutted the interior and joined the parlor floor rooms to create a space that both allows the home's inhabitants to move easily between spaces and enjoy their verdant surroundings from within.

NYC Sees a 24 Percent Increase in Construction Loans, Especially in Brownstone Brooklyn

It's that time again when everyone starts looking back on the year as it comes to a close, but it's also the time to look ahead to the new year. We already know 2015 will bring a slew of new developments to the New York City skyline, and right on trend with that forecast, Bloomberg has reported that construction loans are up 24 percent in the city. On-the-rise neighborhoods like Bed-Stuy and Harlem are being aided by the construction loan boom, especially for the renovation of multi-family buildings. The loans, often well over $1 million, are appealing for gentrifying areas because they usually require borrowers to only begin making interest payments once the renovation is complete. For example, a Clinton Hill resident secured a $800,000 construction loan to renovate a century-old multi-family brownstone and estimates that the value of the home will more than double to at least $2.2 million after the renovation.

Study Says Brooklyn Bridge Park Towers Will Have Insignificant Environmental Impact

Critics of the two new residential towers planned for Pier 6 in Brooklyn Bridge Park have made complaints that the structures' environmental impact needed further analysis, but a new study, completed by environmental engineering firm AKRF and set to be released today by the city-controlled Brooklyn Bridge Park Corporation asserts that the towers' environmental impact will be insignificant. In a statement, Brooklyn Bridge Park said: “After evaluating the potential impacts on 19 distinct environmental categories—including schools, flood resiliency, traffic and open space—and incorporating any relevant updated changes to the project, the environmental regulations and background conditions, the technical memorandum concludes that the Pier 6 uplands project would not have any additional significant impacts.”

Neighborhood Revival: Brooklyn’s Columbia Street on a Comeback

It’s not a shocker that some Brooklyn neighborhoods are outselling their Manhattan counterparts. What’s a bit of a surprise is that the Columbia Street Waterfront District, a quirky 22-block enclave wedged between Red Hook and the Brooklyn-Queens Expressway, is one of them. Until recently, Columbia Street was known as a far-flung and largely forgotten strip that fell victim to Robert Moses’s highway expansion project—the BQE—which, when built on a below-ground slice of Hicks Street in 1957, severed the area from the rest of Carroll Gardens and Cobble Hill, breaking up what was then “South Brooklyn” into distinct neighborhoods.

Churches Across Brooklyn Are Hot to Sell Their Holy Land for Millions

In the face of financial pressures, dozens of churches across Brooklyn are looking sell of their holy land in hopes of banking on the conversion trend that's taken the city by storm. According to DNA Info, more than 50 Brooklyn clergy members are looking to develop their land and air rights to offer more affordable housing and other community services. Hundreds of religious leaders attended a recent meeting hosted by Borough President Eric Adams detailing how they could raise money as their shrinking congregations give way to fundraising and budgetary constraints. “You are land-rich but cash-poor. The largest amount of housing potential in Brooklyn lies with you,” Reverend Gilford Monrose, director of the Borough President’s faith-based initiatives, said at the event.

Brooklyn Loft in a Former Die Casting Factory Gets an Eye-Popping Upgrade by SABO Project

We've looked at a number of industrial renovations in the past, but this gut renovation recently completed by SABO Project definitely tops our list as one of the most inventive. The 'Doehler' loft is located within a 1913 building and was first renovated during the 80s. At the time, industrial chic wasn't quite as admired as it is today, and the developer opted to hide all of the structure's original details, encasing the columns and ceilings in lackluster drywall. When SABO took on the project last year, they knew that the home's historic roots as a former die casting factory was the magic of the space, and with that, they stripped the entire loft and constructed modern features that could complement the old.

New Yorker Spotlight: We Visit Lillian Wright of Mimosa Floral Design in her Crown Heights Studio

New York is known for having spectacular weddings of all shapes and sizes at every venue imaginable. Aside from the bride, the groom and the dress, flowers are often the center of attention at these affairs. And if you have attended one such wedding, Lilli Wright's centerpieces may have graced your table. As the owner of Mimosa Floral Design Studio based in Crown Heights, Lilli has become one of the city's most sought after florists. She recently did the flowers for a ceremony at the New York Public Library, and on another weekend she found herself designing flowers for five different weddings. Lilli—whose full name is Lillian—has always had a flower in her name, but it wasn't until a friend asked the then-actress to handle flowers at a wedding that she found her true calling. After a slew of floral-related adventures throughout the city, in 2010 Lilli became a bonafide Brooklyn entrepreneur when she started a flower business right out of her apartment. In June of this year, Lilli opened up a brand new storefront studio on Kingston Avenue. 6sqft recently caught up will Lilli at her Brooklyn studio to find out more about her new shop, Crown Heights' renaissance, and why the New York wedding scene is like no other.

Humberto Leon is Second Opening Ceremony Cofounder in a Week to Buy a Brooklyn Townhouse

Last week we learned that Opening Ceremony cofounder Carol Lim picked up a $3.43 million Prospect Heights townhouse, and it looks like her partner Humberto Leon got a bit of apartment envy, because he too just purchased a brownstone in nearby Park Slope. The two fashion magnates met 19 years ago at the University of California, Berkeley and have been joined at the hip ever since, turning their brand into an international destination for streetwise style. So it's no wonder that their homes share a few similarities; both are four stories, have picturesque backyard spaces, and retain a good amount of historic details. According to city records, Leon nabbed his new digs at 758 Union Street for the asking price of $2.85 million.

14 New Designs Proposed for Brooklyn Bridge Park Project – BIG, Asymptote and FXFOWLE on the Roster

The city has just received 14 new design proposals for the two remaining housing developments on the southern edge of Brooklyn Bridge Park, a site that has been the focus of a contentious affordable housing debate; namely whether such units should be added to the coveted waterfront site. According to the Wall Street Journal, the Brooklyn Bridge Park Corp., which runs the park, will discuss the new proposals in a meeting today.

Director Ken Burns Scoops Up a Condo in Richard Meier’s Prospect Heights Tower

It looks like documentary filmmaker Ken Burns is moving his family into Pritzker Prize winning architect Richard Meier’s On Prospect Park. Cobble Hill’s most expensive home finds a buyer

Cobble Hill's most expensive home, a five-story brownstone last asking just under $17 million, has entered contract. The 1850s home at 205 Clinton Street reportedly found a buyer after first hitting the market for $22 million last fall. In addition to being a new neighborhood record, if the home fetches near the 16.995 million ask, the property would be the most priciest deal in Brooklyn this year, surpassing the $16.25 million penthouse sale at Olympia Dumbo in February.

Former Jehovah’s Witnesses Watchtower complex could become 600+ apartments

Brooklyn Heights’ iconic Watchtower Building, the longtime world headquarters of the Jehovah’s Witnesses, may soon be transformed into a waterfront development with hundreds of homes. Developer CIM Group is proposing a mixed-use redevelopment at 25-30 Columbia Heights that would include 661 apartments, some of them affordable, along with 113,000 square feet of commercial space. The project is expected to enter the city's uniform land use review procedure (ULURP). CIM presented the plan to Brooklyn Community Board 2 last June before filing a land-use application in December, according to city records.
