Hudson Square Properties, a joint venture of Trinity Church Wall Street and Norges Bank Investment Management with Hines, on Tuesday announced the topping out of their new office tower in Hudson Square. Located at 555 Greenwich Street, the 270,000 square-foot, 16-story office tower will eventually connect with the adjacent 345 Hudson to form a single, full-block building. Designed by COOKFOX Architects, the new building will utilize state-of-the-art wellness and sustainability-focused features to reach and exceed New York City’s 2030 climate targets for office buildings by more than 45 percent.

Sales launched this week at a new luxury condo building in the Flatiron District that utilizes biophilic design principles. Designed by COOKFOX Architects, Flatiron House, located at 39 West 23rd Street, incorporates nature into its appearance, including planted and irrigated Juliet balconies and a lush central garden. Developed by Anbau Development, Flatiron House contains 44 total residences, priced between $1.98 million and $13 million.

A housing lottery opened this week for 89 middle-income apartments in Williamsburg’s tallest building, One South First. Developed by Two Trees Management and designed by COOKFOX Architects, One South First is a 45-story mixed-use building developed on the former Domino Sugar Factory site. New Yorkers earning 80, 125, and 130 percent of the area median income can apply for the apartments, which range from $1,550/month studios to $3,169/month two-bedrooms.

Google will buy the Manhattan office building it currently leases for $2.1 billion next year. The tech giant announced on Tuesday plans to purchase St. John’s Terminal at 550 Washington Street in Hudson Square during the first quarter of 2022. Google already leases the former freight terminal, which is currently undergoing a major renovation and addition as part of the company’s new 1.7 million-square-foot campus in the neighborhood. As the Wall Street Journal first reported, the deal marks the priciest sale of a single office building in the United States since the start of the pandemic, as well as one of the most expensive ever recorded.

Located at 855 Sixth Avenue (aka 100 West 31st Street), EŌS sits just a quick walk away from nearby shops, restaurants and transit options found in Midtown, Chelsea and the Flatiron District. Starting today, 227 brand new affordable apartments are up for grabs at 4275 Park Avenue in the Bronx. The residence, dubbed Park House, is a new construction designed by COOKFOX Architects and developed by Breaking Ground, a non-profit organization that matches low-income New Yorkers with homes. Park House is the first affordable project undertaken by the organization and will offer energy-efficient studio, one-, two-, and three-bedroom apartments priced between $494 and $1181 to qualifying applicants earning between 40 and 60 percent of the area median income.
