A sustainable rental in one of Manhattan's most sought-after neighborhoods launched a housing lottery last week. Designed by Hill West Architects to meet Passive House standards, Gemma Gramercy is a 20-story building, located at 200 East 23rd Street, that will use 85 percent less energy than traditional buildings. Qualifying New Yorkers earning 40, 60, and 130 percent of the area median income can apply for the available apartments, priced from $836/month studios to $3,490/month for two-bedroom units.

Luxury Flatbush rental launches lottery for 26 middle-income units, priced from $2,100/month

A housing lottery opened for 26 middle-income units at a new residential development in Brooklyn. Located at 160 Clarkson Avenue, the building offers prospective tenants brand new, luxury apartments on the border of Prospect Lefferts Gardens and Flatbush, just a few blocks from Prospect Park. New Yorkers earning 130 percent of the area median income, or between $72,000 for a single person and $187,330 for a household of five, can apply for the apartments, priced at $2,100/month for one-bedroom apartments and $2,500/month for two bedrooms.

Nearly 100 new middle-income units are up for grabs at a new residential tower in Queens. Located at 160-05 Archer Ave in Jamaica, One Archer provides its residents with easy access to Manhattan and a wide variety of amenities, including a rooftop with impressive views. New Yorkers earning 130 percent of the area median income, or between $54,858 annually for a single person or $167,570 annually for a family of five, are eligible to apply for the apartments, which range from $1,550/month studios to $2,345/month two-bedrooms.

Skyline Tower, NYC’s tallest building outside Manhattan, tops out

Skyline Tower in Long Island City, Queens, has officially become the city's tallest building outside of Manhattan. The luxury condo tower has now topped out at 778 feet. As 6sqft recently reported, the 67-story building surpassed its neighbor and previous record-holder, the 673-foot-tall Citigroup Building, in September. Located at 23-15 44th Drive, the new Long Island City tower will offer about 800 studio to four-bedroom condominium apartments, priced between $500,000 and $4 million.

First Look at the Amenities in Queens’ Tallest Residential Skyscraper 28 on 28th

In December we broke the news that 42-12 28th Street, known as 28 on 28th, in Long Island City would top out at 58 stories and 648 feet. Now, Goldstein, Hill & West's (GHWA) affiliated interior design firm, Whitehall Interiors NYC, has given us our first look at the amenities of Heatherwood Communities' upcoming rental tower. The perks include a swimming pool and attended parking garage–and they also give us a glimpse of how the units themselves may be designed. The construction site already has steel re-bar poking up above street-level, meaning the tower will soon race skyward, eventually taking its place as the tallest residential skyscraper in New York City outside of Manhattan.
