Noho

A proposal to demolish and replace a parking garage next to Noho’s landmarked Merchant’s House Museum returned to the city’s Landmarks Preservation Commission on Tuesday, after the previous hearing ended inconclusively following hours of public testimony. Proposed by Kalodop II Park Corp. at 27 East 4th Street, the project would erect a nine-story mixed-use building adjacent to the 1832 house museum, which preservationists and museum officials say could threaten the historic structure during construction. Since the engineering review for the proposal is incomplete, the LPC will vote at a future public meeting.

Noho parking lot to become 200 apartments after Landmarks approves revised design

A corner parking lot in Noho will become a pair of apartment buildings with over 200 apartments after the Landmarks Preservation Commission on Tuesday approved the project. Developed by Minskoff Equities and designed by Skidmore, Owings & Merrill (SOM), the development includes two high-rise rental buildings, with up to 210 homes, including up to 65 affordable units, on a vacant lot at 375 Lafayette Street. First presented in March, the team's revised design addresses previous concerns over the scale, prominent facade exposures, and other details the commission felt were out of place in the historic neighborhood.

Former Planned Parenthood clinic in Noho will be converted to luxury condos

The former home of Manhattan's only Planned Parenthood clinic in Noho is set to become luxury condos. The Landmarks Preservation Commission this week approved a plan to convert the Classical Revival-style commercial building at 26 Bleecker Street into 15 luxury condominium residences. Planned Parenthood, which first moved to the building in 1989, sold the property last year to Israeli development firm Izaki Group Investments for $38.1 million. The nonprofit, which officially shut down operations at the building last October, cited increasing financial and political pressures as reasons for selling.

As NY1 first reported, the link to the Underground Railroad is the first uncovered in the city in over a century.

Built in 1893, the six-story loft at 21 Bond Street, anchored by a street-level shop in the Noho Historic District, is a classic example of the neighborhood's commercial Renaissance Revival architecture, with brownstone piers framing its cast-iron storefront with Palladian-inspired second-story windows above. Asking $8,995,000, this top-floor unit has been completely overhauled to become a modern-day home, surrounded by the carefully revealed original character of the loft.

Mayor Eric Adams last week vetoed legislation that would increase fines for residents illegally occupying artist housing in Soho and Noho, a measure passed by the City Council last month alongside the approved neighborhood rezoning. Sponsored by former Council Member Margaret Chin, the bill would increase penalties on non-artist residents of the Joint Living Work Quarters for Artists (JLWQA) zone, which was created in the 1970s to allow artists to legally live in the once manufacturing-heavy area, with fines starting at $15,000 for those without proper certification.

The actor, who had lived in an East Village walk-up much like the ones featured in the play, purchased the downtown loft 23 years ago for $375,000 saved from his burgeoning acting career. The 1,250 square-foot second-floor studio–with beautifully designed custom renovations added by Rapp over the years–is now asking $1.95 million.

After 30+ years, Andy Warhol’s art director lists Noho penthouse for $6M

By Dana Schulz

Marc Balet was the longtime art director for Andy Warhol's Interview Magazine, as well as for his talk show 15 Minutes that aired on MTV from 1985 to 1987. Around this same time, in the late '80s, he purchased a three-floor loft at 620 Broadway in Noho that was used as a dance studio. He transformed it into a beautiful, light-filled live-work home, even calling on his friend Fran Lebowitz to have her father, who owned a furniture store, create custom curtains for the 17-foot-tall space. The window treatments remain today, as do many other personal mementos, including lava lamps gifted by Pee-Wee Herman and a huge wall of celebrity photographs. Balet has now decided to put the home on the market for $5,995,000 and considering it also has an incredible amount of outdoor space, it's a place not to be missed.
