New Renderings of Handel Architects’ Torqued 43-Story Rental Underway Near Grand Central

Groundwork on BLDG Management’s 43-story rental tower at 222 East 44th Street is quickly moving forward now that the large block-through parking garage that occupied the site has been removed. The 441,000-square-foot development situated midblock between Second and Third Avenues will house 429 residential units, 87 of which will be deemed affordable.

East 44th Street is among the most densely built streetscapes in the city, and will be more so once three other high-rises projects on the stretch are complete. But as 6sqft reported in August, the 556-foot-tall, Handel Architects-designed development employs a unique massing where its elevations are torqued away from the street wall, granting additional light and air to residents.

Amenities will include concierge and valet services, on-site parking for 230 cars, a penthouse roof deck and lounge, sundeck and barbeque area, indoor swimming pool, resident lounge, golf simulator, children’s playroom, fitness center with indoor basketball court, and bike and tenant storage.

Over the past 15 years, there has been a dearth of ground-up rental buildings constructed in Midtown East, with most developers choosing condos or hotels instead. The Rose Associates’ rental tower the Metropolis at 150 East 44th Street was finished in 2001 and has nine apartments for rent ranging from a $3,545 46th-floor studio up to a $6,295 two-bed on the 49th floor.

The project was financed through a ten-year, $254 million construction-to-permanent loan facility this past summer, and is expected to be completed in 2017. Follow updates on the development of 222 East 44th Street at CityRealty.
