Former Beth Israel hospital building in Gramercy opens lottery for 22 rentals, from $963/month

Twenty-two mixed-income apartments are available next to the shuttered Mount Sinai Beth Israel campus in Gramercy. The former hospital facility at 313 East 17th Street has been converted into 96 apartments, the first redevelopment project at the campus since Beth Israel shut its doors in April following a disputed closure process. New Yorkers earning 40, 80, and 100 percent of the area median income can apply for the units, priced from $963/month studios to $3,323/month two-bedrooms.

Originally designed by Schuman & Lichtenstein, Fierman Hall once served as Beth Israel’s nursing school, housing nearly 300 students and providing classrooms and lecture halls. Over the last decade, the building primarily contained administrative offices.

Developed by Borough Developers and designed by Kao-Hwa Lee Architects, the project expands the existing 1966 structure from 12 to 13 stories. Eighty-seven of the apartments will occupy the portion of the site formerly addressed as 313 East 17th Street, while nine full-floor residences will be located at 321 East 17th Street, according to Crain’s.

The two lots will be merged into a single property, which historically functioned as one interconnected facility.

Amenities include a gym, meditation room, spa and sauna, yoga and dance studio, resident lounge, outdoor terraces with BBQ grills, sun deck, business center, and meeting room. Pet owners can also use an on-site pet spa and dog-washing station. Up to two pets under 50 pounds are allowed per unit.

The hospital first announced its intention to close in 2013, prompting a years-long legal battle from neighborhood groups concerned about losing access to care. In the end, the opponents ran out of legal options to continue the delays, and in April, the hospital officially ceased operations.

In response to community concerns, Mount Sinai expanded its urgent care center on 14th Street—located two blocks away—which now operates 24 hours a day, seven days a week.

However, the facility had gradually transferred patients and discontinued services for years before the state Department of Health approved its closure in July 2024. In January, Joyland Management purchased the two-lot property for approximately $34 million, according to Crain’s.

Nearby public transit options include the L subway line and numerous bus routes. The rental sits directly across from Stuyvesant Square Park.
