Brooklyn Rents on the Rise With Crown Heights and Bed-Stuy Leading the Charge; Manhattan Rents Relatively Stable

This past week there has been a lot of talk about Crown Heights and Bed-Stuy finally having their "moment", and it looks like there are numbers in to back that up. MNS's June rental market report for Brooklyn and Manhattan reveal that both developers and renters are looking to move away from saturated areas like Williamsburg and DUMBO. By MNS's measure, average rents in Brooklyn increased from $2,556 to $2,741, or 6.2%, as compared with June of last year — very much driven by rent hikes in gentrifying areas. Manhattan rents on the other hand fell just slightly.

City Approves $3 Million Streetscaping Plan for Downtown Brooklyn Cultural District

The city has officially approved a $3 million streetscaping plan as part of the overall plan to create a cultural district on the border of downtown Brooklyn and Fort Greene, according to Crain’s New York. The plan, which will transform public spaces along several streets including Fulton Street, Ashland Place, Lafayette Avenue, will include ripping up the existing sidewalks and replacing them with dark stone slabs embedded with a sprinkling of lights. There will also be new seating and landscaping along a number of blocks north of Atlantic Avenue where patrons of popular institutions like the Brooklyn Academy of Music and BRIC arts and media gather. The idea is to turn that area into a cultural epicenter in Brooklyn, much like Lincoln Center in Manhattan, but comprised of several independent entities.

The property hit the market back in March for $7.3 million, and while the interiors were admired by many, the ask made more than a few jaw drops. The Heights: One of Brooklyn’s Most Talked About Condominiums is Sold Out

The Heights is sold out! According to city records, the penthouse, and last available unit of the Brooklyn Heights condominium, has officially sold for $4.95 million. This extraordinary apartment at 30 Henry Street, listed by Corcoran Group's Deborah Rieders, touts one of the most expensive prices in Brooklyn, at approximately $1,730 per square foot. Getting a glimpse into this apartment is like trying to spot a rare bird, but from what we’ve gleaned, it’s pretty splendid. The luxury building replaced the home of the Brooklyn Daily Eagle, and has been the subject of a lot of speculation from the day the filings were discovered. At one point it was rumored that BKSK Architects was planning for the building to have a waterfall! From what we can see, it appears the waterfall ultimately became a fountain in the courtyard but hey, what’s a legend if not the subject of grandeur?

Kirkman Lofts at 37 Bridge Street in DUMBO: Worth Getting on a Soapbox About

In 1915, when this classic factory building was commissioned by the Kirkman & Son Soap Company in a gritty industrial section of Brooklyn, it’s doubtful anyone could have envisioned its reincarnation as a high-end luxury condominium with its locale now fashionably referred to as DUMBO. Quite frankly, with its simple brick façade, one still might be hard-pressed to equate the 7-story brick building at 37 Bridge Street with any kind of residential grandeur — but you know what they say about judging a book by its cover.

Considering GFI Capital Resources' recent acquisition of several Bond Street parcels at the corner of Schermerhorn Street, downtown Brooklyn continues to be ripe for development in the vicinity of the Barclays Center. According to sources close to the deal, hotel developer Allen Gross, president and CEO of GFI, may be looking to bring Ace Hotel’s unique brand of lodging to the location, joining a growing list of hotels already planned for the area.

Hilarious Infographic of Manhattan Stereotypes is Spot-On

Every NYC neighborhood has its archetype, and this infographic by Apartment List perfectly depicts every Manhattan nabe to a tee. While you'll of course find the obvious characterizations like the Goldman Sachs associate who galavants around the Upper East Side, hilarious insights like what Chelsea residents do for fun ("People watching at the High Line, eating a popsicle") will give you a giggle. The infographic also provides useful info like the average cost of one- and two-bedroom apartments, as well as how much cash you can save by sharing — all in terms any New Yorker can understand (ex. in Tribeca you can pocket $1,548/month; a.k.a. 19 pairs of Lullemon pants). And though Apartment List's creation just depicts Manhattan 'hoods right now, given the easy target that lies just across the East River, we're keeping our eyes peeled for their take on Brooklyn.

In 2025, the market remained resilient, with long-anticipated projects hitting major milestones, from the sales launch at the Flatiron Building to the reopening of the Waldorf Astoria. Downtown Manhattan dominated this year, with several buildings in the running for record-breaking sales, including the potential first nine-figure deal below 14th Street at 80 Clarkson Street. While the skyline is always evolving, the mark of Robert A.M. Stern, who died this year at 86, is ever-present, with two limestone-clad towers on this year's list that serve as tributes to classic New York. 6sqft has narrowed our picks down to 14 of the most notable residential projects of the year. With just two weeks left in office, Mayor Eric Adams has appointed four new members to the city’s Rent Guidelines Board, in an effort to block Mayor-elect Zohran Mamdani’s push for a rent freeze. With these appointments and reappointments, Adams' allies now hold a majority on the nine-member board, which sets rent increases for the city’s one million rent-stabilized apartments.

Ricky Martin sells Upper East Side apartment for $6.15M

Ricky Martin has sold his Upper East Side apartment for $6.15 million after eight years on and off the market. As first reported by the New York Post, the Latin music icon parted ways with his four-bedroom, four-and-a-half-bathroom residence at 170 East End Avenue in Yorkville. Martin purchased the home in 2012 for $5.9 million and first listed it in 2017 for $8.4 million.

New Yorkers borrowed these library books the most in 2025

These are the books New Yorkers couldn't get enough of in 2025. The city's three public library systems—the New York Public Library, Brooklyn Public Library, and Queens Public Library—have released their annual lists of most borrowed books. Across all three systems, "James" by Percival Everett was the most checked out title, followed by "The God of the Woods" by Liz Moore and "Onyx Storm" by Rebecca Yarros.

Whole Foods to open first Queens location in Ridgewood

Queens is set to get its first-ever Whole Foods, as the popular grocery chain signed a lease in Ridgewood this week. As first reported by Crain's, the Amazon-owned supermarket on Wednesday signed a 15-year deal for 28,000 square feet inside the former Beaux-Arts bank building at 55-60 Myrtle Avenue. The grocery store will take over a space previously occupied by Rite Aid, which filed for bankruptcy for the second time in May.

Here are NYC’s most dangerous intersections

There are nearly 120 intersections across New York City where five or more New Yorkers have been killed or seriously injured over the last three years, new data shows. The map, released on Tuesday by Transportation Alternatives, highlights these high-risk intersections across the five boroughs, where nearly three million pedestrians live within a half-mile of at least one. Street safety advocates are calling on the City Council to pass a bill requiring universal daylighting at every intersection—a measure introduced more than a year ago but not yet brought to a vote.

World’s largest menorah returns to Central Park for Hanukkah

The world’s largest menorah was lifted into place near Central Park on Wednesday, ahead of the start of Hanukkah. At the corner of Fifth Avenue and 59th Street, across from the Plaza Hotel, the 36-foot-tall menorah will be lit nightly from December 14 to 21 as part of the Jewish Festival of Lights. Each evening, the Lubavitch Youth Organization will host a lighting ceremony, complete with live music, dancing, and classic Hanukkah treats like donuts and chocolate gelt.
