Your guide to Nomad: A new chapter for a historic Manhattan neighborhood

No matter how old or established they may be, New York City neighborhoods are in a constant state of change. With each new chapter, boundaries shift and new architecture and commerce arrive. The Manhattan neighborhood known as Nomad (for its location north of Madison Square Park) is a fine example. Nomad became a top residential choice, as well as an international dining destination and an all-around rising star, at the beginning of the 21st century. The neighborhood stretches from approximately 25th Street to 30th Street between Sixth and Lexington Avenues, but the bounty that surrounds it in the neighborhoods of Chelsea, Midtown, Union Square, and Gramercy knows no bounds.

On this day in 1912, the nation’s first public Christmas tree went up in Madison Square Park

On December 21, 1912, a 60-foot-tall tree arrived by horse-drawn truck from the Adirondacks to provide Manhattan's Madison Square Park with the glow of 2,300 colored electric bulbs. The twinklers were donated by the Edison Company, and the tree was the first of its kind: Having a Christmas tree in one's living room was a familiar custom, but a tree outside in a public park was something new.

The Christmas Tree at Rockefeller Center may be the most popular conifer in New York City, with 125 million people visiting the tree each year, but it certainly is not the only one. Every holiday season, spruces adorned with colorful lights and ornaments pop up across the five boroughs. The city’s many holiday trees each offer a unique take on the tradition, which began in NYC in 1912 when the first public Christmas tree was erected in Madison Square Park. For those looking to skip the Midtown crowds this year, we’ve rounded up 15 of the best holiday trees, from the origami tree at the American Museum of Natural History to the flotilla of trees in Central Park’s Harlem Meer.

New sculpture in Madison Square Park uses Lady Liberty’s torch to symbolize city’s struggles

From 1876 to 1882, the Statue of Liberty's torch-holding arm was on view in Madison Square Park as a way to garner enthusiasm for the project before it arrived from France. Nearly 150 years later, the torch has returned, reimagined for a different purpose. Commissioned by the Madison Square Park Conservancy, Abigail DeVille's "Light of Freedom" sculpture includes a 13-foot-high torch encased in scaffolding and filled with a bell and the arms of mannequins. The work aims to reflect the current struggles New York City is facing with the pandemic, protests, and political climate while acknowledging the way in which conflict can create change.

Manhattan’s public squares may not actually be square, but they matter

Built to emulate Great Britain's enviable squares, which were actually square, Manhattan's public squares were created in the celebrated New York City tradition of being whatever they pleased–and definitely not square. According to the New York Daily News, Manhattan doesn't have any actual squares at all: Lisa Keller, executive editor of the Encyclopedia of New York City, said "Americans just call it a square if it's bigger than a breadbox." But those 40 squares from Madison to Foley, Herald and Greeley have been vital in defining the city's public spaces; they were its first parks, and a predecessor to the granddaddy of all squares, Central Park.

The new nomadic lifestyle: Luxury real estate and restaurants take over Nomad

A nomad is defined as “a member of a community of people who live in different locations, moving from one place to another in search of grasslands for their animals.” But it would be hard to imagine any Nomad resident ever straying for grasslands beyond Madison Square Park. After a series of incarnations over the years, Nomad is now a super hip, bustling neighborhood from morning through night with residents, technology businesses (it’s now being referred to as “Silicon Alley”), loads of retail (leaning heavily toward design), great architecture, hot hotels, and tons and tons of food. Named for its location north of Madison Square Park, Nomad's borders are a bit fuzzy but generally, they run east-west from Lexington Avenue to Sixth Avenue and north-south from 23rd to 33rd Streets. Douglas Elliman's Bruce Ehrmann says, “Nomad is the great link between Madison Square Park, Midtown South, Murray Hill and 5th Avenue.”

Art Nerd NY’s top art, architecture, and design event picks – 7/13-7/19

Art Nerd New York founder Lori Zimmer shares her top art, design and architecture event picks for 6sqft readers! This week, party it up at PS1 Moma’s Night at the Museum, then get to the roots of the salsa movement in New York with the Museum of the City of New York’s walking tour. The Center for Architecture leads a tour about the space-age architecture of the 1964 World’s Fair, and the Design Trust for Public Space hosts a potluck at the park outside of the Holland Tunnel. Speaking of public space, Madison Square Park’s art installation will be the scene to experience yoiking, a northern Norwegian practice of channeling animal spirits with the voice. Interesting. Then, this weekend is all about outdoor festivals. Head to Governors Island for free kayaking, boating and fun for City of Water Day, or to the Rubin Museum for their annual free block party. Finally, Bar Tabac shuts down Smith Street in Brooklyn to celebrate Bastille Day—a French festival of food, drinks, and petanque!

Skyline Wars: Accounting for New York’s Stray Supertalls

Carter Uncut brings New York City’s latest development news under the critical eye of resident architecture critic Carter B. Horsley. Ahead, Carter brings us his eighth installment of “Skyline Wars,” a series that examines the explosive and unprecedented supertall phenomenon that is transforming the city’s silhouette. In this post Carter looks at the "stray" supertalls rising in low slung neighborhoods. Most of the city’s recent supertall developments have occurred in traditional high-rise commercial districts such as the Financial District, the Plaza District, downtown Brooklyn and Long Island City. Some are also sprouting in new districts such as the Hudson Yards in far West Midtown. There are, however, some isolated "stray" supertalls that are rising up in relatively virgin tall territories, such as next to the Manhattan Bridge on the Lower East Side and Sutton Place.

Listings Launch for Nomad’s 212 Fifth Avenue Condo Conversion

Though sales began a few weeks ago, listings are up for 212 Fifth Avenue, the highly-anticipated in-progress Nomad condo conversion by NYC-based firm Helpern consisting of 48 two-, three- and four-bedroom residences in a landmarked 1912 neo-Gothic building at the northwest corner of Madison Square Park. Listings with Town Residential–16 currently–range from 5C, a $3.9 million fifth-floor two-bedroom home, to $16.1 million for one of the building's 4,000-square-foot+ four-bedroom residences on the 15th floor. Floors 3-13 of the 24-story building offer three units per floor while floors 14-19 offer two; two immense triplex penthouses with Empire State Building and city skyline views are still to come. All homes boast multi-zoned heat and air, vented kitchens and bathrooms and smart home technology. Interior finishes were created by renowned designers Pembrooke & Ives and include eight-foot doors, book-matched marble, solid oak floors and custom cabinetry.

Art Nerd New York’s Top Event Picks for the Week, 9/17-9/22

The time has come again for me to flex my curatorial muscle and shamelessly self-promote your next favorite exhibition. This Friday and Saturday, join me in celebrating the work of Tim Okamura and Chris Marshall at our two day pop-up show. First Look at the Interiors of Nomad’s 212 Fifth Avenue

Here's our first look at what the residences of a highly anticipated condo conversion at 212 Fifth Avenue could look like. In March we revealed a set of whimsical renderings for a conceptual design whipped up by the visualization artists ASJNY. The actual plan going forward, approved by the Landmarks Preservation Commission this past April, calls for a more sensitive touch. In addition to carving out 48 homes, the 1913 neo-gothic building's ground-level storefronts will be renovated, its parapets reconstructed, and the tower's stately limestone, terra-cotta and brick exterior will be restored, which may entail creating some additional windows.

Tracing the Colorful History of Madison Square Park from the 1800s

Recent reports show that NoMad has taken over the top spot for priciest neighborhood in the city in which to rent, with a one-bedroom unit going for an average of $4,270/month. For most real estate aficionados this isn't shocking, as the neighborhood has been growing into one of the city's hottest spots for the past several years, but few know of the area's fascinating past. Named for our fourth president, James Madison, the 6.2-acre Madison Square Park was first used as a potter’s field, then an army arsenal, then a military parade ground and finally as the New York House of Refuge children’s shelter, until it was destroyed by a fire in 1839. After the fire, the land between 23rd and 26th Streets from Fifth to Madison Avenues was established as a public park enclosed by a cast-iron fence in 1847. The redesign included pedestrian walkways, lush shrubbery, open lawns, fountains, benches and monuments and is actually similar to the park that exists today.

A Closer Look at NoMad – Manhattan’s “New” Neighborhood

New York's ever-changing culture is reflected in the surge of new neighborhood names that have sprung up recently — LeDel (below Delancey Street), RAMBO (right around the Manhattan Bridge Overpass), or, one of the most inventive, BoCoCa (the area that is intersected by Boerum Hill, Cobble Hill, and Carroll Gardens). Fortunately or unfortunately, none of these creative monikers have stuck. One that has, though, is NoMad (north of Madison Square Park), bound by 25th Street, 30th Street, Avenue of the Americas, and Lexington Avenue. NoMad has become a go-to place for culture, food, business, and residential opportunities. During the last five years, the neighborhood has seen price-per-square-foot averages rise by 40 percent; the average price per square foot for a condo is now $1,791 compared with $1,279 in 2010.
