At 3120 Park Avenue and 451 East 159th Street, in the Melrose section of the Bronx, 31 affordable apartments are up for grabs for New Yorkers earning 30, 50, 100, and 110 percent of the area median income. The Park and Elton Apartments, which are located close to Yankee Stadium and many public transit options, have available units ranging from $359/month studios to $2,052/month two-bedrooms.

Applications are currently being accepted to replenish the waitlist for affordable apartments in a luxury Yorkville building. Located at 1775 York Avenue, the building, known as The Brittany, is a high-rise located on the East River waterfront. Apartments--set aside for New Yorkers earning 40 percent of the area median income--include one- and two-bedroom apartments for $728/month and $868/month, respectively.

An affordable housing lottery launched this week for 131 apartments in a newly constructed building in the Bronx. The 13-story building at 150 Van Cortlandt Avenue East in Bedford Park sits near a handful of public parks and playgrounds, including the Williamsbridge Oval recreation center, Harris Park, and the city's third-largest park, Van Cortlandt Park. Qualifying New Yorkers earning 50, 60, 90, 110 percent of the area median income can apply for the units, which range from $667/month studios to $2,346/month three-bedroom apartments.

Designed by Arquitectonica with EP Engineering, the environmentally friendly building has tons of amenities, some of which include a pet spa, dog run, co-working space, fitness center, and yoga studio. 2,000 spots open on waitlist for middle-income apartments across East Harlem

A housing lottery is launching to replenish the waitlist for a number of rental buildings in East Harlem. Starting Monday, applications will be accepted for 2,000 spots on a waitlist for buildings at 1890-1990 Lexington Avenue, 1940-1962 First Avenue, 420-455 East 102nd Street, 1295-1309 Fifth Avenue, and 1660 Madison Avenue. New Yorkers earning 150 and 160 percent of the area median income can apply for the apartments, ranging from $1,667/month studios to $3,714/month four-bedroom apartments. Eligible applicants will be randomly selected and placed on the waitlist for future vacancies.

City seeks ideas for two 100 percent affordable senior complexes on NYCHA land

The city is looking to construct two affordable senior complexes with between 150 and 200 housing units each. The Department of Housing Preservation and Development on Friday released a request for proposals for two underused city-owned sites, one in the Bronx's Morrisania neighborhood and the other in Crown Heights in Brooklyn. The developments fall under Mayor Bill de Blasio's administration's "Seniors First" housing program, which aims to serve 30,000 senior households by 2026 through the creation and preservation of affordable housing.

Renderings released for massive Sunnyside Yard project that will bring 12,000 affordable apartments

According to the master plan for the 180-acre Sunnyside Yard development in Queens, the former storage and maintenance hub for Amtrak’s Northeast Corridor, New Jersey Transit, and Long Island Rail Road will include 12,000 affordable apartments, making it the largest affordable housing development to be built in NYC since the middle-income Co-op City in the Bronx was completed in 1973 (h/t Wall Street Journal). The plan by the New York City Economic Development Corp. (EDC) outlines a $14.4 billion deck over the train yard on which the complex would be built. Half the housing in the development would be rental apartments for low-income families earning less than 50 percent of the area median income, with the other half set aside for affordable homeownership programs through Mitchell-Lama. The Practice for Architecture and Urbanism (PAU) was identified to lead the planning process, and they have just released renderings and maps of the massive development.

Affordable housing waitlist reopens for Hamilton Heights’ PS 186, starting at $526/month

Back in 2016, Dattner Architects completed the restoration of a former early 20th-century school building in Hamilton Heights to a mixed-income affordable rental building that also serves as a new home for the Boys and Girls Club of Harlem. The Residences at PS 186 launched their first affordable housing lottery back then, and they've now opened up spots on a re-rental waiting list. New Yorkers earning 40, 60, 130, or 165 percent of the area median income are eligible to apply for units ranging from $526/month studios to $3,142/month two-bedrooms.

New NYCHA deal will turn 5,900 units to private developers and raise $1.5B for repairs

The New York City Public Housing Authority has inked an agreement that will turn 5,902 units over to private developers and raise over $1.5 billion for much-needed repairs, Crain’s reports. In 2018, Mayor Bill de Blasio announced plans to convert 62,000 apartments by 2028 and has so far converted over 7,000 units. Thursday’s deal represents “the largest single package of conversions yet undertaken by the agency,” according to Crain’s. Included in the deal are five complexes: Linden Houses and Boulevard Houses in East New York, Williamsburg Houses in East Williamsburg and Audubon Houses and Harlem River Houses 1 and 2 in Harlem. The long list of selected developers includes major builders like L+M Development and Hudson Companies and some smaller players.

450-unit affordable housing development planned for New York Botanical Garden property

A two-building development with 450 affordable housing units will be constructed on property owned by the New York Botanical Garden, developers announced Tuesday. Douglaston Development has entered a 99-year lease with NYBG for a lot on Webster Avenue and Bedford Park Boulevard, located about a block from the 250-acre garden.

Stuy Town’s new affordable housing lottery caters to those earning six-figures

A single person earning $123,000 a year is probably not what you'd consider an appropriate candidate for affordable housing, but the new 2020 waitlist at Stuyvesant Town and Peter Cooper Village is set for households earning 165 percent of the area median income. Under those guidelines, $2,985/month one-bedrooms are reserved for individuals earning between $89,550 and $123,255 annually, up to three-person households earning between $89,550 and $158,565. The $3,745/month two-bedrooms are set aside for two-person households earning $112,350 to $140,910 up to five-person households earning $112,350 to $190,245.

The long-anticipated plan to build a home stadium for New York City's soccer team in the Bronx inched forward last week, the New York Times first reported. The group of developers and the New York City Football Club are close to reaching a deal with the city to bring a 25,000-seat stadium to the South Bronx as part of a $1 billion development plan that also includes a hotel, new school, and affordable housing. New York City F.C., which has been looking for a permanent home for years, currently plays games at nearby Yankee Stadium.

Mayor Bill de Blasio on Thursday laid out his vision to "save" New York City, pledging to focus on affordability, climate change, and protections for small businesses during his last two years in office. "This city and everything it stands for must be saved. And we are the ones who have to save ourselves," the mayor said during his State of the City address. De Blasio's vision involves building on initiatives his administration has put forward during his tenure, including creating more affordable housing, increasing tenant protections, legalizing basement apartments, and launching the second phase of the Green New Deal.

The 109-year-old bank will be preserved and integrated into the project. Real estate investors spend $166M on group of Mitchell-Lama buildings in the Bronx

A group of real estate companies has purchased eight affordable housing buildings in the Bronx for $166 million. LIHC Investment Group, Belveron Partners, and Camber Property Group last week announced the joint deal, which involves 1,275 housing units and 10 commercial units that fall under the city's Mitchell-Lama program. The firms plan to keep the units affordable, instead of converting them to market-rate apartments when the rent regulations expire.

De Blasio unveils $100M plan to end long-term street homelessness

Mayor Bill de Blasio on Tuesday released a plan to get 3,600 homeless New Yorkers off city streets within five years. The six-point initiative adds new "safe haven" beds, creates 1,000 permanent units of housing, provides new health resources, and ramps up the city's outreach response. Named The Journey Home, the $100 million plan comes as the number of those experiencing homelessness in the city has reached the highest levels in nearly 100 years, with more than 60,000 people currently living in homeless shelters.

The city’s first LGBT-friendly affordable senior housing opens in Fort Greene

New York City’s first affordable LGBT-friendly senior housing complex has opened in Fort Greene. Originally called the Ingersoll Senior Residences, the project—which is the first to be completed under the city’s controversial plan to lease NYCHA land to private developers—was dubbed Stonewall House in honor of the 1969 riots that launched the modern LGBT movement. The building comprises 145 apartments that will be available to seniors 62 years and older who make 50 percent or less of the area median income, with 25 percent of the units set aside for formerly homeless tenants.

A 266-unit affordable senior housing complex with focus on health and wellness to open in Brooklyn

A medical center in Brooklyn will be developed into a mixed-use complex with affordable housing, on-site counseling service, fitness programs, and integrated health care. Gov. Andrew Cuomo announced last week plans to transform the current Kingsbrook Jewish Medical Center North Campus, located between Prospect Lefferts Gardens and East Flatbush, into Kingsbrook Estate, a three-building development with 266 units of affordable housing. Designed by Dattner Architects in collaboration with landscape architecture firm terrain, the development falls under the state's Vital Brooklyn plan, created in 2017 to bring more housing and jobs to the Central Brooklyn area.
