Foundation work continues apace on Friedland Properties‘ and Rose Associates‘ upcoming 72-unit apartment tower at the southeast corner of Broadway and East 80th Street. Tentatively addressed as 2230 Broadway, the building will rise 18 stories and 227 feet to its rooftop stair bulkhead. This stretch of Broadway on the Upper West Side enforces a 210-foot height cap (to its highest occupiable floor) to keep new developments in scale with their surrounding historic context. According to building permits, Stephen B. Jacobs Group are the architects. Evidently, the project has gone through several iterations of design, but it seems the team has settled on this recently posted conservative red brick building with a light stone base and cornice lines. The new rendering is also in line with DOB filings and an elevation posted at the construction site.
Excavators will dig down nearly 50 feet through Manhattan bedrock to provide two high-ceilinged retail cellar levels. The project will provide approximately 22,231 square feet of retail space along its three lower levels, and a marketing page has gone up to handle leasing. Above, floors 3-13 will contain five apartments each, and floors 14-18, three apartments. According to the DOB, the amenity package will include an on-site super, tenants’ storage, bike parking, mail room, fitness center, lounge, children’s playroom, and a teen room.
While it has not been announced whether the building will be rentals or condos, Rose Associates specializes in new development rentals and teamed up with Friedland in developing the Larstrand nearby on 77th Street where rents range from $6,250 for a one-bedroom to $12,275 for a three bedroom.
