The cost of living in New York City is higher than ever, with median asking rent in Manhattan up 8.3 percent to $5,375/month in the third quarter compared to last year, according to a new Realtor.com report. And it’s not much better in once-affordable outer boroughs like Brooklyn and Queens, which saw median rents rise to $4,197/month and $3,744/month, respectively, during the same period. With rents showing no sign of slowing down, some New Yorkers are discovering New Rochelle, “the city outside of the city.” When it comes to housing, The Alary, a 28-story luxury rental building downtown, offers an attractive alternative for those seeking condo-quality apartments, high-end amenities, and an easy commute to Midtown, all within a diverse, walkable area with a cultural scene.

Located at 33 Westchester Place in downtown New Rochelle, The Alary is part of Allstate Ventures’ three-tower residential development, Westchester Place. The development sits less than a 10-minute walk from New Rochelle’s Metro-North station, which provides service to Grand Central in about 35 minutes. New Rochelle is also a stop on Amtrak’s Northeast Regional line.

Following a 2015 rezoning, New Rochelle has seen a significant development boom, adding housing at more than double the rate of the country between 2017 and 2021. As a result, new restaurants, cafes, galleries, performance spaces, and other businesses have opened downtown.

New Rochelle is also home to 300 acres of parkland, miles of coastline (including two public beaches), and several nature preserves and hiking trails.

Designed by NYC-based Fogarty Finger Architects, the tower is clad in white terra cotta with bronze accents. The Alary offers 315 studio, one-, and two-bedroom residences, all with nine-foot ceilings, designer finishes, Fisher & Paykel and Beko kitchen appliances, spa-like baths, and custom-built closets.

Apartments have floor-to-ceiling windows, keyless entry, and sweeping views of the city and Long Island Sound. Penthouse residences feature upgraded finishes and even taller ceilings.

The Alary’s amenity collection rivals that of any New York City luxury building, with perks for every preference. A fitness center features private training rooms, a yoga studio, and top-of-the-line equipment.

For those work-from-home days, the building has well-designed co-working spaces with rooms for both private and collaborative work, as well as a coffee bar.

For recreation and entertainment, there’s a game room with a wet bar, a sports simulator, a playroom for kids, and a sky lounge with a full-service bar. On the 28th floor, the landscaped rooftop has a resort-like pool, outdoor kitchens, fire pits, an outdoor cinema, and a dog park.

Residents also enjoy conveniences like 24/7 concierge services, valet parking, and an app for maintenance requests and rent payments.

Rents at The Alary start at $2,500/month for studios. The building is 70 percent leased, and immediate occupancy is available.
