An East Harlem building, dubbed the Aspen, is currently accepting applications for low-income studio and one-bedroom apartments and will also replenish its waitlist. Designed by Costas Kondylis and Magnusson Architecture and Planning, the building, located at 1955 First Avenue, rises seven stories and features 232 apartments. Qualifying New Yorkers earning between $22,903 and $26,720 can apply for $613/month studios, and those earning between $25,549 and $30,560 are eligible for $659/month one-bedrooms.

The building originally called for a traditional 80/20 building with 20 percent of the apartments reserved for low-income residents, with the rest as market-rate rentals. The city later changed the plan to a 50/30/20 financing program, allowing a broader range of income-restricted apartments. Fifty percent of the apartments are market-rate, which start at $2,215/month for a two-bedroom, one-bathroom and go up to $3,323 for a two-bedroom, two-bathroom.

The property formerly sat on a vacant city land which was once home to the Harlem RBI “Field of Dreams” baseball fields. The Aspen features amenities like a garage, fitness center, game room, laundry room and a second-floor courtyard.
