New renderings unveiled of John Catsimatidis’ 32-story Downtown Brooklyn rental ‘The Eagle’

Leasing has officially commenced at 86 Fleet Place, the final residential tower of John Catsimatidis' four-building development along Myrtle Avene, a site the billionaire first purchased from Long Island University in 1982. Dubbed by Catsimatidis' Red Apple Group as "The Eagle," the 32-story 440-unit building sits in between Downtown Brooklyn and Fort Greene and offers studios for $2,044/month, one-bedrooms for $2,743/month and two-bedrooms starting at $4,050/month. As CityRealty learned, residences will feature floor-to-ceiling windows, custom oak cabinets and Brazilian stone countertops.

A high-end condo in a SHoP Architects-designed building on the hip Lower East Side for just $224,000? Yep, you read that right, and this middle-income lottery is now live for mega-development Essex Crossing's 242 Broome. The only one of the development's 10 towers to offer condos, 242 Broome will have a total of 55 residential units, 11 of which are available to households earning no more than 125 percent of the area median income and range from $224,861 one-bedrooms to $331,703 three-bedrooms (quite the deal considering market-rate units are going from $1.3 to $7 million). In addition to amenities like a roof deck, gym, and entertainment lounge, the 14-story building will also include a five-story base with retail and commercial tenants including The International Center of Photography Museum and Splitsville Luxury Lanes Bowling Alley.

Narofsky Architecture built this Long Island home using trees knocked down during Hurricane Irene

In the summer of 2011, Hurricane Irene landed in New York City and on Long Island, heavily damaging the area, the storm's heavy rainfall and strong winds knocking down trees and causing major power outages. Turning destruction into art, Narofsky Architecture designed a house on an Irene-destroyed site using the wood from fallen trees (h/t dezeen). Based in Nassau County, the home features black locust, a rot-resistant wood, for its exterior paneling and shower benches and darkened pin oak for floors throughout the home. Even some of the home's furniture was made from fallen trees, including its bookcases, mantels, dining table, and cabinetry.

Robert A.M. Stern joins fight against Snøhetta’s plan to renovate Philip Johnson’s AT&T Building

After Olayan America and Chelsfield revealed plans last week for a $300 million renovation of the building at 550 Madison Avenue, known as the AT&T Building, criticism quickly followed. Members of the architecture community, including New York architect Robert A.M. Stern, rallied together last Friday at the base of the Philip Johnson-designed skyscraper, to protest Snøhetta's proposal to replace the building's base with a scalloped glass front (h/t Dezeen). Protestors held signs that read "Hands off my Johnson," "Save the Stone," and "Save AT&T." Plus, a petition is currently being circulated on Change.org in an attempt to preserve Johnson's iconic AT&T Building by having the New York City Landmarks Preservation Commission officially designate it as a city landmark.

Bjarke Ingels’ curvy East Harlem tower tops out

The concrete, t-shaped residential tower designed by starchitect, Bjarke Ingels and his firm BIG, topped out over the weekend, adding diversity to Upper Manhattan’s usual upright architecture. The East Harlem project at 158 East 126th Street, known as E126, uniquely slopes inward as it rises upward, allowing more sunlight to hit the street. As CityRealty learned, the unusual configuration will provide residents incredible views of the East River and Central Park from a rooftop garden.

Jersey City’s Harborside boardwalk to get $75M makeover and new food hall

Over the past two decades, the Jersey City waterfront has seen a huge boom in both residential and commercial development, revealing an entirely new skyline of tall, glassy towers. And now real estate investor Mack-Cali wants to embrace this waterfront location in the way that new large-scale developments are doing in Manhattan (Waterline Square) and Brooklyn (Domino Sugar Factory). The firm's $75 million plan will piggyback on next month's opening of a new New York Waterway ferry station there and transform the waterfront promenade in front of their 4.3 million-square-foot Harborside office complex into a "one-of-a-kind cultural district" that will include a beer garden, European-style food hall known as The Marketplace, and the Harborside Atrium, an interconnected series of pedestrian routes and lobbies throughout the buildings that will also serve as cultural event space.

Affordable housing lottery opens for 19 units at new South Slope rental, from $813/month

This stacked, Tetris-like facade is the type of thing we're used to seeing in neighborhoods like Williamsburg and Long Island City, but ND Architecture and Design has brought a similar look to the less-trendy and more industrial area where South Slope meets Gowanus. The mixed-use building known as the Alexy was recently completed and features commercial space, parking, and 95 rental units, a mix of market rate and affordable apartments. The latter group of 19 residences, ranging from $813/month studios to $1,016/month two-bedrooms, is now accepting applications from New Yorkers earning 60 percent of the area median income, quite the deal considering market-rate units are renting from $2,400 to $5,100 a month.

6sqft Guide: Everything parents need to know about renting for college-age kids in NYC

Living in a college residence might be fun for a year or two, but most college-age kids eventually want to move out. And who can blame them? After all, who wants to show ID to a security guard every time they arrive home, share a room with a stranger, or eat in a cafeteria night after night? In many smaller college towns, sending your kid first and last month’s rent is more than enough to get them out of residence and into their first apartment. In New York City, it’s a bit more complicated. In most cases, parents need to be directly involved in the housing search and rental process and prepared to come up with a substantial deposit, which can meet or even exceed the money needed to purchase a starter home in many U.S. cities. In order to rent an apartment in New York City, renters typically must come up with first and last month’s rent, a security deposit, and a broker’s fee (the fee is either one month’s rent or anywhere from 10 to 15 percent of the first year’s rent). Also, as a rule, owners and management companies require lease holders to have an established credit history, to make more than 40 times the monthly rent on an annual basis, or to have a guarantor who exceeds these criteria. 3 Hudson Boulevard gets new spire-less rendering as construction commences

Earlier this month, a new view of 3 Hudson Boulevard added a 300-foot spire, bringing its total height to 1,350 and setting it up to become the tallest tower in Hudson Yards and the fifth tallest in the entire city. However, CityRealty has uncovered another new rendering of the FXFOWLE-designed supertall, which was posted at the work site now that construction has commenced, and noticeably absent is the spire. While the superlative height isn't confirmed, the new rendering does maintain the updated design of a five-story retail podium, tapered body, terraces and "sky gardens," and a rooftop terrace surrounded by glass windscreens.

The supertall skyscraper at 3 Hudson Boulevard just got a major upgrade. New renderings of the tower reveal a new crown, a 300-foot spire, which would make it the tallest in the Hudson Yards neighborhood, as well as an updated design. As YIMBY discovered, 3 Hudson Boulevard, formerly known as The Girasole, may rise to 1,350 feet tall, rivaling many supertalls like 30 Hudson Yards and 432 Park Avenue, the city’s fifth tallest building.
