24-story rental tower above historic Fort Greene church approved by Landmarks

After revising their original proposal, developers won Landmarks Preservation Commission approval Tuesday to build an apartment building on top of a historic Fort Greene church. Developer Stretke, along with architects FXCollaborative and ADP Architects, got the green light for the project at 144 St. Felix Street, which will restore the facade of the landmarked Hanson Place Central United Methodist Church and construct a 24-story tower above it. The developers were asked to address concerns about the building’s height and massing, which the local community board and residents called “inappropriate” for the site and the surrounding Brooklyn Academy of Music Historic District. The revised proposal lowered the height by about 30 feet, from 27 stories to 24 stories.

A developer is looking to build an apartment tower on top of a historic Fort Greene church. Strekte presented a proposal to the Landmarks Preservation Commission on Tuesday for a 27-story tower above the landmarked Hanson Place Central United Methodist Church. During the hearing, the commission reviewed plans to restore the facade of the church at 144 St. Felix Street and perform demolitions necessary to construct a 27-story tower above it. After extensive public feedback, including concerns from neighboring One Hanson Place condo residents about blocked views, the LPC asked the development team to return at a later date once it had reviewed the points raised during the testimony.

Fort Greene and Clinton Hill will be next NYC neighborhoods to fully containerize trash

Fort Greene and Clinton Hill are following West Harlem’s lead and will become the next neighborhoods in New York City to fully containerize trash. Mayor Eric Adams and Department of Sanitation Commissioner Javier Lojan on Tuesday announced that schools in Brooklyn Community District 2 will receive on-street trash containers, known as Empire Bins, this fall, with all high-density residential buildings in the area scheduled to follow next year. Building on the success of West Harlem’s program, all buildings in the district must place trash in containers, with those with 31 or more units required to use Empire Bins.

Modern Fort Greene townhouse designed by David Adjaye for artist Lorna Simpson asks $6.5M

For the two decades since it rose at 208 Vanderbilt Avenue in Brooklyn's Fort Greene neighborhood, this modern townhouse has been recognized as an important architectural addition to the streetscape. Asking $6,500,000, the four-story single-family residence is also home to a working artist's studio, making it a perfect model for creative Brooklyn living. As reported recently in the New York Times, Lorna Simpson, a renowned American photographer and multimedia artist with a current exhibition at the Met, and her husband, artist James Casebere, were looking for a place to live and create; after searching for a suitable space among the borough's historic brownstones, the pair hired British architect David Adjaye to design, from the ground up, a building that transcended the traditional amount of light free wall space.

Some of Brooklyn's most influential arts and cultural institutions have a new home in the heart of Fort Greene. L10 Arts and Cultural Center officially opened last week, bringing a 65,000-square-foot facility with gallery and performance spaces for the Museum of Contemporary African Diaspora Arts (MoCADA), cinemas for the Brooklyn Academy of Music (BAM), rehearsal studios and performance space for 651 Arts, and a new Brooklyn Public Library branch to 10 Lafayette Street. The center sits within the mixed-use tower 300 Ashland Place, which opened in 2017.

Developed by Tankhouse and designed by SO-IL, the building on the corner of Myrtle and Vanderbilt Avenues is wrapped in pink precast concrete with a unique stacked design of varying heights and setbacks. All 26 condos at 144 Vanderbilt, including a selection of penthouses and townhomes, have private outdoor space and residents can enjoy roughly 11,000 square feet of high-end amenities. The two- to four-bedroom residences will start at $1.95 million.

Fort Greene's historic Brooklyn Paramount Theater, which once hosted legendary artists such as Ella Fitzgerald, Frank Sinatra, and Duke Ellington, reopened last week for its first season in 60 years. A multi-million dollar restoration modernized the venue while preserving its opulent latticework ceiling, hand-crafted statues, and other Baroque features. For its first show in six decades, the Paramount hosted brothers Damian and Stephen Marley, who performed at the theater during their co-headlining Traffic Jam Tour.

Fort Greene’s 100-year-old Brooklyn Paramount Theatre will reopen once again as a music venue next month following a major restoration. The historic theater's grand opening season officially kicks off on March 27, with tickets now on sale for more than 45 shows featuring performers like Busta Rhymes, PinkPantheress, Norah Jones, and Mariah The Scientist, as Live Nation announced. The renovation preserved the opulent Baroque features throughout the space, including the latticework ceiling and original hand-crafted plaster statues. Modern upgrades include a new stage, a state-of-the-art backstage facility, seven bars, and an exclusive VIP lounge.

After 20 years, Pacific Park faces foreclosure and an uncertain future

As the massive Brooklyn megadevelopment once known as Atlantic Yards reaches its 20th anniversary, news of the project's progress has been scarce. But recent changes affecting the development anchored by Barclays Center may put the 22-acre site–now known as Pacific Park–back in the spotlight. As The Real Deal reported in a wrap-up of its progress over the past two decades, current developer Greenland USA has defaulted on nearly $350 million in loans attached to the project's second phase. With foreclosure imminent, an auction, scheduled for next month, may mean a new developer will be responsible for fulfilling crucial affordable housing agreements and inherit penalties for unbuilt units.

Fort Greene’s historic Paramount Theatre to reopen as live music venue next year

The gilded Brooklyn Paramount Theatre is being restored to its original glory and will reopen as a world-class entertainment venue next year. Entertainment giant Live Nation, which will revive and operate the nearly 100-year-old theater, revealed plans and new renderings during a community board meeting last month. According to the company, the LIU Brooklyn Paramount Theatre will be able to accommodate 2,600 people. Located at 385 Flatbush Avenue Extension, the theater is scheduled to open in the first or second quarter of 2024, as first reported by Brownstoner.

From firehouse to Spike Lee’s movie HQ, this $4.35M Fort Greene home has a century of stories to tell

This decommissioned firehouse at 124 Dekalb Avenue–currently asking $4,350,000–has a fascinating history that began in 1895, when it was built as a water tower. Converted into a neighborhood firehouse in 1903, the building's cellar was fortified as a bomb shelter at some point in the 20th century. After the firehouse was disbanded in 1974, the building became a live/work space for celebrated filmmaker Spike Lee, who headquartered his 40 Acres and a Mule Filmworks studio here. In the mid-1980s, the building was converted into two duplex loft apartments–and a multi-car garage.

Former Fort Greene home of Notorious B.I.G. sells for $2M

After just over three months on the market, the Fort Greene home that once belonged to the late rapper Notorious B.I.G. sold last week for $2,000,000, as the New York Post first reported. Located at 159 Carlton Avenue, the two-bedroom duplex sits within a former stable building and underwent a major renovation by the current owner, a well-known costume designer. The home, which is where Biggie lived when he released his iconic 1994 album "Ready to Die," was listed for $1,700,000 in September.
