Live above the nation’s first hip hop museum in the Bronx, from $465/month

A housing lottery opened this week for 432 mixed-income units at Mott Haven’s major waterfront project, Bronx Point. Located at 575 Exterior Street, Bronx Point is a 22-story mixed-use development with over 1,000 apartments, retail space, and the country’s first permanent museum dedicated to hip hop. New Yorkers earning 30, 50, 80, and 120 percent of the area median income, or between $18,515 annually for a single person and $198,600 for a household of seven, can apply for the apartments, priced from $465/month studios to $3,332/month three bedrooms.

Developed by L+M Development Partners, Type A Projects, Bronx Works, and the city of New York in a public-private partnership, the 22-story mixed-use development spans roughly 530,000 square feet and brings over 1,000 units of affordable housing, community facilities, retail, and public open space to the Harlem River waterfront.

The development, designed by S9 Architects, includes the Universal Hip Hop Museum, which topped off in May 2022 and is expected to open to the public in 2024. The UHHM is the first museum of its kind in the country and serves as a “living document” that chronicles the history of hip hop in the borough where it all began 50 years ago.

Bronx Point residents have access to on-site laundry, a gym, a community center, outdoor space, a children’s playroom, a 24-hour attended lobby, and an outdoor terrace.

The development also includes a publicly-accessible open space along the Harlem River designed by Marvel Architects and Abel Bainnson Butz, as 6sqft previously reported. The waterfront area has space for recreation, seating, publicly accessible bathrooms, and a connection to Mill Pond Park.

“The opening of the affordable housing lottery for Bronx Point brings us one step closer to welcoming families to this long-awaited, transformative development,” Josue Sanchez, senior director at L +M Development Partners, said in a statement.

“Bronx Point is a first-class community-based housing development that brings some incredible amenities to the neighborhood – a new park and esplanade along the Harlem River waterfront, the future home of the world’s premier hip hop museum, dynamic retail spaces, and an educational early childhood center.”

Construction on the project broke ground in January 2021 shortly after the development team secured $349 million in financing. The work is being completed in two phases, with the first being the launch of the affordable housing lottery and three acres of open space. The second phase includes the remaining apartments and the retail and community spaces.

Qualifying New Yorkers can apply for the apartments until June 30, 2023. Preference for 50 percent of the units will be given to residents of Bronx Community District 4.
