Silverstein adds 2,000 apartments to sweeten casino proposal for Manhattan’s west side

Silverstein Properties said it would develop more than 2,000 apartments through office-to-residential conversions on Manhattan's west side if its casino bid is awarded a license. The developer on Thursday announced a partnership with MetroLoft to develop the apartments, which would include 500 permanently affordable units, a day before casino proposals are due. The addition of housing sweetens Silverstein's $7 billion bid, The Avenir, which calls for a 1,000-room luxury hotel, restaurants, a food hall, and a gaming facility near the Javits Center. The previous plans had proposed 100 affordable apartments located off-site.

Bronx casino bid at former Trump-owned golf course can move ahead after Council vote

A plan to bring a casino to a Bronx golf course once owned by Donald Trump took a step forward this week. The City Council on Wednesday voted 32-12 to pass a home rule resolution that allows state lawmakers to advance legislation supporting Bally’s Corporation’s proposed casino at the city-owned Ferry Point Park golf course, according to the Bronx Times. The approval authorizes the state to "alienate" the roughly 16-acre public parkland, a requirement whenever city-owned park space is repurposed for private use.

According to data from CityRealty, condo prices are the highest they've ever been, increasing 16 percent since July 2020, while co-ops have jumped 6.4 percent over the same period. Many people are even being priced out of rentals; Douglas Elliman's Jonathan Miller reported earlier this year that the average monthly rent in New York City is now roughly $5,194—more than a mortgage payment in many places. Silverstein unveils new wavy design for 785-foot-tall casino complex across from Javits Center

Silverstein Properties this week unveiled a new design for its casino project proposed for an empty lot across from the Javits Center. The Avenir would rise 785 feet at 41st Street and 11th Avenue and include a 1,000-room luxury hotel, restaurants, a food hall, and a gaming facility, if the developer secures one of the three downstate casino licenses expected to be awarded this year. Designed by CetraRuddy Architecture and Steelman Partners, the project includes a podium with a facade of "gentle harmonious waves" topped by a sculpted 45-story tower. The design revises the original proposal, which called for two 46-story towers, following community feedback.

Related drops casino from Hudson Yards plan, but keeps proposal for 4,000 new homes

Related Companies is dropping the casino from its project proposed for the undeveloped section of Hudson Yards, the developer announced Monday. In partnership with Wynn Resorts, Related previously pitched a $12 billion mixed-use development anchored by a casino, dubbed "Hudson Yards West," as part of its bid for one of the state's three downstate gaming licenses. Due to opposition from the community and local elected officials, Related and Wynn announced they would no longer pursue a gaming license. However, the developer plans to move forward with a plan to build 4,000 apartments, nearly 50 percent of which will be affordable under a tentative agreement with the Adams administration.

Related modifies Hudson Yards casino proposal to include 4,000 housing units

Related Companies is more than doubling the number of housing units in its $12 billion Hudson Yards casino proposal ahead of an important City Council vote. After feedback from the community, the developer announced plans to replace a 1,400-foot-tall office tower with two residential buildings, which would increase the projected housing from 1,500 units to 4,000 total units on the site. As reported by Crain's, the change seeks to address critics of Related's efforts to modify the terms of a 2009 rezoning, which originally called for over 5,000 new homes on the site.

City Planning Commission advances $12B Hudson Yards casino plan

A $12 billion proposal to bring a casino complex to Hudson Yards just cleared a key step in the approval process. On Wednesday, the City Planning Commission (CPC) voted 9-2 to advance Related Companies and Wynn Resorts' "Hudson Yards West" plan, which calls for a resort and casino, a 5.6-acre public park, a public school, office space, and hundreds of new affordable homes atop the site’s undeveloped western rail yards. The proposal seeks to amend a 2009 plan that envisioned a primarily residential neighborhood with more than 5,000 new homes—a figure that has since been reduced to just over 1,500.

Here's a first look at New York Mets owner Steve Cohen's proposed $8 billion casino complex next to Citi Field. Hard Rock International and Steve Cohen last week released renderings for "Metropolitan Park," a sports and entertainment complex with a public park, hotel, live music venue, restaurants, and a casino planned for 50 acres of parking lots around Citi Field. Cohen is one of several developers vying for one of the three casino licenses set to be issued in downstate New York.

Located at 589 Christopher Avenue, the building is the second and final phase of Ebenezer Plaza, a sprawling mixed-use development bringing much-needed affordable housing to the community. New Yorkers earning 30, 50, 70, and 80 percent of the area median income can apply for the units, priced from $454/month for studios to $2,949/month for three bedrooms.

A 19th-century Romanesque Revival building in Bed-Stuy originally home to St. John's College is now a luxury rental building. The Hartby, located on the corner of Willoughby and Lewis Avenues, is an adaptive reuse conversion of the former school, designed in the 1870s by Patrick Keely, a prolific architect for the Catholic Church. Developed by Property Resources Corporation and designed by Woods Bagot, the Hartby opened a housing lottery for 62 rent-stabilized apartments this week. New Yorkers earning 130 percent of the area median income can apply for the residences, priced from $2,495/month for studios, $2,795/month for one-bedroom units, and $3,939/month for two-bedroom units.

Manhattan borough president sees the city’s vacancies as opportunities for creating new housing

Manhattan Borough President Mark Levine released a report this week outlining 171 locations in the borough he believes can be turned into more than 73,000 new homes. The report, titled "Housing Manhattanites," seeks to address Manhattan's housing shortage and answer a critical question: "Where in our borough can we build the housing that Manhattanites so desperately need?" Of these housing opportunities, Levine explained to the New York Times: "Some of it is hiding in plain sight. There has been a Post Office that has been closed. There’s an abandoned bus depot that is not being used. There’s manufacturing space which is empty. There are buildings that landlords surrendered to the city for back taxes decades ago."

Jay-Z joins effort to open a casino in Times Square

A bid to open a casino in Times Square just gained some star power. Rapper and entertainment mogul Jay-Z and his agency Roc Nation will join SL Green and Caesars Entertainment in their efforts to open a casino at 1515 Broadway, the team announced on Monday. The full-service talent agency, which represents major clients across music, entertainment, and sports, will partner with neighborhood organizations to "reimagine programming" in Times Square.

Developer SL Green and Caesars Entertainment on Thursday announced plans to pursue a gaming license for a potential Caesars Palace casino in the heart of Times Square at 1515 Broadway, a 54-story office building. The bid comes after the state legislature in April approved up to three casinos to open in the New York City area.

The Armory Show unveils large-scale sculpture installation at the US Open

An art installation of large-scale outdoor sculptures opened this week outside of the US Open tennis tournament in Queens. Created in partnership between The Armory Show and the United States Tennis Association, Armory Off-Site at the US Open includes sculptures by contemporary artists from underrepresented backgrounds. The artworks will be on display outside of the USTA Billie Jean King National Tennis Center from August 23 through September 11, coinciding with the tournament and the Armory Show's art fair at the Javits Center.

See the elevated pedestrian pathway that will connect the High Line to Moynihan Train Hall

Governor Kathy Hochul has unveiled designs for a 1,200-foot-long elevated pedestrian pathway that will connect the High Line to the recently opened Moynihan Train Hall. The $50 million project will also connect Chelsea with other West Side destinations like Hudson Yards, Manhattan West, Penn Station, and the Javits Center. The plan was first floated by former Governor Andrew Cuomo in January as part of his extremely ambitious agenda to redevelop Midtown West. Under the direction of Governor Hochul, the pathway is expected to be completed by Spring 2023.

Super Bowl champ Rob Gronkowski snags a $7M condo at 35 Hudson Yards

Tampa Bay Buccaneers tight end Rob Gronkowski has scored a new home. As first reported by the New York Post, the Super Bowl champion bought a $7 million three-bedroom, three-and-a-half-bath luxury apartment at 35 Hudson Yards, the tallest building in the mega-development. Gronk's friend/teammate Tom Brady also owns a home in New York City, a pied-a-terre at 70 Vestry Street in Tribeca.
