See the Flatiron Building’s first publicly listed apartments

As condos at the iconic Flatiron Building continue to be snapped up off-market, new details emerged this week about the first publicly listed apartments at the landmarked tower. The 22-story Fifth Avenue building is currently being converted from offices to 38 condominiums, with many units entering contract without being publicly advertised. This week, though, two four-bedroom apartments hit the market: a south-facing unit for $16 million and another north-facing for $18.9 million.

The Brodsky Organization and the Sorgente Group, along with the architects at SLCE, are leading the transformation of the Flatiron Building, which is expected to wrap up this fall. The project involves replacing all 1,000 of the building’s windows, restoring thousands of terra-cotta fixtures that were individually reinstalled by hand, and repairing the six-foot-tall cornice, as 6sqft reported.

William Sofield, founder of Studio Sofield, is designing the residences and the amenity spaces. Late last year, we got a first look at the residential interiors, which reveal white oak parquet flooring, arched windows, sprawling great rooms, and exposed steel.

This week, Unit 11 South, a four-bedroom, four-bath home, hit the market for $16 million, becoming the first publicly marketed home in the building. Followed by Unit 6 North, a four-bedroom, four-and-a-half-bath home, which also listed this week, asking $18.9 million.

According to the listing, 11 South occupies two corners of the building, offering south, east, and west exposures. The residence spans just over 3,800 square feet and boasts a great room that measures 58 feet by 21 feet. Custom-curved glass windows “frame views of cast-iron loft buildings that line Fifth Avenue Ladies’ Mile Historic District.”

A private entry vestibule with direct elevator leads to the unit. Inside, there’s a kitchen from Poliform, with metal flush-panel cabinetry and Gaggenau appliances.

The primary suite benefits from southeastern exposures, with light streaming in through the custom-curved windows. The space includes a windowed walk-in closet, a separate dressing room with floor-to-ceiling closets, and a primary bath with a custom-designed soaking tub, separate vanities, and a private water closet.

All residences in the building will feature Ketra, an ultra-premium lighting system from Lutron that provides adjustable light brightness and circadian rhythm programming.

Taking up the lower levels, amenities include a wellness center with a gym and training area, a sports simulator and lounge, a 60-foot lap pool, and a cold plunge with an adjacent sauna. Private storage and wine cellars will also be available for purchase.

Corcoran Sunshine Marketing Group is leading sales at the Flatiron Building. According to CityRealty, units already in contract include a $19.5 million four-bedroom and a three-bedroom home priced at $11 million.

As 6sqft previously reported, the offering plan detailed a $48 million five-bedroom on the 20th floor that measures about 7,400 square feet and has an enormous great room measuring nearly 77 feet long. A $50 million five-bedroom on the 21st floor is about the same size but comes with a 33-square-foot terrace.

The price is unknown for the building’s penthouse, but it will have four bedrooms, a wraparound terrace that measures over 3,200 square feet, and a lower-level accessory space.
