Rupert Murdoch’s Multi-Terraced West Village Townhouse Sells for $27.5M in Just Five Months

Last August 6sqft reported that News Corp. head and Fox News founder Rupert Murdoch had put his West Village townhouse–the one he'd bought just five months prior for $25 million–on the market. Now, just five months after listing the 25-foot-wide, four-story brick home for $28.9M, the house has found a buyer, the New York Observer reports. Whomever is behind the entity known as West 11th Street, LLC has purchased the 6,500-square-foot Greek Revival manse for $27.5 million. The deal represents a $2.5M profit for Murdoch (and we all know how much he needs a few more million).

Kelsey Grammer Lists Chelsea Condo in Jean Nouvel’s 100 Eleventh Avenue for $9.75M

While in the midst of a very public divorce from third wife Camille in 2010, actor Kelsey Grammer moved from their 15 Central Park West pad to a much more mod condo at Jean Nouvel's glassy 100 Eleventh Avenue in west Chelsea. Apparently, says the Observer, he tried to keep the $6.4 million purchase "top-secret" as he was "buying it for himself and his then-mistress Kayte Walsh." The "Frasier" star eventually married Walsh, and they now have two children together; his publicist confirmed that he's listed the three-bedroom spread for $9.75 million since they've "outgrown" the space.

Units at Trump’s 11 Manhattan Condo Buildings Are Still Selling at a Premium

Historically, the Trump brand has boosted sales prices at Manhattan condos. Since 2005, units in the Donald's buildings have sold for an average of 31 percent more than other NYC condos. But with his beyond-contentious presidential run, it's been unclear if his real estate empire would take a hit in a city where 70 percent of registered voters are Democrats. New data brought to us by MarketWatch, however, shows that he's "still king of New York." According to an analysis by CityRealty.com of 2016 sales data at Trump's 11 Manhattan condos, these units sold for an average of $1,974 a square foot, compared with $1,873 for all other condos, a five percent advantage that was also echoed in 2015.

See Day and Night Views From 1,400 Feet in the Air at 432 Park!

Earlier today, 6sqft brought you flashy new renderings of the amenity spaces at 432 Park Avenue. The reveal came with a link to the official building website, which has a section offering jaw-dropping photos that showcase the views from the 1,396-foot tower, the tallest residential building in the Western Hemisphere. As the site notes, they span from the Hudson River to the East River, from Westchester to Brooklyn, and from Central Park to the Atlantic Ocean.

MoMA Has Already Raised $650M for Renovation and Expansion, And More Is Coming

Just this week, it came to light that the Metropolitan Museum of Art may lay off as many as 100 employees as part of efforts to cut its $30 million deficit. As the New York Times previously explored, the struggling state of the Met exemplifies a shift in the art world towards modern and contemporary art. And standing as a true testament to this is MoMA's current financial status. The midtown museum has already raised $650 million towards its fundraising campaign, far exceeding the $450 million needed for its planned renovation and addition of three new gallery floors. In addition, they'll also sell $280 million of tax-exempt bonds "to raise money for the project and refinance debt as borrowing costs drop to the lowest on record," reports Crain's.

Landmarks Tells BKSK Architects to Cut Height of Proposed Eight-Story UWS Resi Building

It's back to the drawing board for BKSK Architects, reports CityRealty.com. At yesterday's LPC meeting, architects Harry Kendall and Todd Poisson presented BKSK's proposal for a new seven-unit residential building at 466-468 Columbus in the Central Park West Historic District being developed by the Roe Corporation. The project would require the demo of an innocuous three-story brick building dating back to 1894 (the existing building facade was updated in 2006), replacing it with an even taller masonry building with a facade punctuated by terra cotta louvers and topped with a modern cornice. The building would also host two retail units on its ground floor and an eighth-floor setback that would give the penthouse a private terrace. While the LPC had no issue with knocking down the existing building, they were less keen on some of the other items.

$4.5M Industrial Tribeca Loft Is Both Cavernous and Airy

The adjectives "cavernous" and "airy" don't usually go together, but a gut renovation at this Tribeca loft created an industrial-chic space that manages to feel bright and open while retaining its dark, underground moodiness. Located at the 19th century building 55 North Moore Street, the two-bedroom home boasts historic details like exposed wood ceilings, brick walls, and steel columns, along with more modern touches such as the amazing skylight made of frosted glass blocks. The loft last sold in 2004 for $1.78 million, and after the reno, the owners thought they could pick up a cool $10.6 million last year. The price has now dropped significantly to $4.5 million, however.

Plans Filed for Condo/Cultural Building in West Chelsea by the Late Zaha Hadid

At the beginning of June, 6sqft reported that the Moinian Group would be moving ahead with a project at 220 Eleventh Avenue in Chelsea that they had collaborated on over a year ago with the late Zaha Hadid. This is located just three blocks away from the starchitect's only other New York Commission at 520 West 28th Street along the High Line. At the time, the developer announced that the new building will be "a collection of signature loft-like condominium residences, a collection of penthouses and a cultural institution to establish itself as the hub of the world renowned art district that is West Chelsea." Yimby has now revealed that Moinian filed official permits for the 11-story structure, which will boast 40 large condos, a museum, and a restaurant.

$4M UES Limestone Mansion Duplex Wows With Tiffany Windows, a Fireplace and an Elevator

The elegant carved limestone mansion at 35 East 68th Street on the Upper East Side is quite a standout, even in a neighborhood filled with historic architecture. 6sqft previously featured another duplex in the 13,000-square-foot Beaux Arts beauty that was built as a private residence for physician Dr. Edward Kellogg and grain fortune heiress Mary Dows by Carrere & Hastings, the architecture firm who designed the Frick Collection and the New York Public Library. The landmarked mansion was converted into an eight-unit co-op apartment building, seven of which appeared on the market together last year for $34 million; but it looks like a sale never happened. Now another three-bedroom duplex is for sale, asking $3.95 million. Unlike the other listing, the home's grand historic details are very much in evidence, from the gorgeous oak paneled living room with 14-foot ceilings to Tiffany stained glass windows and a wood-burning fireplace–complemented by a modern custom kitchen and accessible by an elevator.

Rent Designer Erin Fetherston’s Fashionably Furnished Tribeca Loft for $23K/Month

A recent Observer article describing designer Erin Fetherston's Tribeca loft uses adjectives like "dreamy," "delicate," and "airy," all of which also describe the ethereal apparel collections she has designed both under her own label and in collaboration with big names like Target and Cosabella. It's fitting that this apartment, with its pale hues and spun-sugar decor, is located in Tribeca's Sugar Warehouse condominium building at 79 Laight Street. Ms. Fetherston has owned the unit since 2007, when she paid $4.33 million for the loft. She has been living with her husband and new baby in Los Angeles, so it's up to another fashionable New Yorker to enjoy the 3,555-square-foot home, furnished with “rare antiques” and “stylish furniture,” including couches from ABC Home and Bergère-style chairs. The three-bedroom loft has graced the pages of Vogue (also featured here on the designer's blog); it's now seeking a new tenant, asking $22,995 a month.

Incredible 1842 West Village Townhouse With Multi-Level Garden Asks $9M

The listing for this three-story townhouse at 41 Bethune Street says it's on one of the most desirable residential blocks in New York City, and it would be hard to argue with that. Who wouldn't wan't to live tucked into the leafy and historic townhouse-lined blocks of the West Village—so adorably out of step with the grid—near the Hudson River? And that's pretty much all a two-family 19th century townhouse needs to ask $8.995 million any day of the week, especially if it's not, say, the narrowest house in the city (though there's a certain amount of cachet in that honor). So with that as a starting point, this nicely-preserved brick home is sure to get attention. The raves, though, are likely to be over the multi-level backyard deck where an urban garden is in full bloom.

Actress Lake Bell Lists Clinton Hill Townhouse for Double What She Paid

Back in 2013, just a few months before they tied the knot, actress Lake Bell and tattoo artist to the stars Scott Campbell dropped $1.55 million on a quaint Clinton Hill townhouse. Three years and one baby later, they've listed the home at 119 Vanderbilt Avenue for $3 million, double what they previously paid. Located in the Wallabout Historic District, the four-story home was built in 1850 and has been "customized from top to bottom." Bell and Campbell have configured it as a single-family residence--complete with historic details like a wood-burning fireplace, original marble mantles, custom engraved oak floors, panel molding, and antique lighting--but it's a legal two-family duplex.

TBD Design Studio Converted a 19th Century Williamsburg Firehouse Into a Live/Work Haven

When a photographer recently bought this 19th century firehouse in Williamsburg, its interior was in a complete state of disrepair, though the historic facade was intact. To transform it into a live/work home, the owner brought on Josh Weiselberg and Selin Semaan of TBD Architecture + Design Studio, who turned the garage into a ground-floor photo studio and gallery, created a second-floor residence, and added a rooftop penthouse, lounge, and terrace (h/t designboom). The result is an open and airy haven that's sensitive to the original firehouse, but is also functional for its modern use.

When you've got billions–or even lots of millions–your real estate options are many. Renovation of This $1.25M Greenwich Village Co-op Maximized Its Space to the Fullest

When it comes to maximizing all your space in an apartment, nothing does the trick like adding a loft. This one-bedroom apartment, at the Greenwich Village co-op 35 East 10th Street, did just that in a recent renovation. Tribeca Triplex With Original Keith Haring Mural Returns for $13M

This Tribeca triplex is a treasure for many reasons. Its size, for one; it occupies an insane 8,000 square feet of the classic, landmarked American Thread Building (among the first of Tribeca's luxury condo conversions) at 260 West Broadway. Possibly the most memorable reason is an original Keith Haring mural, made in 1978 during the late artist's days at SVA when the space was a student gallery, painted on a curving wall of the apartment’s main-floor entry gallery. Built in 1929 and designed by architecture firm Schwartz & Gross, the landmarked 16-story building at 44 Gramercy Park North is "distinguished and eclectic," according to architecture critic Carter Horsley. Those adjectives certainly describe this out-of-the-ordinary home currently listed at $6.25 million, which 6sqft covered previously, marveling at the co-op's elaborate "Downton Abbey"-esque Tudor stylings. The sprawling 12th floor apartment was the residence of the building's owner/developer, so no expense was spared in its creation, which explains Neo-Gothic details like a limestone arch and casement windows, terra-cotta panels and brickwork. The home's current owners have lived here nearly 50 years. In its newest incarnation the apartment's listing offers a combination of units 12A and 12D, turning the size of this Gramercy aerie from grand to palatial at 2,500 square feet, claiming the largest amount of frontage (88 feet) facing south onto Gramercy Park through 14 enormous handcrafted stained glass windows. And the two-in-one situation looks like quite a find for the buyer who likes options.

Spotlight: Kristin Heckler Delivers Bouquets on Wheels at Uprooted Flower Truck

In a city where ever-rising rents often hamper potential small business owners from opening a storefront, mobile retail has become a popular alternative. Food trucks certainly led the way over the last few years, but the business model has spread beyond the culinary world and now includes a flower shop on wheels. A year ago, Ashley Custer and Kristin Heckler introduced New York to Uprooted Flower Truck. The business parks in neighborhoods around Manhattan to sell their New York-inspired, hand-tied bouquets available in three sizes: studio, loft, and penthouse. The driving force behind Uprooted is to not only bring flowers directly to New Yorkers, but to help people engage with and hopefully gain a deeper appreciation for them. 6sqft recently spoke with Kristin to learn more about this budding business and how it’s developing a unique identity in the city.
