2,500 new homes proposed for New York Wheel site on Staten Island

Up to 2,500 new homes could come to Staten Island’s North Shore under a new city plan to finally reimagine the long-vacant New York Wheel site. Last week, the city's Economic Development Corporation revealed a plan to transform two sites in St. George, the Empire Outlets retail complex and the former site of a planned Ferris Wheel, into a mixed-use waterfront neighborhood with thousands of apartments, open space, retail, and community amenities. The plan would mark the long-awaited next chapter for the property, once slated to host the world’s tallest Ferris wheel before the project was scrapped in 2018.

500-unit high-rise coming to Surf Avenue as first phase of Coney Island West plan

The city this week revealed details for the first housing project under the Coney Island West development plan. Rybak Development will build a $350 million 28-story mixed-use tower with over 500 apartments on a city-owned parking lot on Surf Avenue, between West 21st and West 22nd Streets. The development of "Parcel A" kicks off Mayor Eric Adams' vision for this section of the neighborhood, west of the amusement district, which includes 1,500 new homes, new retail, and upgrades to the boardwalk and streetscape.

Kips Bay parking lot on East River to become temporary public open space

An underutilized stretch of Manhattan’s eastern waterfront in Kips Bay will soon be transformed into new open space. The city's Economic Development Corporation (NYCEDC) on Monday announced plans to convert a city-owned parking lot on East 34th Street along the FDR Drive into a temporary park. Although the official design has not yet been released, the agency said the new space will feature ADA-accessible fitness equipment, seating and gathering areas, and a waterfront-friendly layout, with completion expected in spring 2026.

NYC wants to redesign Chinatown’s chaotic Chatham Square

New York City has a plan to redesign Chinatown's notoriously chaotic Chatham Square as a safer and more welcoming pedestrian space. The Department of Transportation (DOT) on Tuesday released new renderings of the proposal, which would significantly expand pedestrian areas, simplify the complex intersection, and improve safety for both pedestrians and drivers. The plan also introduces more trees and greenery, including upgrades to Kimlau Square, the park at the center of Chatham Square.

$3.5B Brooklyn Marine Terminal redevelopment moves forward

A plan to redevelop 122 acres of Brooklyn’s industrial waterfront—adding thousands of apartments and a modern port—just cleared a major hurdle. A task force overseeing the $3.5 billion redevelopment of the Brooklyn Marine Terminal on Monday voted to advance the project, which includes a 60-acre all-electric port, 6,000 new apartments, and 28 acres of open space from Cobble Hill to Red Hook. The vote followed five previous postponements and comes just before the deadline to secure city and federal funding, according to The City.

NYC wants to build 3,000 new homes at former Flushing Airport site

A massive housing proposal in Queens would transform the long-vacant Flushing Airport into 3,000 new homes. Mayor Eric Adams on Monday unveiled a plan to turn the 80-acre city-owned site in College Point, which has been inactive since 1984, into a mixed-income development with affordable and market-rate workforce housing, as first reported by amNY. Owned by the city's Economic Development Corporation, the land has reverted to a wetland, which will be preserved as part of the new development, according to the city.

Landmarks approves design for Kingsbridge Armory redevelopment

Plans to transform the historic and long-vacant Kingsbridge Armory in the Bronx into a community and cultural hub are moving forward. The Landmarks Preservation Commission on Tuesday voted to approve the design for the adaptive reuse of the massive armory, which will include a new event venue, recreation center, sports fields, public plaza, and 500 affordable apartments next door. Led by the city's Economic Development Corporation, the major project, dubbed El Centro Kingsbridge, calls for extensive restoration and expansion of the armory itself, featuring new and expanded masonry and facade work, as well as a new public plaza, landscaping, and signage.

NYC’s largest mass timber housing development to bring 500 homes to Staten Island’s North Shore

A mixed-income housing development with more than 500 apartments planned for Staten Island’s North Shore is set to become New York City’s largest mass timber residential development. On Monday, Mayor Eric Adams announced the selection of Artimus and Phoenix Realty Group to build the new homes, 25 percent of which will be designated as affordable, on two vacant sites along the New Stapleton waterfront. The development will be built with mass timber to lower the project’s carbon footprint and accelerate construction.

The city is moving ahead with a plan to bring thousands of mixed-income homes, new retail, and boardwalk and street improvements to Coney Island. City and state select team to transform historic Kingsbridge Armory into community hub with 450 affordable homes

A historic and long-vacant Bronx armory will be transformed into a state-of-the-art community hub with affordable apartments. City and state officials announced Tuesday the development team that will redevelop the century-old Kingsbridge Armory as an event space, sports field, cultural center, and 450 new affordable homes. Developed by 8th Regiment Partners LLC, a joint venture between real estate firm Maddd Equities LLC and Joy Construction, the project, dubbed El Centro Kingsbridge, is scheduled for completion in 2032.

$120M project to close gap in Manhattan’s East River greenway moves forward

A decade-old plan to fill in the gap in the East River greenway near the United Nations is finally moving forward. The city's Economic Development Corporation last week issued a request for proposals (RFP) from contractors to supervise the construction of the proposed esplanade, which will span less than a mile between East 41st and East 53rd Streets, as first reported by Gothamist. NYC to redevelop 122-acre stretch of Brooklyn coastline

New York City is transforming a 122-acre stretch of Brooklyn's coastline into a dynamic, mixed-use community and modern maritime port. Mayor Eric Adams on Tuesday announced an agreement that gives the city full control of the Brooklyn Marine Terminal, enabling its redevelopment into a vibrant community hub with housing, retail, green space, and a modern port. The development zone, primarily controlled by the Port Authority of New York and New Jersey, spans over a mile from the southern edge of Brooklyn Bridge Park down to Red Hook, as Bloomberg reported. Downtown Brooklyn’s Abolitionist Place park is now open

First promised 20 years ago, a Downtown Brooklyn park commemorating the borough's abolitionist history is finally open. City officials on Wednesday cut the ribbon on the 1.15-acre Abolitionist Place, located at 225 Duffield Street. Designed by landscape architecture firm Hargreaves Jones, the park offers a playground, a water play feature, a central lawn, a paved area with boulders, seating, and a dog run. The green space was part of the 2004 upzoning of Downtown Brooklyn and planning officially began in 2010. Financial issues and design changes delayed the project several times.

NYC reveals design for esplanade and new 107th Street pier in East Harlem

Plans to rehabilitate a 20-block section of bike and pedestrian paths and reconstruct a decrepit pier in East Harlem are moving forward. In a presentation to Manhattan Community Board 11 this month, the city unveiled its preliminary design to rebuild and rehabilitate the East River Esplanade between East 94th and East 107th Streets and East 117th and East 124th Streets, as well as construct a new pier at 107th Street, as Streetsblog first reported. Construction is expected to begin on the $294 million project in the later part of next year and wrap up in 2027.

116 deeply affordable homes coming to city-owned Prospect Heights site

A project that will bring affordable apartments and a community garden to Prospect Heights is underway. The city's Department of Housing Preservation and Development (HPD) last week selected Apex Building Group and Bridge Street Development Corporation to convert a 17,000-square-foot HPD satellite office at 516 Bergen Street into a 116-unit affordable housing development known as "Bergen Green." The project falls under the Atlantic Avenue Mixed-Use Plan (AAMUP), which in combination with the nearby redevelopment of a Dean Street parking lot, will bring roughly 270 affordable homes to Prospect Heights.

East Midtown Greenway opens, with nearly 3 acres of public open space on the waterfront

New York City has taken a major step forward in its effort to expand the greenway network. The city's Economic Development Corporation (NYCEDC) and NYC Parks on Tuesday officially opened the East Midtown Greenway and the second phase of the Andrew Haswell Green Park, delivering nearly three acres of public open space, a new pedestrian walkway, a pedestrian bridge, landscaping, and a separated bike lane stretching from East 53rd Street to East 60th Street along the East River. The $197.6 million investment fills a significant gap in the Manhattan Waterfront Greenway.

Plans for a 23-acre mixed-use development in Queens with thousands of affordable housing and New York City's first professional soccer stadium are moving forward. The second phase of the Willets Point project entered the uniform land use review procedure (ULURP) on Monday, which puts the plan in front of the public for feedback before being voted on by the City Council. This phase includes 1,400 of the 2,500 total affordable homes, a new 650-seat public school, 40,000 square feet of public open space, retail space, a 250-key hotel, and the first-ever soccer-specific stadium in the city.

Plan to revitalize Staten Island’s North Shore includes 2,400 homes and waterfront esplanade

After several failed projects, Staten Island's North Shore could finally see a long-promised revitalization. Mayor Eric Adams on Thursday announced a $400 million investment and released a new roadmap to redevelop a stretch of the borough's waterfront with 20 acres of continuous open space, 2,400 units of housing, and new commercial space. Construction will resume this fall on a two-mile waterfront esplanade that will be "on par with Brooklyn Bridge Park and Hudson River Park," according to Adams.

New renderings show off NYC’s first professional soccer stadium

Renderings have been unveiled for New York City's first-ever professional soccer stadium. During a Queens Community Board 7 meeting last week, Related Companies, Sterling Equities, and the NYC Football Club (NYCFC) presented new renderings for the Willets Point Revitalization Plan, a massive mixed-use development planned for Queens that includes a 25,000-seat stadium, a 250-room hotel, a 650-seat public school, over 40,000 square feet of public open space, retail space, and 2,500 affordable housing units. The stadium is scheduled to open in time for the 2027 season.

NYC’s first professional soccer stadium will open in Queens

New York City's first professional soccer stadium will be built in Queens, officials announced Wednesday. The major mixed-use development is proposed for Willets Point, across the street from Citi Field. In addition to a 25,000-seat stadium for the New York City Football Club, the 23-acre project also includes a hotel, thousands of affordable housing units, and a new public school. As first reported by the New York Times, the stadium is expected to be completed by 2027.

People’s Theatre Project will run NYC’s first immigrant research and performing arts center

The Upper Manhattan-based People's Theatre Project (PTP) will run the city's first research and arts center dedicated to immigrants and the immigrant experience in New York. On Thursday, Mayor Eric Adams announced the selection of the PTP Company, an immigrant and women-led nonprofit, to own and manage the Immigrant Research and Performing Arts Center (IRPAC), which is expected to open in Inwood in 2027. The city will grant the company $15 million to put towards the creation of the new 17,000-square-foot center, which will be developed by LMXD, MSquared, and Taconic Partners.

New York City’s first net-zero energy library opens on Staten Island

The New York Public Library on Wednesday opened its 14th branch on Staten Island and the first net-zero energy library in New York City. Located in the Bricktown Commons shopping center on the South Shore in Charleston, the $17 million, 10,000-square-foot building was designed by Ikon 5 Architects to be energy efficient, with solar panels providing nearly 100 percent of the energy the building will use. Managed by the city's Economic Development Corporation with the Gilbane Building Company, the new branch offers patrons a variety of amenities, including dedicated spaces for adults, teens, and children and flexible multi-purpose rooms for programs and classes.

South Brooklyn Marine Terminal to become one of nation’s largest offshore wind ports

Mayor Eric Adams on Thursday announced an agreement that will transform New York City's South Brooklyn Marine Terminal into one of the country's largest offshore wind ports. As part of the deal made with the city's Economic Development Corporation, Equinor, and the Sustainable South Brooklyn Marine Terminal, L.P., the terminal will become a power interconnection site for the Empire Wind 1 project, with heavy-lift platforms being built on the 39th Street Pier for use as wind turbine staging. The terminal's transformation will help the city meet its climate goal of having 100 percent clean electricity by 2040.
