$4.4M for Turnkey Updates and Designer Flair in an Historic Brooklyn Heights Townhouse

New Initiative Rethinks Lower Manhattan Streetscape to Clear Tourists and Congestion

If you've ever attempted to go shopping at Century 21 on a weekend or take a selfie with the Charging Bull, you know very well the perils of tourist-laden lower Manhattan. The confusing street layout, lack of open gathering spaces, and non-pedestrian-and-cyclist-friendly thoroughfares make the historic neighborhood a bit of a jumble, especially as it's currently undergoing a huge development boom and both residential population and tourism have more than doubled since September 11th. But a new initiative called Make Way for Lower Manhattan hopes to change all this. As DNAinfo reports, the plan's goal is to "highlight tourist areas, like the Seaport, the 9/11 Memorial, The Battery, Wall Street, and connect the dots better for tourists — giving them a means to find their way, stay and spend money without completely congesting the neighborhood." The group presented at this week's Community Board 1 meeting, unveiling ideas like creating a more accessible entrance to the Brooklyn Bridge that also connects people to the nearby South Street Seaport and moving the bull across from the New York Stock Exchange, its original home and much less congested site.

98 Percent of Manhattan Rentals Are Occupied, Rents Keep Rising Everywhere

Looking to change apartments? Well apparently so is everyone else in the city as they get slammed with rent hikes. According to Douglas Elliman's latest rental report prepared by real estate guru Jonathan Miller, there was an 85.1 percent increase in new leases signed last month with units lingering on the market an average of only 41 days before being scooped up by a new tenant. Landlord concessions have also pretty much disappeared, they report, and the city's vacancy was a mere 1.65 percent in May. The takeaway: Even in the face of insane, and ever-rising rents—we're now talking a median $3,380 in the city (up for the 15th consecutive month)—Manhattan's is still full of crazy people (including us) willing to pour their paychecks into one-bedroom apartments with no views. Brooklyn, of course, was no better, with median rents also climbing to $2,961.

Trolley Map from the 1930s Shows How Easy It Was to Get Around Brooklyn

Long before there was a subway packed full of angry crowds and unidentifiable organisms, New Yorkers in Brooklyn enjoyed above-ground commutes serviced by a streetcar system. This map posted recently by a Redditor is a blast from the past, showing just how complete and comprehensive this network was. In fact, by 1930, nearly 1,800 trolleys were traveling along the streets of BK from Greenpoint to Gowanus to Bay Ridge and beyond. Though the system proved to be profitable (yes, NYC once ran a transit system that actually made them money), the streetcars were eventually forced out of the city by none other than the auto industry.

Cobble Hill Townhouse Sets Record for Most Expensive Home Sale in Brooklyn at $15.5M

You know the real estate market is getting shaken up when Brooklynites are abandoning their beloved borough for the cheaper island of Manhattan. And today's record breaker just goes to show how hot Brooklyn is right now. The Daily News reports that the super-modernized Cobble Hill carriage house at 177 Pacific Street sold for $15.5 million, setting the record for most expensive home sale ever in the borough. The four-story, six-bedroom house takes the top spot from Truman Capote's former home at 70 Willow Street in Brooklyn Heights, which sold in 2012 for $12.5 million.

$13M Tudor Revival Mansion on Lake George Has Historic Connection to Brooklyn

Lake George, New York is about a four-and-a-half-hour drive from Brooklyn, but this stunning upstate mansion has an interesting connection to the borough. Known as Wikiosco, which means "home on beautiful waters" in Algonquin, the Tudor Revival-style residence was built in 1895 for Royal C. Peabody, founder of Brooklyn Con Edison. Brooklyn has long been thought of the place to find great deals, but increasing interest in the borough has also brought with it an increase prices across the board. A story published today by the Times takes a look at the shift back to Manhattan as the "better value" for buyers and renters. The Multi-Million Dollar Real Estate of Brooklyn’s… Gravesend?

Staten Island’s Revival Offers Brooklyn Cool Alongside $600,000 Six-Bedroom Homes

It's only a matter of time before Staten Island gets pinned as the next Brooklyn. As new developments pop up along the northern tip, the oft-forgotten borough is seeing the tides turn in its favor. Today the Times ran a piece on some of the biggest projects coming to the island, and unlike those popping up in Manhattan, this bunch is far more focused on livability and community building. Moreover, with rooftop beehives, shared vegetable gardens, small-batch espresso, pet spas, artisanal shops shilling specialty olive oils, and cheese caves in the pipeline, Staten Island is also starting to sound a lot like some of the city's most hipster-run areas. In fact, in casting its net for local testimonials, the Times was able to find Ridgewood and Bushwick refugees that have already high-tailed it southwest. And it's no wonder, with real estate being offered at just a fraction of the price—one couple in the story closed on a house with "numerous porches and six bedrooms, for $620,000"—it's only a matter of time before we turn to our significant others and say, "Let's move to Staten Island!"

East Harlem: From Manhattan’s First Little Italy to El Barrio to a Neighborhood on the Cusp of Gentrification

A lot of attention is paid to West Harlem, or what many people traditionally consider THE Harlem, thanks to its rich history rooted in places like the Apollo and up-and-coming hot spots like the Studio Museum in Harlem and Marcus Samuelson's renowned restaurant, the Red Rooster. But east of Fifth Avenue, there's a history just as deep, and the neighborhood is at that fragile stage where it could easily be thrust into a wave of gentrification at any time. Defined as the area bound by Fifth Avenue and First Avenue from 96th to 125th Streets, East Harlem is commonly known as Spanish Harlem, or El Barrio by locals. What many people unfamiliar with the neighborhood don't know, though, is that this area got its start as Manhattan's first Little Italy. And if you're the type of New Yorker who doesn't venture above 86th Street, you're likely unaware of the slew of new developments sprouting up in East Harlem thanks to a 2003 57-block rezoning.
