Historic Townhouse With a Glassy Add-On Asks $3.5 Million in Brooklyn Heights

This mid-19th century Greek Revival townhouse at 29 Joralemon Street is located on a cobblestone block of the Brooklyn Heights Historic District. And the listing says that the sellers have lived in the garden and parlor floor duplex since 1969, when Brooklyn wasn't such a hot commodity. These days, things are different, and the property is asking $3.5 million. The house has got lovely historic elements still intact, a new glassy addition, and a deep landscaped garden. (Not to mention a tenant upstairs who's getting the deal of the year on their apartment.)

Construction Kicks Off at Brooklyn Bridge Park’s Eight-Acre Marina Atop a Subway Line

Most of the conversation about Brooklyn Bridge Park has been centered around the residential Pierhouse and the controversy surrounding its height, but right next door, an entirely different part of the urban development is taking shape. The Wall Street Journal reports that construction on the eight-acre $28 million marina between Piers 4 and 5 has commenced, with an opening planned for next spring. Officially called One° 15 Brooklyn Marina, its sailing club already has 145 pre-registered members. In addition to the fact that it will bring 140 slips to Brooklyn Heights, the project is most notable for its unconventional construction. Normally to build a marina, dock builders drill piles into the waterbed to support the docks, but at this site the R subway line is directly below. "The solution was to sink 160 giant concrete blocks, weighing 10 tons each, to the bottom of the East River," says the Journal. Then, "a large, elastic bungee cord-like mooring system called Seaflex will be used to connect the dock on the water’s surface to the concrete block below."

This whopping 5,000-square-feet of townhouse goodness at 281 Henry Street is missing very little as far as house-in-the-city perfection. There's a stylishly appointed room ready for everyone and their guests—and an opportunity for rental income with a freshly renovated garden apartment to help offset costs. It almost makes the $7.2 million price tag seem like a deal. Historic Brooklyn Heights Site May Be Redeveloped Into 40-Story Condominium

Concept studies by the design firm SRA Architecture + Engineering (SRAA+E) reveal that an existing five-story commercial building in Downtown Brooklyn may be redeveloped into a dramatic retail and condominium tower. The prominent 19,000-square-foot, triangular site at 205 Montague Street is located at the gateway of Brooklyn Heights and currently holds a 1960s-era marble and glass office-retail building that was picked up by Joseph Cayre's Midtown Equities back in 2010. In 2012, the development firm filed permits doubling the building's size, envisioning a 100-unit residence that would convert the structure's three upper levels into apartments and add another six stories above. The permits, also filed by SRAA+E, were never approved, but in 2012 an insider told the Brooklyn Eagle, “an awful lot more can be built than what's in the Buildings Department plans." Midtown Equities, who is also busy rebuilding the Empire Stores in Brooklyn Bridge Park, could not be reached for comment.

Former Jehovah’s Witness-Owned Carriage House Asks $9.95 Million in Brooklyn Heights

The Jehovah's Witnesses have a long history in the neighborhoods of DUMBO and Brooklyn Heights, but over the past five years the religious group has slowly retreated from the neighborhoods for a hefty profit. For a little backstory, Jehovah's Witnesses set up a headquarters in Brooklyn Heights way back in 1909, and then went on to acquire significant real estate holdings in the area that included homes in Brooklyn and big hulking warehouses in DUMBO. They decided to start selling off real estate holdings in 2011, which brought in millions upon million of dollars. This carriage house, at 165 Columbia Heights, was sold by the Jehovah's Witnesses in 2012 for $4.1 million. And after a very significant renovation, it's now back on the market asking $9.95 million.

But today's generation of single man is out to dispel the frat-guy stereotype. Take for example investor relations associate Owen Boyle, whose colorful Brooklyn Heights studio is perfectly curated and ridiculously organized. Though the first-floor pad on Pineapple Street is only 350 square feet, the mix of creative decor and clever design make for a home that is sure to entice any interior design-loving lady. Owen worked with a good friend and designer to transform his first solo apartment into a funky mix of Jersey Shore nostalgia (where he grew up), Brooklyn hip (there's a record player), and laid-back professionalism (see his impressive tie collection). He recently let us in his home, where everything from his shoehorn to the American flag has personal meaning.

Brooklyn Bridge Park Condo Asking $895K Takes Its Storage Seriously

If you thought it'd take at least $1 million to buy an apartment along the Brooklyn Bridge Park waterfront, here's something that's (a little) cheaper. Unit #306 at 360 Furman Street–aka One Brooklyn Bridge Park–is the cheapest unit up for sale currently in the building, asking $895,000. At that price point, it doesn't look like you're getting views of the water or Lower Manhattan. But you still get a decent amount of space and a pretty cool, custom-designed storage system.

$4.4M for Turnkey Updates and Designer Flair in an Historic Brooklyn Heights Townhouse

All told, $4.4 million isn't really a lot to ask for a four-story townhouse in prime Brooklyn Heights–in fact, the longtime sales record-holder, Truman Capote's former home at 70 Willow Street, sold for $12.5 million back in 2012 and was recently bested by the $15.5 million sale of a Cobble Hill townhouse. Flatiron Building-Looking Condo Tower to Rise at Brooklyn Heights Library Site

If imitation is the sincerest form of flattery, the Flatiron Building should be highly honored by this fresh batch of renderings from Marvel Architects for the site at 280 Cadman Plaza West in Brooklyn Heights. The Daily News reports that "the 36-story tower, which will have 139 condo units, community space, retail and a new 21,500-square-foot library on the ground floor, looks like it will be Brooklyn's very own alternative to the Flatiron building, with its dramatic wedge-shaped structure." Back in September, the Brooklyn Heights Library agreed to sell their site to Hudson Companies for $52 million with the stipulation that the developer build 114 affordable housing units at two different locations nearby, as well as a new state-of-the-art library at the existing site. The project began the city's land use review process (ULURP) yesterday.

Brooklyn’s Most Expensive Condo Relists for $32M, Is So Large Owners Can’t Find Each Other

Imagine this: You and your spouse have both been home for three hours, but neither one of you knows the other is there because your home is that big. It's a "problem" most New Yorkers can't fathom, but for one Brooklyn couple it's encouraged them to relist their 11,000-square-foot triplex for $32 million, making it the borough's most expensive condo listing ever. Stuart and Claire Leaf originally listed their home in May, but then took it off the market in February after getting cold feet about moving. As the Wall Street Journal reports, "The apartment is a combination of no less than nine units spanning the 10th, 11th and 12th floors of the waterfront condo One Brooklyn Bridge Park." It includes six bedrooms, two deeded parking spaces, a 3,500-bottle wine room, a gym with a rock-climbing wall, a screening room, and a 75-foot-long terrace.
