Two-story Midtown South building to become 32-story tower with 95 apartments

A vacant two-story Midtown South commercial building will become a 32-story residential tower, marking the first permits filed in New York City for a high-density development under new zoning laws. On Monday, Sioni Group filed plans to construct a 95-unit apartment building at 28 West 37th Street, the commercial building the group applied to demolish in February, according to Crain’s. The project is the first to take advantage of the R-12 high-density zoning, introduced after the state lifted the floor area ratio (FAR) cap to allow greater residential density.

Midtown's office-to-residential conversion boom continues. Developer Vanbarton Group announced last week it had acquired the building at 6 East 43rd Street after securing a $300 million loan from Brookfield. Vanbarton plans to convert the 27-story tower, known as the Emigrant Savings Bank building, into 441 apartments, including 111 affordable units.

Vornado reveals plans for apartment tower across from Madison Square Garden

Vornado Realty Trust has unveiled long-rumored plans for a new apartment building across from Madison Square Garden and Penn Station. As first reported by Crain's, Vornado President Michael Franco said during an investor conference last week that the firm will spend roughly $350 million to build a 475-unit rental at the northeast corner of West 34th Street and Eighth Avenue, across the street from the World's Most Famous Arena (and most infamous transit hub). The project is part of Vornado’s broader effort to redevelop the blocks around Penn Station, an effort slowed in recent years by market conditions.

Midtown South rezoning moves forward, 34th Street busway and protection for Garment District workers included

The Midtown South rezoning received key approval this week, with new community and infrastructure improvements included in the deal. The City Council Subcommittee on Zoning and Franchises on Wednesday voted to approve the Midtown South Mixed-Use (MSMX) plan, which updates zoning rules for 42 blocks of the neighborhood to allow for 9,535 new homes, including 2,842 permanently affordable apartments, in an area where housing development has been largely restricted. In addition to lowering the residential density allowed on certain blocks in the original plan, the City Council and City Hall agreed to $488 million in community infrastructure investments, including a busway on 34th Street and protection for Garment District workers.

It's going to be BIG. Architecture firm Bjarke Ingels Group (BIG) this week unveiled designs for a 1,000-unit mixed-use tower at 175 Third Street in Gowanus, expected to be the largest building in the neighborhood. Situated along the canal, the concrete-clad building will take a horseshoe shape and rise 27 stories in a series of cascading volumes. The u-shape design opens towards the canal, where a park and esplanade will offer public open space and flood protection.

The duplex apartment inside Paul Rudolph’s iconic Modulightor Building in Midtown East is officially a New York City landmark. On Tuesday, the Landmarks Preservation Commission voted unanimously to designate the third- and fourth-floor residence at 246 East 58th Street as an interior landmark, citing the significance of its "complex, multi-layered interior." With the designation of the Modulightor Building as an individual landmark in December 2023, the interior and exterior of the building are now both protected.

$12B Hudson Yards casino proposal details three skyscrapers, 1,500 apartments, a hotel, and offices

What could a casino look like in Hudson Yards? Related Companies this week filed plans with the city detailing a massive $12 billion development on the undeveloped western portion of Hudson Yards. How to help victims of the Bronx apartment building fire

A five-alarm fire ignited in a residential tower in the Bronx on Sunday morning, killing 17 people, including eight children, and marking the city's most devastating fire since 1990. According to Fire Department officials, a faulty space heater started the fire at the 120-unit Twin Parks North West building, located at 333 East 181st Street. In addition to dealing with the tragic loss of life and dozens of serious injuries, families in the building have now been displaced and are in urgent need of relief supplies. We've put together a list of organizations accepting monetary donations and emergency supplies for those affected by the fire.
